Classic lakehouse in virgin woods with all of the comforts of a new home. "Tots" is located in total seclusion, miles from nowhere, yet only 15 miles from downtown Burlington, the house is wonderfully set overlooking your own private beach, in the deep woods, with its back to a huge open meadow. No cars, no people, just trees, hiking, swimming, solace and a place to getaway from everything! The lake house is newly renovated - completely rebuilt - with 2 large all-pine master bedrooms and French doors that open on to an expansive sun deck overlooking the water. The house has an island-style kitchen open to the living room with double French doors to a large covered screened in porch. The house sits atop and looks onto a private cove in Mallets Bay (Lake Champlain). Boat dock with sandy private beaches (2). Community tennis court is included with tennis rackets and games included. NO TELEVISION but we have WIFI.

Hiking: The house is located near Niquette Bay State Park. Nearby there are hiking trails that extend for miles and rise up above the lake into the deep virgin woods of Vermont.

Boating: We do not currently offer any boating services but have a dock for those who would be interested in bringing your own. That is adequate for a small fishing or outboard boat.

Swimming: The rental includes two beaches for use both are gradual and safe (no rocks), perfect for young children. Tots is not great swimming except from swim platform. Sandy beach is perfect for swimming/sandy bottom but have to walk out far to get deep (and only accessible by canoe).

Fishing: Great bass. For kids, perch and sunfish off of dock practically jump on the hook.

Unwinding: Sitting on the porch and playing board games or napping there is one of my favorite things to do in the world. The weather is perfect, hot days, cool nights with great breezes.

About Rachel Pilcher

This house was originally a camp that was built by my Grandfather's Grandfather for his oldest daughter 'Granny Tot' as a wedding present. They lived on more than 300 acres back then and ran Braeloch as a 'farm' with numerous houses that each had various functions. Many of those properties are still there and for the most part Braeloch has remained undeveloped and much the same as it was back in those days.

My brothers and me grew up in Los Angeles and only ever spent a week here and there at Braeloch, growing up.

Why Rachel Pilcher chose Lake Champlain

Braeloch is like very few places in the world. It is secluded and offers a natural and old world charm at a time when McMansions and the omnipresence of technology and connectedness is oppressive. If you want to unplug for a week and enjoy a great week at the lake and in the woods, this house is for you. You'll love it.

The beach is perfect for little ones and the water is terrific. Waist deep gets clay bottom.

The breezes off the water that blow through the screen porch when the double french doors are opened is unforgettable.

  • All brand new beds and mattresses. We added an entire new wing to the house with new twin master bedrooms that feel cozy yet comfortable like a new house. The original wing of the house includes an open living room + island kitchen w/ fireplace that connects to kids/single room and small guest and opens directly to lake front covered screen porch. Brand new kitchen with a lived in feel. The master bedrooms (2) are quite nice and large with pine wideboard on floor and pine walls and ceiling above. Both masters have French doors that open onto a large contiguous sun deck that connects to the covered screen porch. Tots, as the house is known, gets easy breezes from the cove that makes the screen porch a primary gathering point and a perfect place to dine or play board games.

Wonderful Cabin on the Water

I rented the cabin for a family long weekend during my son's graduation from UVM. It worked out perfectly! No one wanted to venture into Burlington, we were all having such a nice visit at the cabin! We took turns on the canoe, grilled, sat and just watched the water - it was great and we were all happy there was no TV.

Plenty of room for all of us (4 couples). We were happy there were space heaters in all the rooms as it did get very cool at night.

The cabin was clean and had everything we needed.

The only picture that was not accurate was the shot of the beach - either the tide was really high or there was some erosion - it didn't really matter to us but all the other shots were very accurate.

I highly recommend it.

Owner's Response: Thanks SO much! Juneau, Alaska!!??? That is a great pin for our map!! (If only I'd seen your license plate). So sorry about the beach but you are correct. The water level is always high in May and June but this year it was ridiculous. We tried our best to make due but hadn't seen it like this before. For those of you who are scheduled fret not the water has been dropped and the beach is back albeit smaller than in the pics. Thank you again and we really appreciate your feedback.

Exceptional location, very private. Needs to be updated, cleanliness under expectations.

Great view of lake Champlain, private bay. Although very small beach, because of high water levels, the big added dock made the access to water nice. Very big and private site. Nice tennis court.

Although kitchen has recently been updated, the rest of the property needs repair: both bathrooms, windows, screens ( bugs were easily in the house) and stairs to lake. When we arrived, there were still linens and towels damp in the dryer, spiders on the bathroom ceiling. A little TLC would make this place awesome!

Owner's Response: I am sorry we did not meet your expectations. Bugs and such are unacceptable and we'll redouble our efforts to make sure those are corrected. However a number of your comments I fear are more specific to your expectations. Tots is just a casual lake camp so when we don't have time to finish the towels "yes" we may leave a load in the dryer. The beds are always finely made and there are always more than enough towels for both bath and beach. The house will be clean. The screens and such stick but are in good shape. The entire house was completely brand new re-built from foundation in 2011 though we kept the main section in tact with all of its 90 year history for nostalgia purposes. Can't do anything about water levels but usually the beach is about 30 feet wide this time of year so sorry about that!!! We keep our rate so affordably low precisely so we don't have to make Tots into a cookie-cutter, fake vacation home. It is our home and we offer it to you the way we use it. That said I understand if some people don't appreciate that and I am sorry. I think we'll look at updating the listing in the future. The pictures on the website are realistic and real time (except for water level!!!). Again, sorry for not meeting your expectations but thank you for the feedback.

Lovely family getaway!

Private cove, right on water.. close to Burlington.. Many places to walk, bike, run and fish.

Plenty of room, great for family vacation. Many steps to beach but that is worth the privacy. Property well maintained. Water clear but lots of grass growing in shallow water, need water shoes.

Always go to the Sunset Drive in...lots of family fun. The young adults went to downtown Burlington and shopped.

Will definitely rent again.

Wonderful stay

I stayed for 7 nights with my husband and two children, ages 5 and 2. We had a fantastic time at this very special property. The lake house is a mix of vintage and rustic modern, very charming. We found the place spacious and comfortable. Two guests joined us for a few nights and there was plenty of space to spread out. The view from the awesome porch is stunning! The private cove is great. I wanted a place that was easy for my kids to safely play so that we could relax and this was exactly what we needed. The stairs to the cove are steep and many, but the kids got used to our routine getting to the beach and it was not an issue for us. The lovely meadow surrounding the house is very quiet and the kids rode their bikes and played there without us having to worry about thru traffic. Best of all is the proximity to Burlington, a city we love and drove to 3 or 4 times during our stay. It was too easy. We also ordered out in Winooski *Tiny Thai, excellent) and went bowling and had ice cream in Colchester. We hope to be back next year!!

Magical property!

We loved our time at Tots and hope to return. For 7 nights my husband and kids, 5 and 2, enjoyed the camp and property very much. The private grove was extremely quiet and safe for the kids to play. The meadow in the front of camp is lovely and sends a wonderful breeze through the (awesome) windows and throughout the camp. The camp is a charming mix of modern and vintage. The beds were very comfortable, the kitchen and bathrooms are modern-vintage and we even got to use the indoor fireplace on one cool evening. The best part of Tots is the cove and view of the cove from the porch. It's beautiful and completely private. We spent a lot of time on the beach and while it is not great swimming as stated, this worked for us with our small kids. We also drove into Burlington 3-4 times and had take out from Winooski (tiny Thai, very good) and ice cream and bowling in Colchester on a rainy day. In all, we found Tots to be ideal for our family and hope to return next year.

The lake house is located in Braeloch, a lake community, in Colchester VT. It is situated 3 miles away from a paved road, 20 miles north of Burlington. 5 miles drive from Exit 17 on I-89. Braeloch was a 500 acre farm 100 years ago and has been largely kept undeveloped with a smattering of houses nearby. Our house is totally private and secluded with one side facing a private cove in Mallets Bay and the other facing an undeveloped open meadow. There are deep woods along rocky hills surrounding the meadow with a hiking path that connects to a State Park nearby. On the other side of the meadow are community tennis courts far enough away to not know they're there but close enough to enjoy them. Free and always open for use. No houses nearby and no thru traffic makes a perfectly safe setting for kids or pets. Direct waterfront swimming is shallow with a long dock - perfectly private.
