In our experience as local Austinites, most renters who seek houses like ours want to spend most of the time playing around our beautiful city having fun with framily, But on the off-note, we offer a full kitchen & all other household norms to just chill!

Special september pricing for one more weekend rental, then back to 700 per night! Yes, we have 8 bed, beds and One nice Pull-out Sofa bed with memory foam topper, one living room fold out futon and 2 double high premium inflatable mattresses! Whether you are planning a trip for your bachelor or bachelorette party, a large family trip, or a big group of friends, we know how expensive and difficult it can be to find lodging for a large group of people close enough to Downtown Austin! Look no further, as your group of up to 10 will love this amazing 2 story Treehouse duplex(Side B), which has ~1300 square foot of indoor space in addition to over 800 square foot balcony/patio decks with great panoramic views of downtown and 1000 sqft of large group oriented front and back yards. Yes, There are 26 chairs outside at time of writing and more than enough space to spread your group out so you don't have to feel cooked up inside.
We do not have all updated pictures of it with us as we are currently working on our other AirBnb properties in Mexico and small upgrades are made every daye. (check out our listings under my profile – our Cosa Maya beachfront home was featured on HGTV’s beachfront bargain hunter and we won!).
* With that said, we are offering a discounted rate for those who complete bookings of 2 or more nights as consideration for the ambiguity of the current pictures, but when we return and prepare to upload new pictures, the standard rates will apply of apprx $850/night

This beautiful "Treehouse" has a massive 80 years old Elm Tree growing up next to the front door on the patio as you walk inside, and outside the door of the balcony upstairs as you walk outside! Whether you’re on the top or bottom decks, you won’t want to miss one of Austin’s amazing sunset as we face west and the orange sun hits the redwood stained decks and feel great!
The entire place is currently being refurnished and remodeled, so you’ll be one of the first guests to experience some of its newer upgrades.
We know the pictures can be unclear, but hopefully the descriptions below gives you a better idea of the main items you can expect when you check in:
*Kitchen - fully stocked with silverware, plates, cups, pots, pans, blender, Large Refrigerator, electric Stove/Oven, Microwave, Dishwasher
*Living Room - 2 large couches, watch Netflix, hulu or any other “smart” tv apps on our 52 inch flatscreen and Roku just above the fireplace, play movies or music on the surround sound speakers via an easy auxiliary cord.
*Master Bedroom – Queen bed/trundle bunk bed with two twins, dresser space, large desk (if you feel the need to be working ;) and entrance to top balcony
*Second Bedroom - 2 bunkbeds (4 doubles), A 32 inch flatscreen with a digital receiver and a dresser with a fairly large closet for most everyone's gear.
*Bathrooms - Our current 1.5 bath scenario will ideally be a full "2" by the end of winter.
*Top Balcony (front) - a city facing bartop with many barstools.
*Bottom Patio and front yard (front) - 2 tables with chairs that can seat up to 8 people.
*Backyard - Walk out the back door and on the patio is a large table that seats 5. Many other seating options hanging around for your leisure. A fire pit and BBQ pit are also here. Over 50 bags of organic and cedar mulch and hundreds of pavers make up the layout of the backyard with solar mood lighting at night. A storage shed in the corner of the yard is currently being used during the remodel/upgrades.

We rent, live and lease either side of the duplex depending on our schedules. Expect some storage and closets to be locked with household and personal items stowed away. This is an actual house, not just a rental.
We have worked DT and walked and biked to it many times, its a $5 uber ride- So close!
Save on parking Downtown by getting an uber/Lyft/Fare/Ride/Rideshare!
You get the whole 1300 sqft of house, 800 sqft of decks and most of the front and back yards of Side B.
Some necessary household items may be stored in the yards. We live here when we're in austin too.
We strongly recommend spreading your group out over the house as it will feel tight if everyone is trying to be in one area at once.
We had an amazing ACL weekend here with my friends and I last year (in the pics). There were 11 of us and we had a surprisingly great time while staying at the house. This is where the rental idea came from as the location is perfect for so many of austins festivities. The group of us worked really well as we were all separately back and forth throughout the days, here and there in the house and patios, and just in general kind of out of each other’s hair. Everyone was neat with their trash and belongings and it just worked. It will feel tight if everyone wants to be in the same area at once, so take your beer to the back yard seating, or the upstairs patio, maybe the downstairs patio or the front yard seating- there are many options to make it work.
This was before we had all the beds too, It kind of reminded me of an article I read about the way AirBnb was founded,
"All the hotel rooms were overpriced and booked and Brian Chesky and Joe Gebbia saw an opportunity. They bought a few airbeds and quickly put up a site called “Air Bed and Breakfast.” The idea was to offer visitors a place to sleep and breakfast in the morning. They charged $80 each a night. The idea succeeded and the first Airbnb guests were born: a 30-year-old Indian man, a 35-year-old woman from Boston and a 45-year-old father of four from Utah sleeping on their floor."
Now they're a multi billion dollar company!
Interaction with guests
You decide what works best for you and your group, as we can interact with our guests as much or as little as they prefer. We are always available to answer questions via email, text, or phone, and we do enjoy meeting many of our guests. However, we are also very respectful, and allow our guests to determine how much interaction they would like to have.
Note: We have worked all over Downtown Austin for 10+ years and so feel free to contact us if you’d like any recommendations or have any questions! We have connections at many bars for special requests.

Pictures and house are in a constant state of change with our remodels!
We'll make sure you're aware of all new furnishings as they come!
The remodel should be 90% complete by end of august, but other things will be ongoing and take longer.

** BACHELOR OR BACHELORETTE PARTIES – yes we do we allow it and we encourage you to let us know as we may be able to provide additional accommodations, or discounts on bottle services and the like all over downtown!!
** 3 night minimum stay may be required for weekends during high season; 4 or 5 night minimum stay may be required during events and event rates may apply.
* Check in/out times are somewhat flexible in at 3 out at 12.
* Parking- there is space for 2 cars in the driveway and additional cars may be parked on the street. NOT in lot across the street
* We rent, live and lease both sides of the duplex depending on our schedules. Depending when your stay is, you might expect some storage and closets to be locked with household and personal items stowed away, and some necessary household items may be stored.
We want all our guests to look forward to their stay and our number one priority is the complete satisfaction of all our guests the moment they check in until they leave!
