About Joanna Ball
We are a fun loving family of 4 living in Littleton Colorado. Our son is attending CSU and our daughter is a Junior in High School. We love being out doors, skiing, snowboarding, hiking, fishing, enjoying Colorado. Sadly we had been unable be up in Winter Park as much as we would like so we decided to share our home away form home with you. Enjoy!

Why Joanna Ball chose Rendezvous
We chose this town hoe because of the views and the set up. We liked the tow living areas that gave us and the kids plenty of room to spread out. Its a great place for extended visits, it feels like home. We also love the close proximity to trails and town and its a 50 minute drive to Grand Lake.
What makes this Townhome unique
Having a garage is a plus and the hot tub is great. The sunsets form the back deck re amazing.

Visit for Jazz Festival
Great location, close to everything. The place was very roomy, clean and as advertised.
Really unfortunate experience ... hopefully things get figured out
Nice location, but we experienced numerous issues:
-- The place was smaller than advertised. The listing showed it to be 2,500 square feet, but real estate records shows 1,596.
-- Missing smoke alarms
-- Exposed wires
-- Collapsing and torn chairs
-- Sharp darts left accessible to small children
-- Overall dust and dirt.
-- No toilet paper or sanitation supplies.
After check-in, my sister and family from the area stopped by to visit. The kids wanted to use the hot tub. But control panel was locked so we asked the owner for instructions. She did, but ultimately left the following text: "I’m on vacation as well ... I had to spend time figuring out the hot tub issues that was probably cause by punching too many buttons"
It's also possible she has neighbors report on things as she noted her neighbor "let me know 5 boys are in the hot tub. There is no wonder the hit tub locked up."
I explained the situation with having family over, but this apparently did not sit well, as I got another text saying "This is my home. I wouldn’t disrespect your home ... take care of mine."
We did take care and received no other communication until checkout. We then received a text noting she sent her cleaner over early and counted more than 8 people. This was true as local family were there to see us off and help us pack up. She demanded we pay extra, noting "It’s basic math" that she was owed more money as "a hard working mom, namely me." I offered an extra $100 to appease her concerns.
But unfortunately the owner took the route of attempting to deny our entire $500 deposit, despite no quantified damages. After I called VRBO, she attempted to add $200 to the bill, claiming additional damages. This was added within 10 minutes, clearly as retribution.
In summary, the experience would have been much better with the following:
-- 1) Ownership perspective on fixed costs (mortgage, interest) vs variable costs (utilities);
-- 2) Improved customer interaction (i.e. responding with logic and understanding that this is a service for income, rather than an entitlement attitude of allowing people to use her home).
-- 3) Upkeep for needed repairs.
-- 4) Full and honest disclosure so as not to mislead on size and condition.
By focusing on the above issues, this thing could get up to standard. As is, it's unfortunately a pass
After receiving numerous complaints from my neighbors for noise and excessive guests I asked the tenant to vacate and find adequate lodging for his party. I offered to refund his unused nights since my unit is only able to accommodate 8. I informed him my hot tub was not adequate for his group as well, he had already locked the control panel by excessive use. He assured me he only had 8 guests. He did admit to having added “Day” guests at this point. I still informed him my unit is only able to handle 8, period.
My property managers arrived 10 minutes prior to check out he observed and photographed 15 guests with luggage, pillows, air mattress, etc. leave the condo. He even addressed that issue with the tenant. They also were not able to vacate by check out time.
I have never kept a deposit but I had extensive damage, 3/4 outdoor chairs were broken, the dart board was broken, darts and the board itself, other items of furniture , an ottoman and chair were broken. The additional money request was what VRBO advised me to submit, since I found additional damage to my home after the initial claim was filed.
In addition to said damage, I incurred added cleaning costs due to state they left my unit, and the added guests. I had to pay an extra fee to my hot tub cleaner as well. I also incurred extra water, electricity and gas costs. I base my rates on 8 guests. I informed the tenant of this multiple times. Again, I offered him opportunities to vacate and get his money refunded.
He had adequate supplies for 8 guests. The unit was cleaned the day before he arrived. The wires he is mentioning are for surround sound I’m having installed and I informed him of this. I have all smoke alarms installed and have added extra plug in alarms in the bedrooms.
His issues with the square footage are based on the initial build out and does not include the basement addition, this is common in Colorado.
He has been threatening and abusive to me the entire time.
I am out of pocket well over the deposit, He did finally admit to haveing added guests and has offered to reimburse me but his offer is inadequate due to the damage I incurred.
Unfortunately, I kept his deposit but I absolutely stand by my decision to do so.
Comfortable home with beautiful views

Amazing place to stay!
The property was beautiful and cozy. It was conveniently located and just a short walk to the public transportation. The beds were comfortable, the decor was beautiful, the views were great. The owner was informative and helpful, even giving restaurant recommendations. The owner was very responsive...even when I had a question at 10pm a night of our stay.
Nice property, but dirty
Unfortunately, what had the potential to be a wonderful stay, was diminished by the fact that the condo was not properly cleaned. The floors were dirty and the bathrooms needed a more thorough scrub. I’d like to be able to recommend staying there, but I’m not able to, based on the uncleanliness.
I’m so sorry about this, I respond immediately to these issues but I heard nothing from you during your stay, with the exception of your request for a late check out which I gladly granted. You even had my personal cell as I texted your wife prior to your arrival.
I would have liked the opportunity to address this during your stay. I could have sent my cleaning people back out immediately. Unfortunately, I can’t do anything if you don’t let me know. Again, my apologies, take care. If you change your mind about booking with me I’ll gladly give you a discount.
House was perfect for our group of 6. Views were spectacular and close proximity to all we wanted to do. We will definitely be back!
