Wide and panoramic terrace overlooking 180° of Mediterranean sea, exposed to a delicious sea breeze, and 180° of Mountain (1252 meters). Equipped with sunbeds, table and chairs, barbecue, big umbrella and amazing 25meters pool! The private garden multi-area fully equipped is the favourite area of our guest. Relaxing breakfasts, tasty lunch, big BBQ ad night with the local seafood. The position to have it also as headquarters for daily visits is incredible. Conveniently near the train line half-way between Rome and Naples. It is about 60 minutes by express train to either city, making it a perfect base for day trips. Dozens of sites (medieval towns, islands, historic sits, nature) to visits in 20minutes by car. The position is also locally strategic… The beach 2 minutes away, the town centre at 3,7km… Hundreds of interesting sites to explore, visit and taste in just 20 minutes…

Renting a villa under the Tuscan sun has become big business in Italy’s rolling north country. So big that the lovely family in the villa next door is as likely to be from London, Munich or Tokyo as to have lived in the Umbrian hills for generations. For those who like their Italy a bit more Italian, the southern half of the boot holds many treasures, and few of them have been discovered, far less overrun by tourists. One such marvel is Formia, Gaeta and Minturno, small, ancient towns on its own Gulf in the Mediterranean, sitting conveniently near the train line half-way between Rome and Naples. It is about 60 minutes by express train to either city, making it a perfect base for day trips. What it also offers are enough ancient ruins, medieval alleyways and old churches to keep any visitor enthralled for weeks, without so much as a glance at the tourist-clogged cities to the north and south. We rented this villa with friends for eight days at the end of March 2017. Everything was good, we liked a lot welcoming attitude of Italy Home xp staff. The location is very convenient with th beach nearby. Supermarkets are nearby, private parking. In general, we all enjoyed it.
Beautiful villa in a very nice atmosphere, spacious and comfortable, I had a great time with my buddies, it's very close to the beach and that was an advantage, Formia and Gaeta are beautiful and i can recommended for tourism. Thanks to the host for his help all the time we need it
The villa is located in a remote area. However, this does not exclude the presence of loud noises disturbing sleep. Permanent night dogs barking and whining cats very disappointed. Just inside the villa are always present cats in an amount of up to 5 pieces. Two cats live permanently and beg for food, fighting with other cats coming. Cookware demanded find normal pots and pans, most damaged Teflon coating. Plates normal and in sufficient quantity. The view from the terrace is excellent! Grill on the terrace was not cleaned, disappointed. Fireplace in the house was also not cleaned. Noise insulation in the rooms to put it mildly weak - in the farthest room with the door closed is clearly audible as the gas is ignited ELECTRONIC. Be alert - in the contract limit the amount paid for electricity. We did not pay attention and were as a result of a smaller security deposit - upset. The whole villa is a stretch of two points out of five.
Great spot to stay on the hill side in Formia.
It was our first time in this area and we, two couples stayed from Sept 2 - 17, 2016 in this villa while touring the area as well as taking the train to Rome, Naples and Pompeii. It was a good location to stay, to be able to get to see a lot of the southern part of Italy. We needed our rental car but found using the train for further distances or going into larger cities was perfect. We enjoyed our time on the upper patio as you could see the ocean and sometimes even see the islands on clear days.
We meet the owner and her son one day while she came by to check the pool and do the watering for the garden. We enjoyed our visit and got to know more about the area and were able to talk to them about the two resident cats. The cats were very friendly and my husband enjoyed feeding them during our stay.
We had a great vacation and are glad we had the chance to stay at this very clean, comfortable villa with air conditioning as it was very hot during our stay.
We had a wonderful stay in this spectacular villa.
Upon arrival we received the best treatment, the staff was lovely and helpful, They even help us with the directions and local information of what to do.
I really can't believe the review below, We stayed in the same villa and everything worked perfectly, fast internet connection, total comfort, all the amenities that we may need, and I can't forget dinners looking at the sunset, unforgettable!!

It was totally wordless!!!
Poorly maintained with lots of safety issues
upon arrival at the property the door frame collapsed nearly injuring my son, I raised this issue with the maintenance staff but no action was taken, the shower door was handing off so the bathroom was constantly flooded again no action taken by staff, several other door frames were loose so I had to remove them so they would fall off, the shed door in the garden collapsed nearly injuring my wife, several cabinets were loose off the wall waiting to fall off, the fridge did not work properly, there as no kettle provided , and to top it all the landlord never refunded our deposit for bedding and linen , to be honest we were all just glad to get away from the awful property
The house in a strategic position to explore the best Roman sites in the world, the sea, medieval towns on the sea, visit the amazing Pontine Islands and more!
You can organize daily visits to Rome and Naples/Pompei (just 1 hour away by train; to go to Rome its recommended use the daily ticket “Birg” (14E) for all the public transports including trains and come back for the sunset on the quite Gulf of Gaeta away from the city confusion.
Within 15km you have lots of charm medieval towns, with small handicraft shops, old restaurants to taste local flavours... Gaeta, Sperlonga, Formia, Itri, Bassiano, Cassino, Sora, IsolaLiri ...
Dozens of local seafood restaurants that prepares the local fishes according to the local tradition.
Dozens of Roman sites that you can find on walking tracks along the sea in the Natural Reserves of Gianola (Formia) and Monte Orlando (Gaeta) at just 5 minutes.

- Learning Farm for Kids and horse riding at the Gianola Natural Reserve;
- Kite surfing and wind surfing (just down the beach there is a N.1 spot!);
- Surfing. Sant'Agostino beach in Gaeta and Sperlonga are some of the best spots of Southern Italy;
- Climbing. One of the best spot in the Lazio area for all levels with an amazing view is in Sant’Agostino beach. But there is also the Montagna Spaccata to climb that is amazing too!
