This charming converted 1870's post and beam barn was a Montessori schoolhouse in the 1950's and 1960's. It has been recently renovated and refurnished, preserving charm of the original post and beam construction and antique hardwood floors. Located on a Woodstock estate that was once owned by artist Judson Smith. It's a 6 minute walk [1/2 mile] to the village of Woodstock - shorter if you 'go over the river and through the woods.' The property has a 2 1/2 acre lawn going down to the Millstream, and borders the 77 acre town forest preserve (The 'Comeau Property,' which you can see on the map)
There is a fireplace by the stream for the use of guests of the Schoolhouse and Teahouse Cottages. Next to it is a maul [splitting ax] and a chopping block. On the upstream edge of the estate is a supply of firewood, some of which will need splitting with the maul. We include a 'Campfire Primer' in our attachments in case you don't have experience with them.
We have had a couple of guests at our cottages in the past 10 years who were upset at seeing a mouse. Mice are a fact of life in the country. When we learn that mice have gotten in, we trap them and that takes care of it for a few weeks or months, but sooner or later another finds a way in. If a mouse would trouble you, please do not book the cottage.
Pricing: The way Homeaway/VRBO represents pricing is - in our view - misleading. Before you input the dates to get a quote, it displays a price “avg/night.” That suggests that that is the average price you can expect to pay. Then, when you put in dates, most often the nightly rate is higher. We have had complaints about that. That is why we feel the need to explain that we don’t have control over the way Homeaway/VRBO displays the rates. We have complained to Homeaway to no avail, since it makes some guests think that we are intentionally misleading. The “average price” Homeaway displays leaves out the 9% charge they keep, the housekeeping fee, and does not account for the fact that often the rate is different on weekends.
Refund policy: Homeaway/VRBO states “Manager's Cancellation Policy:
100% refund if canceled at least 90 days before arrival date.” In fact, our policy is more generous - if we re-book after a cancellation, we don’t need to profit from a guest who must cancel. So long as we re-book, we refund all we receive less a $70. service charge. I don’t believe Homeaway refunds their 9% charge. Since Homeaway doesn’t forward your payment to us until the check in date, the refund is made when we receive payment.

The 'Schoolhouse' is a 5 minute walk to center of Woodstock, which is alive with performances, concerts, films, readings, classes, flea markets, galleries, craft shops and other interesting shops and boutiques.
In the 1950's and 1960's this converted 1870's vintage post and beam barn was the home of a Montessori School.
For outdoors enthusiasts, there's hiking in the Catskills, biking, fishing, kayaking, swimming, tubing, camping nearby, or simply relaxing in peaceful wooded surroundings.

About: This is our 'dream property' which we found in 2002. We weren't looking for a home, but my wife Chloe happened to see the estate the first day it was on the market and called me from the property to come see it. We immediately put in a full price offer, only to be told later that there was another higher offer. We then raised our offer by $80,000. but they sold it to the other buyer anyway for $50K less than our offer. We called the buyer's lawyer and told him to tell the buyer we would pay his price if he were willing to sell. A few months later he called us and offered it for $115,000. more than he'd paid. We were ecstatic. With four post and beam barns circa 1870 three of which had been converted to residences in the 1940s by a local artist of some repute [Judson Smith], fruit trees, a trout stream running though, adjacent to a 77 acre park, and walking distance from the village of Woodstock, there is no other property in the world we can imagine more desirable to us. There was lots of work to do. Now  a decade of work and $250K in renovations later, we have it ship shape.
