Our home will give you everything you need and more! This comfortable and quiet house has 3 bedrooms, 2 bathrooms with a private hot tub overlooking the mountains. There are 3 queen sized beds and a futon. Cozy spot to relax after a nice day on the mountain or at the beach. Enjoy the hot tub and sit out on the deck to soak in the sun. Come enjoy the views of the Nevada side ski mountains of Heavenly and sits in the perfect private Mountain setting of upper Kingsbury, Lake Tahoe NV with quick access to Stagecoach and Boulder lifts. The casinos and night life are only 3.9 miles away, an easy drive or take a 23 Stateline Transit bus. Get a birds’ eye view of the area on the 2 ski lifts - Heavenly Boulder Lodge and Stagecoach gondola (5 minutes/1.5 miles), tear up the powder on the resort’s slopes or soak at hot spring (David Walley’s Hot Springs).

Strict ordinances govern Douglas County vacation rentals that cannot be used for any parties/weddings/receptions. Maximum allowable occupancy is 10 people and 5 cars, enforced/patrolled 24 hours/day.
By accepting this reservation, you agree to “Accept and Agree" to the House Rules and Vacation Rental Agreement. A reservation confirmation shall constitute Guest's acceptance of the terms of this Agreement in full and shall cause this Agreement to become immediately effective and binding. You agree to indemnify and hold harmless the owners of property from and against any and all loss, claim, liability or damages arising from any nuisance or harm made or suffered on property by you or your guest or invitees.
If anyone, including nearby caretaker, maintenance staff, neighbors, or police observe any issues or violations, Guest will be evicted immediately. The remainder of the rental along with security deposit will be forfeited and guests may be prosecuted.

-Please be respectful of everything as well as to our neighbors. 10 people MAX at the house at any time, only the people staying the night on the booking. No music allowed outside at all.
-It is not a party house. No recreational drugs or excessive drinking.
-Up to 5 cars Maximum; 1 car parked in garage and 4 cars parked in the Driveway. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. (Nov 1- May 1: Street Parking is Illegal). Guest understands that four vehicles in the driveway may create a snow removal nuisance for all parties, and that fewer vehicles is preferable.
-No tampering with Hot Tub equipment. Use the Hot Tub at your own risk. Close Hot Tub cover and turn off jets after each use.
-Property is to be respected, left clean, and in the same general condition as it existed at check-in. Nothing in the toilet but toilet paper- CLOGS EASILY!
-No shoes in the house. Please leave your shoes outside or in garage before entering home.
-Report any issues in a timely manner and allow access to the property manager for inspection/maintenance if necessary.
-No subletting of any kind. Renter may not sublet residence or assign this rental agreement without written consent of the Owner.
-Check-in/check-out times are established to allow the property to be thoroughly cleaned for the next Guest. Please depart on time. If Guest does not depart by 11am on the day of checkout, a penalty per hour late will be charged and deducted from your Security Deposit. Guests may request a late checkout or early check-in (subject to availability), but this must be done prior to arrival at the property.
-During winter season, it is highly recommended to drive 4 by 4 vehicle or carry chains.
Cleaning and Maintenance:
-Guests are expected to maintain the property during their stay and leave the property in the same general condition as existed prior to rental term.
-Guests are to ensure dishes are cleaned (last load put in dishwasher), appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location.
-Dispose of all perishables and garbage in outside bear proof container.
-You shall leave property tidy and ready to be cleaned for the next Guest. If the property is excessively messy or dirty and additional cleaning is required above and beyond the normal procedures, the cost for additional cleaning will be deducted from your Security Deposit ( hour).
-Damages, including stains, and/or loss of inventory will be deducted from Security Deposit.
If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee. If any sign of smoking is discovered Guest forfeits all of their security deposit. If any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum cleaning fee.
Damages: Damage deposit will be returned in 72hrs after renters vacate property if the unit suffers no damages. Deposit may be applied by the Owner to correct damages and such act shall not prevent the owner from claiming monies in excess of the deposit for correction of damages.
If the Property sustains damage or unusual wear as a result of Guest's use, Guest will have to pay all materials costs, plus labor costs for replacement of all missing items and repair of all damage and/or unusual wear to the Property. Please immediately report to Owner every instance of stolen, damaged and unusually worn equipment at Property that occurred as a result of Guest's use. Guest to pay a discovery penalty per instance of stolen, damaged or unusually worn equipment that occurred as a result of Guest's use that is not reported immediately to Owner.
Theft: Do not take or remove any items that are not yours. Any item(s) that is missing during the check-out inspection, Renter's security deposit/Damage deposit will be forfeited. We do inventory check after every check out.
Maintenance and Refunds: The Owner makes every effort to assure that appliances/devices in the home are in operational condition, and asks you to report any problems as soon as they are discovered. The Owner will make every effort to correct the problem; however, at times we must wait for the parts or outside service. Refunds cannot be made for inconvenience due to failure of appliance/devices.
Smoking: Smoking is not allowed inside the property or on the deck. If you smoke in the house, you forfeit all of your security deposit. This is a high fire hazard area!
Heat: For your comfort, please feel free to set the thermostat at a cozy temperature while in the home. When you leave, please set the temperature at 55F.
No Pets at Property: We love animals, but sorry no indoor or outdoor pets allowed. If we determine that pets have been brought into the house an extra cleaning cost will be required (minimum). Guest agrees to immediately and permanently leave the Property if Guest's party brings pets on the property. Guest understands that no portion of any Payment will be refunded in this circumstance.
Before Departure from the Property:
Please perform all activities described in the departure instructions in the guest manual.
Please depart on time.
Please cover the hot tub and turn off jets.
Please put all dirty dishes in dishwasher and start dishwasher.
Please turn the house thermostat to 55 degrees.
Please place all equipment in its original location.
Please turn off all indoor and outdoor lights.
Please close and lock all doors and windows.
Please remove trash and personal items, placing trash in the bear proof receptacle. Make sure bear box is properly locked.
Falsified Reservations: Any reservation obtained under false pretense is subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance.
Travel Insurance: We highly recommend all guests purchase travel insurance.
NO CAR WASHING at our home. If you need to wash your car, please go to a car washing station.
NOTE: there is a camera installed in the window by the dining table. It's facing OUTSIDE through the window, we use it to monitor conditions of the driveway. It has a built-in microphone. We do not monitor audio, however if you are concerned about privacy just unplug it from the wall outlet and re-plug it back in upon check out.
-Kitchen is well equipped with cookware and utensils for meal preparation and serving. Cookware and small appliances are sufficient to prepare all but the most elaborate meals. Dishwashing soap and dishwater detergent are provided. There is enough hand and bath soaps, toilet paper, and paper towels and trash bags to get started; you many need to purchase more depending on the usage.
-The property is likely to have common staples (salt, pepper, foils, wraps, etc.) However, these items are stocked by the Owner of the Property. Guest is responsible for replacing staples as they are consumed.
-You should bring personal items such as bath soap and toiletries. Only liquid soap, shampoo/conditioner, liquid body wash is provided.
