About Beth Simpson
In 1966 I moved to Anchorage expecting to stay for 3 years and am still here. Therefore my entire adulthood has been in Anchorage and it is definitely home. Both my daughters married Alaskan boys and thankfully they love it here. Summertime is awesome with the LONG days and for some reason the shorter winter days do not bother me. My career has been real estate oriented; in the early days as a mortgage originator and for over 40 in real estate sales.

Why Beth Simpson chose Huffman / O' Malley
There are very few duplexes in South Anchorage, so when I saw this ranch style duplex come on the market, I grabbed it. South Anchorage has always been my favorite part of Anchorage and is a mix of more traditional subdivisions on the lower hillside and more random acre lot older residential places the higher you go up on the hillside. It's a quick 10-15 minutes drive from here to most places in Anchorage on the New Seward Hwy as there are no traffic signals until getting to 36th Avenue.
What makes this House unique
It's a breath of fresh air to have space around you and come home to that peace away from the crowds.

Great place great location
Overall very easy and convienent location. The place was clean, comfortable and had everything we needed. Owner is super nice and easy to work with.
Great clean house close to everything
This was a very clean, comfortable house close to everything we could want/need. The only items missing were an iron and board.
Disappointed with TV, Master bed and Owner
Beth is a nice person she tried to accommodate an early check in but due to cleaning times it didn’t work out. The duplex apt is newly remodeled. Kitchen appliances are nice and shower heads are excellent. Washer/Dryer were great. The floors throughout the house are noticeably uneven. The soft floor in the bathroom has caused linoleum to stretch and wrinkle. This unevenness causes bathroom door and master door not to shut without a good pull. The master queen bed was comfortable but the floors sloped in the master bedroom causing us to have to sleep with our heads at the foot of the bed so our heads would be higher than our feet. When I brought this to her attention she said no one had complained throughout the summer and she had been given good ratings on the place from everyone.
We had another issue with the WiFi and TV. The TV would never connect during our stay. The WiFi router is in the apt next door. If you are in the kitchen or living room your wifi service is okay. In the bedroom it is too weak to work well. (Not streaming just basic surfing). The TV uses internet to connect to Netflix, Hulu, etc... she told us the first night the neighbor would come over and try to fix but he never made it. We actually asked to have her refund our monies and we would leave on Saturday. She would not do that and said she couldn’t text anymore because she had meetings the next two hours. So we left to work at 8:30 after we felt we were not going to get any remedy from her. At 9:45 she texted back and said if we could be out by 11 she would work to refund us. We were already 25 minutes away and working for the day and could not do it. So she told us she would get someone over to fix tv. No one showed up. We got her cleaning lady (who is awesome) to reset router twice to no avail. No TV. Sunday we left early came back at 8 pm. No tv still. The person she had come by couldn’t fix it. She apologized it didn’t work for our stay. I texted her to see if she would refund a small portion due to no tv. She NEVER texted back. We are on the road 45 weekends a year. We have not had these issues at the other rentals. We are business owners and do not smoke or drink. No pets. We are easy to accommodate but this was all one sided by Beth. She told us “we were still getting a good value for the Anchorage area.” This type of customer service with small issues I would like to have known about before I rent from someone. I hope this helps you and Beth.
We have been tickled opening our duplex this summer for visitors from both out of state and in state and offer a property unique in being close to the main thoroughfares yet on a quiet half-acre. It is an older ranch-style duplex with separate entrances, has all laminate flooring, complete new kitchens and appliances, and big sunny back decks. Both units are always in immaculate condition at the time of occupancy, and are fully equipped. The floor in the referenced unit may be slightly uneven but neither myself nor my cleaning people had noticed it the many times we have changed the linens and cleaned the floors. It has been occupied all but a few days throughout the summer and we have had nearly all say they would stay with us again. As far as the television, we do not provide cable but do provide internet and have smart TV's and dvd players. It is pretty tough to get tech people on short notice and our installer was on a job he could not get away from on Saturday and we could not reach him through the rest of the weekend. Best Buy was scheduled several days out. When our tech went to the unit on Monday, he pushed the button and it came right on so he thought maybe this guest had been using the dvd remote rather than the TV remote. The bathroom door latched without effort for both myself and the cleaning crew and though the vinyl is slightly buckled at the threshold, it was from a poor installation job and does not bind the door. We did have the bedroom door plate adjusted to latch easily. No, I did not respond to their request for a refund; I was traveling to Montana for a family funeral. We love happy people but were not a good match in this instance. We have attracted many families with children this summer.

We enjoyed our stay. The place has all the basic essentials to stay comfortably. After a long day going out hiking or around town, we are just glad we can come back to a comfortable place to rest and enjoy the evening. The place is conveniently located near restaurants and grocery stores. I would definitely stay here again in the future.
This property is located in South Anchorage but its about 15 minutes to anything you would want to do in Anchorage. Nearby is the zoo and Anchorage Golf Course, as well as Flattop and other hiking trails. The drive to Alyeska, Hope and Seward is awe inspiring! The Coastal Trail is awesome for walking, biking or roller blading. The museum is awesome too. You can catch the train in Anchorage and ride to Seward and do the Kenai Fjords day cruise. Head to Palmer to see the Matanuska Glacier. Fish right downtown in Ship Creek or head to the Kenai River. There is SO MUCH to do and see!
