Halfway up a valley and commanding breath-taking views over the rolling landscape of the Val di Chiana to the mountain range dominated by Monte Amiata, the Casa del Mulino enjoys a secluded setting with no buildings overlooking the house or swimming pool. This farmhouse, built over 200 years ago and sensitively restored over the past 30 years, stands in extensive grounds. These include a 'secret garden' with statues and surrounded by a wisteria-covered pergola, classically inspired parkland with a 'temple' and monuments, and a woodland hollow with a stream running through it and flowers on its banks.
It is a fine location for walks and bird watching. Ideally situated to discover lesser known towns and sites in southern Tuscany and nearby Umbria, it is also within easy reach of such famous centres as Siena, Assisi, Arezzo, Cortona, Perugia, and Florence. Seasonal pleasures vary from birdsong and wild flowers in spring and early summer to the grape harvest in autumn.
While the house has a rustic setting, wireless internet is available using a receiver operating on an Italian cellular network (fine for emails but not suitable for streaming).
In addition to the extensive shopping resources of Cortona/Camucia some 3 kilometres away (and designer outlets in the area), there are local bars and shops, including a pharmacy, and a regular bus route all within 15 minutes' walking distance at the bottom of the valley.
The house can accommodate from two to eight people with one group only at a time and no shared facilities. Costs are scaled according to numbers renting the property, and payment can be in sterling or euros.
May and June are the best months for fireflies and nightingales and for the garden. The roses and blue and white flowers in the 'secret garden' are at their best. The grape harvest starts from mid-September and there are pomegranates in the hedgerows.

The location is quiet, private and secluded but with great views and plenty of space for children to play safely. The hillside setting is perfect in the hotter months with cooling breezes. Many of the major sights are within an hour's drive in all directions. Shops and train station (to Rome, Florence) are only a 10 minute drive away. Close to Cortona, a fascinating and bustling town with Etruscan origins, which regularly holds artistic, musical and culinary festivals.
The property and pool is rented for exclusive use of one group and is not overlooked so very private. There are many countryside walks in the hills and also perfect for cycling and horse riding.

We loved staying here for a 2-week “honeymoon” celebrating our 53rd wedding anniversary. The house is very comfortable and we felt right at home in the “main" apartment. The kitchen is well equipped and cozy. We cooked and ate 2 meals/day at home. The view from the house is quite special. The grounds of this restored estate are lovely to see and to walk or relax in. The surrounding area is quiet, and only a short drive from all shopping/points of interest. We definitely recommend it and hope to return ourselves.
This comfortable house is in a most beautiful part of Italy, on the borders of Umbria and Southern Tuscany. The views from the house over the Val de Chiano are always changing, always remarkable, and the sunsets are spectacular. Long evenings over dinner watching the lights gradually appear in the valley are another pleasure. There are new vistas from every part of the terraced gardens, and one can always find a quiet place to read or just rest. In the spring the formal garden is full of roses and wisteria, and in the summer and early autumn as one floats in the fenced pool the views are of wooded mountain slopes. Cortona and Lake Trasimeno are close by, Siena and Florence within easy reach.
We decided to come back to the Casa del Mulino when a month opened up unexpectedly, and we wanted to see what May was like. It was better than we had thought - gorgeous weather great for walks, sightseeing in the surrounding area of Tuscany and Umbria with far fewer tourists than the summer, and staying at home was a real pleasure with the garden looking just lovely and long evenings to enjoy aperitivi and eating al fresco. I would recommend staying in this charming house at any time, but I can say from this experience that spring is very special!
'We so enjoyed our two-week stay at Casa del Mulino. We had a wonderful time wherever we went but especially liked Cortona and Casa del Mulino. The weather was beautiful most days (in October) so we were able to eat most meals on the veranda; it only turned chilly on the last two days but not chilly enough to use the heat. We rented bikes from a wonderful guy in Castiglion Fiorentino who told us about many trails (Sentiero della Bonifica) and even took us for a beautiful ride through Vale di Chio to Castello Montecchio. The house was everything that the owers said it would be, and it was a large part of why we had such a nice vacation as we always had a wonderful place to come back to. (Jane E., USA Autumn)
The Casa del Mulino is a delightful place to stay. All the amenities are close (7-8 min by car to the supermarket and train station) yet it feels a world away since it is tucked away in the hillside with wonderful views across the valley. It was the perfect place to use as a base for a holiday with small children as they were able to play in the pool, the sandpit, and run around the garden in between our various excursions to see the many sites close by. My husband who roadbikes very much enjoyed the rides he did from the house as the roads were well maintained and not busy, and he had the choice to go up mountainous roads, or around Lake Trasimeno, or out across the plain. I particularly appreciated the private garden setting and also the lovely walks that one can take directly from the house along country lanes. We were there in September and so were lucky to have been there when the figs on the various fig trees in the garden were ripe. The fact that the bedrooms are accessed from the outside meant that it was very easy to share the house with friends. The garden has many different spaces and so it was easy to spread out and all feel relaxed. We will definitely return!
This house is nicely located at about 10 minutes from the very beautiful town of Cortona and usually no more than an hour’s drive of some of Tuscany’s main attractions. The building has been tastefully restored, and the setting and views are exquisite. Returning to the house after a day out to take a dip in the pool and relax in the beautiful garden is a delight.
This was my first stay here, but I will be back. Next time I will bring a road bike, as the surrounding area (especially the Val di Chiana) is a dream come true for cycling enthusiasts or cyclotourists. Highly recommended.
The house has a secluded setting in the Tuscan countryside and offers fantastic walks in the hills filled with olive groves, streams, flowers and animals. Many who visit hire or bring mountain biles and enjoy the trails higher up in the hills, enjoying the breathtaking views across the valley, before returning for a dip in the pool.

The prices above are based on 1-2 people staying on the upper floor of the house. We can also accommodate 3-6 guests using the lower floor or 7-8 people using both floors. The prices for these are a little higher (but the cost is divided between more people). Please ask for details.
A deposit of 150 British Pounds is required. Due to limited laundry services in the area, we encourage guests to bring their own sheets and towels. For this a 2.5% discount is given. Bookings of 2 or 3 weeks receive a 10% discount, while bookings of 4 weeks or more receive 12.5%. There are no other charges.
