Lost pool key results in loss of deposit. They are very difficult and costly to replace.
The neighborhood is centrally located but private. The pool and dock are for residents and guests only. Center Street with dining and shopping is 2 blocks away. The beach is 5 easy walking blocks away.

House Key & Parking Pass: You are furnished with an access code to enter the house. The pool key accesses the pool and the dock. Loss of the pool key will result in a $300 fee charged. When you check out, please return the keys to Melissa Clark Butts.
Damages: Any damages, outside of what is deemed normal wear and tear, are the responsibility of the guest. A $300 refundable deposit is required and will be returned via Airbnb as long as there is no damage. Should the guest not report damages prior to departure or should I deem the damage to be intentional, the guest will be charged for the repair, replacement and/or cleaning.
Events: No parties or large gatherings are permitted in this home at anytime. We reserve the right to refuse rental, cancel an existing reservation or terminate occupancy without refund if, in our opinion, your actions will be detrimental to the property.
Hurricane Policy: If mandatory evacuation of the island is ordered by a Governmental Agency, refunds will be prorated based on the nights left of your stay. Only those nights affected by the mandatory evacuation are eligible. If a hurricane occurs prior to your arrival, and we are unable to provide you with accommodations, refunds will be issued to the reservation holder.
Smoking: This home is strictly non-smoking. Smoking is not permitted in the home or on the decks or porches. Evidence of smoking will result in eviction and a fine of $300 and the renter may be charged additional damage fees.
Pets: This is not a pet friendly home. Pets will result in an additional fine of $300, eviction, and additional damage fees.
Pool: You were provided with one pool key for entry to the pool and the dock. Please observe all pool rules. The pool closes at 10:00 pm. Swim at your own risk. There is no lifeguard. Children under 18 must be accompanied by an adult. Swim diapers and/or swim training pants are required for children who are not potty trained. NO GLASS is allowed at the pool (or on the beach). Please do not leave belongings at the pool as they will be thrown away.
Dock: The community dock is for your enjoyment. Please do not leave trash or belongings on the dock. Children under 18 must be accompanied by an adult.
Linens: Linen service is included in your rental rate. All beds will be made with fresh sheets. Each bathroom will have towels and wash cloths. Toilet paper and paper towels have been left in the unit prior to your arrival as well as dish detergent. Please bring beach towels from home, as we do not permit towels or linens to be taken from our home. A washer and dryer are located on the second floor.
Check In Procedure: Check In begins at 4 pm on the day of your arrival. You may access the home with the keypad entry code. We cannot guarantee early check in, however if you arrive early we will do our best to accommodate your request.
Check Out Procedure: Check Out is at 11 am on the morning of your departure. Please vacate the home by 11 a.m and leave all keys on the counter. The house keeping staff will arrive around 11 am to allow us proper time to prepare the home for the next arrival. Prior to departing the rental, please:
•load and start the dishwasher;
•remove all food brought in by you from the pantry, fridge and freezer,
•strip the beds of linens, leave linens and towels on the laundry hall floor,
•move all furniture to its original location,
•remove all trash and carry it to the dumpster.
•turn the thermostat to 78 degrees in the summer or 65 degrees in the winter
We will take care of the rest.
Failure to depart on time, return all keys, return all furniture to its original place or remove trash can result in loss of security deposit.
A fee will be charged for any key not returned.
Furnishings: This a private home. It is furnished minimally to our needs. The home is equipped with basic items such as Smart TV, bed spreads, pillows, cookware, flatware, microwave. Prior to departure return all furniture to its original position.
Housekeeping & Equipment:
All equipment in the home should be in working order. PLEASE NOTIFY ME PROMPTLY SHOULD YOU ENCOUNTER ANY PROBLEMS. We will make every effort to have repairs made as soon as possible. We strongly encourage you not to adjust the settings on the refrigerator; please do not run the HVAC system with the windows open. A reduction in rent or a refund will not be issued for any mechanical failures of appliances or HVAC systems. Every effort has been made to ensure accuracy of a property’s description and/or contents. However, we reserve the right to make necessary changes.
Disposal: Please do not put any hard or fibrous material down the disposal. Meat bones, leaves, lettuce, celery, etc… can break the disposal.
Front Door: CAUTION! Please be careful when opening and closing the front door of the unit when the slider balcony door is open. A strong cross-breeze is created through the unit and can cause the front door to slam causing possible injury or risk damage to the door itself.
If you break or lose things that are necessary for a pleasant stay, let me know, so that I may replace or repair them for the next tenant.
Wi-fi: Free wireless Internet connection is included.

Smart TV: the television is designed to show basic channels and many smart apps including Netflix. Please notify me if you have trouble with the wireless Internet, and I will do everything I can to fix the problem.
Lights and Locks: Please turn off all lights and fans inside, outside on the porch and in the garage area. Also close all shades and lock all doors.
Parking: Our garage and driveway will accommodate two cars. Cars parked on 2nd Street are subject to being ticketed and towed. All parking on the beach is first come first serve, and both tires must be off the pavement at all times.
Personal Items Left Behind: I am not responsible for lost or misplaced items. However, if notified we will search for the missing items and return them at the guest’s expense.
City Ordinances – Failure to comply may result in fines up to $500
1.No glass containers on the beach
2.All alcohol must be in a cup
3.No open containers on the beach
4.No fireworks within city limits
5.No open fires on the beach
6.Dogs must be on a leash at all times. May 1st thru September 30th dogs not allowed on beach between 10am to 6 pm at all.
7.No littering on the beach.
8.Golf carts NOT allowed on Center Street – cannot be driven at night-driver must have a valid driver’s license
9.No parking on pavement (All tires must be off of the road)
10.Surfing without a leash is prohibited. From May 15 until September 15th no surfing from 10 am until 6 pm from 2nd Street East to 3rd Street West and 200 feet from the pier.
11.Bicycles are not allowed on sidewalks
12.Skateboards & Rollerblades are not allowed on Center Street or on sidewalks
13.Garbage collection is on Mondays and Thursdays
14.Sand Dunes are protected by law. Please stay off the dunes.
15.Sea Turtles are an endangered species – DO NOT INTERFERE WITH THEM! No lights are allowed to illuminate the front beach after 10 pm form May 1st until September 31st.
