This condo is across the street from the beach, 5 minutes from Aventura mall, minutes away from restaurants, bars, hotels, and only a short drive to South Beach where all the nightclubs and bars are. Gulfstream casino is 10 minutes away and there are many shopping locations nearby from Best Buy and Target to the high end Bal Harbour shops. Apartment is fully furnished and includes a kitchen with granite counter, stainless steel appliances, dining and living areas, 3 large walk in closets, 1 storage closet and a linen closet. There is a 70" flat screen TV in the Living room and a terrace with amazing views of the ocean. Master bedroom has a large flat screen as well.
Master bedroom includes 2 Queen beds that can sleep 4 and is huge. Also included in Master is a vanity/laptop area with custom woodwork and an elegantly designed en suite bathroom with beautiful brand new shower and tub. 2nd bedroom has 2 single beds, a large walk-in closet and an additional second closet which includes linens. Living room couches convert to full beds that can accommodate up to 2 people each (or 1 each very comfortably).

Since this is a condominium, there are quiet rules. Quiet hours are before 9AM and after 10pm. There should never be any noise that would disturb or annoy other persons - the rules at this location are strictly enforced by security.
You will have access to the entire 1500+ square foot apartment and terrace. Additionally, the pool, gym, tennis court, business center, & lobby have free internet as well etc. Business travelers who are checking in after hours will have access keys and instructions awaiting them at front desk (please coordinate with us if you plan to arrive late).

Sunny Isles Beach is a beautiful area known as the "Riviera of South Florida". Our city is rated one of the top 10 U.S. destinations and has many restaurants and beautiful parks, shopping, etc.
Shuttle bus stops right in front of the building and can take you to most parts of Sunny Isles. There is also a shuttle that will take you to the beautiful Aventura Mall which is only a 5 minute car ride away. A map can be provided to you of the shuttle schedule for your convenience.
Other things to note
By booking your stay at our condo you agree to the Short Term Rental Agreement attached at booking and to Exhibit A "RENTAL RULES" below, as evidenced by receipt of the short term rental agreement and payment of the rental unit for the designated stay.
Exhibit A: RENTAL RULES
1. Smoking is NOT allowed inside the unit or anywhere in the building.
2. All units in the condominium development are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises including the unit being rented.
3. No noise (music or other sounds) or conduct is permitted at any time in such a manner as to disturb or annoy other persons. Noise violations are taken seriously and your stay should never cause annoyance to the tenants around you.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets are NOT allowed under any circumstances.
7. Entering the building when wet from pool or beach should be through the freight elevator entrance only and all persons using the pool must be in proper attire and must be toilet trained or wear swimming disposable diapers. No Horseplay is allowed.
8. PARKING – Parking is limited to 1 vehicle at no charge and you will receive a parking pass upon check in. Any additional vehicle will require valet services at the prevailing rate. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: THERE IS NO DAILY HOUSEKEEPING SERVICE. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
10. Any and all disputes that cannot be resolved through VRBO/Homeaway are to be resolved in Miami Dade County Florida as venue.
11. No storage or placement of personal property will be allowed in the common element areas of the building.
Unit is licensed through the DBPR/ State of Florida Dept. of Business & Professional Regulation.
You will be required to sign additional building rules and regulations at check-in front desk (no glass at pool, carry fobs, etc) and ID is required of all guests.

Quiet Time: Please Note: Our Condominium enforces quiet time from 10:00PM until 9:00AM. No noise, including the playing of stereo's, televisions and the like, or other sounds or conduct, is permitted at any time in such a manner as to disturb or annoy other persons. Quiet time is enforced by a security guard on duty. If noise is a nuisance to you by others in the building, do not hesitate to call security or the front desk at the number we will provide you at check in.
Terrace: PLEASE KEEP TERRACE CLOSED IF AIR CONDITIONER IS ON. Running the air conditioner while the terrace or windows are open will damage the A/C unit and will require servicing at the expense of your deposit. Please also do not use the railings for hanging towels, bathing suits, clothing, or other items. These should not be visible to others from outside.
Garbage: The garbage chute is located just outside the unit, to the left prior to reaching the freight elevator. No garbage should be left on the floor of the trash room but should be placed in bags prior to discarding.
Pool Use: The freight elevator should be used when coming or going to the pool or beach and is a requirement if wet. No glass containers are allowed at the pool area, please be considerate of other guests. We recommend you arrive early if you want lounge chairs as the pool does get busy during certain times.
