Your private ocean view villa awaits you with a private pool, outdoor Cabana, outdoor living room and breathtaking sunsets. Enjoy in home massages, waking up to breakfast ready on the table or dinner prepared by a local chef. Relax in the outdoor Cabana with a cold drink and the spectacular views. Depending on the time of year you can view the sunset from the pool, indoor living room or outdoor terrace. This dream villa is perfect for relaxing by the pool with a book or enjoying your own music with our bluetooth sound bar. Come relax and escape the noise of town by the pool and enjoy breathtaking sunsets after a long day of surfing, hiking or excursions. The villa features a modern designed pool with an outdoor shower and multilple places to relax. There are 2 pool tanning floaties for those who love to get some sun! Enjoy relaxing evenings watching the stars from the pool or with a movie from the smart tv. All bedrooms have ensuite bathrooms, luxurious bedding, AC and hot water. The living areas have oversized couches with imported upholstery from Italy.

This villa is perfectly located just North of town and just south of the most popular surf beaches Playa Maderas and Marsella. The house is situated just enough out of town to escape the noise and hustle and bustle of town and close enough to enjoy all that the town has to offer. Enjoy relaxing evenings with one of NIcaragua's famous sunsets and an in home cooked meal cooked by one of the local chefs. Casa Coni is perfect for romantic couples, small groups and small families. Concierge services are available including in home dining, transportation, in Home massages and excursions. The fridge can be fully stocked upon request for a small fee. Sugey can provide breakfast each morning. She cooks a delicious Nicaraguan style breakfast! Better than any Nicaraguan breakfast in town. The fee is $10 per day plus the cost of groceries. The groceries usually run around $1.5-$2 per person per day depending on exactly what she cooks.

The home was designed by the owner and her architect from Managua. The wood furniture, kitchen and lights were also designed by the owner and made by local artisans. The upholstery was hand sewn by a local seamstress. The tile border around the pool, outdoor shower and stairs was designed by the owner and handmade by the local artisans in Granada. The owners built the home with wanting to provide jobs to the locals and to give back.

A portion of your rental will be donated to the girls home, a orphanage in Granada. We hope that your experience at Villa Coni will be unique, relaxing, luxurious and memorable.

THE NEIGHBORHOOD

Cas Coni is located in a gated community with 24 hour security. The neighborhood El Encanto Del Sur is up the hill overlooking Nacascolo Bay. It is the first bay north of SJDS bay. Access to the front gate is accessible directly from the Chocolata Road. Driving Directions, assistance in car rentals and transfers can be provided.

CLEANING

Sugey will arrive at the house around 9am to do a light cleaning of the house daily. If your stay is 6 nights or longer, a total house cleaning and change of the bedding will be provided by Sugey and our part time cleaner at 10:30am every 4-6 days. Clean towels are provided every 3 days. If you need the beach towels washed please let Sugey know as there is only 1 set. If you need clean bath towels or bed sheets during your stay on unscheduled cleaning days please let Sugey or I know and they will be provided. We ask our guests to please clean their dishes after use if they are cooking themselves.

Manuel comes to do the gardening, pool cleaning and home maintenance daily. He usually works early mornings.

Both Sugey and Manuel are off on all holidays and Sundays.

There is a washing machine in the house for use by employees only. Sugey provides laundry services for $5 a load.

WATER

The water in the home is filtered and is drinkable. There are two 5 gallon water jugs in the pantry that can be filled at any of the pulperias or at the Pali if you prefer.

HOUSE RULES:

*Treat the home as if it was your own

*No smoking in the house or on the property

*Any damages or breakages will be charged

*Anything taken from the house will be charged

*No parties

*No visitors or unregistered guests are allowed on the premises without prior consent

*All registered visitors are required to submit a government photo ID

*House must be locked when sleeping and when away from the house.

Other Notes:

For extra security, we have a video camera at the entrance and parking and one at the entrance point of 2 of the bedrooms separated from the main house. If you would like those turned off during your stay please let us know and we are happy to turn them off.

Electricity:

35 kWH of electricity per rented day is included in the rental. Normal usage including usage of the AC units in the bedrooms is between 20-30 kwHper day. Any usage above 35kwh will be charged $.40 per kwH. Electricity is very expensive in Nicaragua. Being conscious about electricity usage allows us to keep the rental rates where they are at.

*The house unfortunately does not have accommodations for infants.

*While this little community continues to grow there is some construction going on in the neighborhood and around town. Pricing is reflected during this time.

*There are electricity outages from time to time in San Juan Del Sur as the town is working on strengthening the infrastructure.

*The host is not responsible for loss, theft, damage or personal injury outside of VRBOs policy.

Absolutely Loved this place!

We loved the style of the house as well as the location! Sunset was gorgeous every evening! Elena answered all questions promptly. We had someone come and cook for us and it was delicious and reasonably priced as well!

Would def recommend and stay again!

Beautiful property

The house is wonderful. There are 3 huge rooms with independent bathrooms, the swimming pool is cleaned every day, the sunset view is better than what you'd get on a postcard, the wind cools you off during the hot sunny days, you have access to everything you need (towels, sunbathing matresses, coffee machine, blender...), the house manager is super friendly and helpful...basically it's paradise. Few problems we have encountered;

1) because the dirt roads are narrow and steep to get there, you are not walking distance from downtown and you should plan to rent a car as the taxis charge an average of $10 for a 1-way trip during the day or $20 for that same trip at night.

2) because it is a developing sector, there is currently construction all around the house so you may get woken up by the workers

3) Over a 2 week period, we had 3 full nights without electricity (no light/internet/fan/air con) and 2 mornings without water. The rooms are designed for air con use so it gets really hot and it's impossible to sleep indoors when there's a power shortage.

Lastly, despite the fact that the cleaning staff does an amazing job, the fact that they have variable schedule and sometimes stay all day sometimes felt like an invasion to our privacy.

Overall, i would book again if there was an alternative power source to compensate for the power shortages!

Owner's Response: We are so happy to hear you enjoyed your stay at Casa Coni! We appreciate your business and your feedback! We are sorry that the power was out for a few hours during a couple of the nights. It is rare that the power goes out that often. Nicaragua is very much a developing country and there are power surges from time to time or a fallen tree on a power line from strong winds or animals that cause the electricity to go out. We do have battery operated lanterns, flashlights and a back up battery to charge a cell phone for use at the house. The home was designed so you have the pleasure to sleep with or without A/C. All of the bedrooms have screens on the sliding glass doors and you are able to sleep with the doors open and enjoy the natural breeze if you prefer. We prefer to sleep with use of the screen doors and the natural breezes. We unfortunately do not have an electric backup system like a hotel would. We are looking into having backup batteries for some floor fans. We do have a backup water supply system in place that is easily able to be turned on if the water goes out and it happens to be off. Depending on the number of guests and the use of the house during a guests stay, Sugey does need to keep up with the tidiness of the house. Guests are able to choose if they want to have daily cleaning or if they prefer to have tidying up every 2-3 days. We do a complete change over of the house every 4-6 days depending on when the guests prefer. We do offer these options to every guest. I would recommend choosing having the home clean every 2-3 days instead of everyday if you stay with us again in the future. The taxis in Nicaragua do not run on meters. It is important to agree on a price with each taxi ride. The prices have increased slightly throughout the country for taxis, you should never pay more than $10 for a car Taxi from town to the house.
