CONDO DESCRIPTION

We call it 'The Bear Condo'. Our condo is continuously updated and has been renovated in modern cabin/mountain decor. Rare opportunity while it's on the market for sale. Any rental agreements made will survive the sale of the unit. Owner is Listing Agent. We anticipate a sale in late Spring. Here's a quick list of items you'll enjoy at our condo: A gas fireplace new in 2015, a new hot water heater in 2015, complimentary hand 'hot hand' inserts for gloves, while supplies last, hotel-like toiletries, complimentary coffee and tea basket, coffee maker with cappuccino maker, french press, waffle iron, mp3 hookups, boot and glove dryers, hair dryer and curling iron, super comfy King bed with linens, queen pullout sofa bed with memory foam mattress (best for those 90 pounds and less (1 kid)),snow boogie for the kids( a sled), complimentary use of walking poles in the summer months, first floor easy access with no elevators to hot tubs, fully equipped kitchen (see amenities list), patio, high end cookware, 2 flat screen TVs/ 1 DVD with small library, cable TV, free WiFi in the building, board games and books, and other items you won't find in other units. This and more will all make you feel like no stone went un-turned in planning for our guests.

We have a fresh and updated kitchen with granite tile, tile back splash and every appliance is spotless! You'll check in to a clean and cozy condo. The unit has 2 high efficiency silent wall mounted electric heaters plus a space heater. We have a carbon monoxide detector in the unit.

We will only accept renters 25 and over and ID will be required. Absolutely no pets are allowed as my husband and I both have allergies and asthma. Max occupancy is 3. No smoking products allowed in the Trails End Building units or on the balconies. This includes no smoking of medical pot. If you have a disability that requires it's use during your stay, there are other available options like ingestibles, that do not include smoking in or outside the unit. Please notify owner in advance for pre arranging any and all special needs in order to let us help accommodate them properly. We provide FFHA accommodations.

BUILDING LOCATION

The best part about this building is it's ideal location to the slopes and town. Slide/ski down to the Quicksilver lift and ski in from the Silverthorne run. Ski and Ride school including 2 small children's 'carpets' meets at the slope side of our building. Buy tickets, rent skis or other equipment at Breeze Rentals right out the back door. Although we are just 1 block from town, should you need it, the Summit Stage FREE SHUTTLE SERVICE stops right across the street, providing transportation to various places throughout summit county including other ski areas like Copper and Keystone. The Colorado Mountain Express and The Summit Shuttle, provides shuttle service from the Denver International Airport. Schedule them in advance and contact them directly.

UNIT LOCATION WITHIN BUILDING

This unit is on the first floor of the building. There are only 8 stairs to get to the first floor from the front entrance of the building. We are a handicap accessible building by wheelchair lift and chair rail mechanisms arranged with building managers. Our unit is conveniently located close to the front and back entrance, the indoor and outdoor hot tubs, and the ski lockers.

PARKING

Parking is free to guest by permit only and 1 vehicle per unit is allowed to park in the private lot in front of the building. It is uncovered parking. Once you park the car, you may not need to get back in until you leave because you are so conveniently located to most things. Get your groceries and beverages on the way in at City Market on Park Ave. If there will be more than one car, there are overnight paid lots available in town.

HOT TUB/SAUNA/POOL

Our building has 2 hot tubs of it's own and a dry sauna at the slope side of the building. The swimming pool is available to guests. Both the swimming pool and the hot tubs are open from Memorial Day-Labor Day and from opening day of ski season until closing day. Outside of those dates, the pool is closed and there is a chance that the hot tubs will not be available if maintenance is in progress. The location of the pool is across the street at the Village Pool. Please bring your own pool towels.

BEFORE YOU INQUIRE

We are a ski in ski out resort rental property (much like ocean front). Being a high quality, 5 star property with amazing amenities in our unit, our rates are extremely competitive. We utilize a rental agreement and require that the responsible party be same as the inquiring person as well as the signing person and paying person with current valid address on checks and drivers license required.

CLEANING FEES: $70 all overnight stays.

LONG TERM STAYS-MORE THAN 1 WEEK- We don't provide long term stay stock items like bottles of shampoo/soap, dishwasher and kitchen soaps, paper goods, trash bags, change of sheets or towels. We only provide enough for your check in. If a mid stay cleaning and replenishing of items is requested, please do so at the time of booking for an additional $50 charge.

RESERVATIONS, DEPOSIT, PAYMENT OPTION AND REFUNDS

Many people ask and so here's why we do not accept Paypal or Credit Cards or Online Booking: To protect you and me, to assure the responsible parties are the paying parties, to know who is staying at my property by having individual interaction with guests.

Now accepting 1)personal check and 2) personal pay if you use online banking, (ask your bank about this sometimes called Popmoney)

Reservations and RATES are not guaranteed until final payments are made. With the exception of summer (2 night minimum stay) and off ski season, most reservations require a minimum of 5 night stay. If filling in gaps, less may be available. Holiday and other times may require 7 night minimum. Due to self-management, we can't process requests in less than 9 days. Personal payment with associated fees and overnight shipping fees may be required if close to 9 days.

We collect and hold a $400 (on average) separate check and use in the case of damage or loss or late key return.

REFUNDS are scheduled on an individual basis. In general, we offer some refund amounts on a prorated by date basis up to approximately 30 days prior to check in. At that point, all payments become non-refundable. We do, however, attempt to rebook in the same season for a similar price. One reason we may deduct monies from deposit is a carpet stain that is discovered upon cleaning check out that has not been reported and is not attempted to be cleaned. Normal wear and tear is not considered damage.

We discount for bookings into the future and cannot easily accommodate last minute bookings at a discount, as we are more ideally set up for bookings that begin in more than 9 days. Ever been refused a refund if there's an emergency? We make attempt to rebook you within the same ski season at similar rates. Reputable, friendly, prompt, affordable accommodations. Why Lisa chose Northwest

We chose Breckenridge for the town charm and activity and world class skiing without the high toneyness of other areas. Trails End is an ideal location because once you park the car you don't need to get back in until you leave. Ski in and out and easy access to town. We love that we can get here from Denver in an easy 2 hour drive. Breckenridge is a great summer getaway with 80's in the day and 50's at night. During the fall when the leaves are changing, we love to come up Boreas Pass Road into Breck and take in all the wonderful changing Aspens. We're just 15 minutes away from our favorite '14er' Mt. Quandry. We love to go to the lake during the summer and boat and fish on Lake Dillon, a 15 minute drive North. Golfers tout Breckenridge Golf Club as among the most beautiful and some of the most challenging in the State. You can golf here 8 months out of the year too!

What makes this condo unique

Ski-in and ski-out! On the first floor. So important with all the ski gear. Minutes to our favorite local spots; Mi Casa, Breckenridge Brewery, Starbucks, Fatty's Pizza, and Columbine Cafe. In the summer, browsing around the farmers market just 1 block away and to the Riverwalk Theatre for all the live concerts is a breeze.

Lisa was great to work with. Very organized. Property very well maintained. Location was perfect. Bear Condo on first floor so minimal walking to lift. Never had to use car because restaurants, ice sculpture so close. This trip was a girls get away for my two adult daughters and I. Condo was perfect size for us. Thank you, Lisa

great location - very nice and clean

We had a great visit to Breckenridge. This condo is in a great location - very close to the village and the Quicksilver lift. I would say that 3 people is about the limit for real comfort. With all of our ski clothing, etc, it was tight. The decor, cleanliness, etc were all great and Lisa was a breeze to work with.

Perfectly appointed small condo. All needs met.

Ski in and out was key for my choice on this rental and it did not dissapoint. Have rented other properties in the past, and if there is no good base, it really is not. This condo should offer ski in and out all the time. Decor was cabin pleasant. As a cook, and one to try to save money on breakfast and lunch at home, this kitchen had everything you could want, no matter what you cook. Proper amount of dishes, pots, pans, baking needs, knives, collendar for pasta. The bedding was luxurious, down duvet and high quality cotton sheets. When I go back to Breck, this will be my first choice if available, and I have stayed at 3 other condos in Breck. The nightly rental fee was, I think, quite a bargain, not that I am suggesting the owner increase the rates. Finally communication with the owner was quick, great instructions on everything you could think of from how to operate the fireplace, to returning of keys. Just a perfect experience.

Thanksgiving skiing

We had a wonderful stay!! The condo has everything you need including boot warmers, toasty fireplace, very easy access to the slopes out the backside of the building, hot tubs close by, king size bed, full kitchen and quick walk to Main St for dinner/drinks. We enjoyed ourselves and were so happy that Quicksilver lift was open this early in the season. We will be back!!!

Great location

We loved our stay here. The condo is very nice and cozy. Location is excellent, right near the base of the mountain and truly is a ski-in and -out property. Owners were very responsive to problems and tried to fix them immediately. When we had trouble with the fireplace, they had someone out the next day inspecting it and trying to fix it. Good location close to town, can walk to everything nearby including shops and restaurants. Beds are comfortable too. Would highly recommend this property!

Exceptional location, great condo

We visited over New Years with our 2 young children (3 & 5). The location is truly exceptional - you need to ski down to get to the chairlift. We dropped off our kids at ski school just a few steps away and would return for a leisurely coffee before heading back to the hill to ski ourselves. It's a short walk to town and everything is easily accessible on foot including groceries. As mentioned by other reviewers, the condo is clean and comfortable. Lisa the owner was extremely responsive and helpful.

A view from above shows that the Trails End building is ideally situated in the heart of the activity at Breckenridge. The obvious and most important feature is the ski in and ski out to the Quicksilver lift. In just a short distance from the condo you also have Main St. Station that is the town center for outdoor concerts, farmers markets, festivals, shopping, restaurants, bars, rental shops, maggie pond and more. Come here for a ski vacation, park the car and never have to get in it again for shopping, going out to eat, or listening to live music.

Get away from the city any time of the year-it's easy! Take the free shuttle 'Summit Stage' to anywhere in Summit County. In the summer, our perfect day in Breck starts at Lake Dillon for a fishing boat trip, then into Breck for Happy Hour at Mi Casa, then to the hot tubs and dry sauna, and finally kicking back in the condo with a movie. We like to wake up, drive to the trail head at Mt. Quandry, just 15 minutes South, take a hike, come back to town for a concert at the Riverwalk Theatre, and finish the day with a massage at Simply Massage. Our favorite restaurant is Michael's Italian Restaurant at 326 S. Main St. Jack Nicklaus Golf Course in Breckenridge offers 36 holes as well as a nordic track in the winter. Breckenridge Recreation center provides full workout equipment for a charge.
