Enjoy all of the updates in this family friendly 3 bedroom, 3.5 bath villa that is conveniently located in the gated community of PLAYACAR in phase 2 next to a beautiful, quiet beach and the famous 5th Avenue shopping district. The beach is 250 yards from the villa by strolling down a stone pathway that is shaded by tropical greenery. There are also Mayan ruins to observe on your way there! Enjoy an abundance of shopping and restaurants that are just a short 5 minute walk from our villa. Our villa is steps away from the 12th hole of the Championship Playacar Golf Course designed by Robert van Hagge and now run as the HARD ROCK golf course as well as the large shared pool and palapa. We are also located just a short walk away from the tropical Aviary (bird sanctuary). The villa backs up to it so at feeding times twice a day it is a little noisy !A 10-15 minute walk will take you to the Reef Club Resort where our guests as space is available can enjoy the facilities (beach chairs, pool and towel service) for no extra charge or for a daily discounted fee, you can enjoy the all inclusive priveledges. The Newly redone HARD ROCK golf Course is located across the street from the Reef Club as well as the Hard RockClub and Spa.

The large outdoor terrace will be your favorite spot. Enjoy morning coffee while listening to tropical birds, have breakfast at the outdoor table, or relax in the shade in lounge chairs for an afternoon nap. When evening arrives, BBQ on the gas grill while enjoying a cold drink!

A new kitchen with granite countertops and all new appliances will make preparing meals easy. The open floor plan allows for you and your family to all be together for meals , games, TV and just having fun. There is a bar area between the dining room and living room, perfect for serving drinks and snacks.

The three spacious bedrooms are all on the second floor. The master suite has a king sized bed with a balcony to enjoy your morning coffee while listening to tropical birds or reading a good book. The second bedroom is spacious and equipped with a king bed. The third spacious bedroom has a set of twin beds that can be converted into a king bed. All bedrooms have large en suite baths that have been remodeled with marble counters and walk-in showers.

Well equipped grocery stores are easily accessible to meet all of your food and drink needs, or for an extra fee groceries can be provided upon arrival. Private transportation from the Cancun airport can be arranged on request for an additional fee.

Maid service is provided every second day, as well as fresh bottled water, and our property manager is available to ensure that your trip to paradise is just that!. Our concierge service can arrange anything you might need. Sit back, relax and enjoy!

We just added a new 48 class tv and back patio furniture for 8 people , also a new gas BBQ grille .

It just seems to be close to everything you could possibly need ! And it is . But please understand this is MEXICO and contrary to popular belief it's still a 3rd world country , if something breaks it's fixed when they want to , not when you want it ! I have no control over this and you need to understand and accept this ! It's very seldom but things do happen !

What makes this villa unique

This villa is in the most well known private community in the Rivera Maya region .. PLAYACAR . Yet as a guest I must remind you this is MEXICO and water ,power , internet , cable ect . Are lsubject to outages beyond my control . Storms wind and just plain old wear and tear can at times cause an outage , and that being said , again this is Mexico and often times repairs are treated as MAÑANA TIME . Which in reality means when we get to it !

I just wanted to include this as an advisory , certainly not to suggest it's even a possibility during your stay , just advice for a coastal zone !

Lots of restaurants within walking distance, endless beaches to chose from, tours of famous archaeological sites, caves, cenotes, and nature walks in the jungle are offered all along the Mayan Riviera and on the island of Cozumel which is just a short ferry ride from Playa del Carmen 16.00 US dollars round trip every hour there are three different Ferries and endless activities including swimming with the dolphins, and snorkeling in beautiful lagoons.

We can assist with any of these or just offer suggestions! The CENOTE swim should not be missed !

Close to town and the beach but inside the secure gated community of Playacar. Private tennis court just for tVillas del Mayab in the community of Playacar Phase 2 with a maintained path to the beach that passes small Mayan ruins & Discounts at times at the REEF CLUB and the HARD ROCK golf course , 24 security and surveillance on the grounds, maid service and bottled water supplied. Approximate distance to nearby attractions from Villa : XCARET 4 miles COBA 4 miles XEL-HA and AUKMAL 34 miles TULUM 39 miles DownTown CANCUN 42 miles Chichen Itza 134 miles If you need transportation please do this on your own thru the CAN CUN CAB company they are really good and as long as you share all your info with them .. You will have no problems , I will be happy to assist you with this . Cost runs about 60.00 usd one wayand 120.00 usd round trip for 2 add 15.00 and 30.00 for 4 persons but you really only need 1 way as taxis will match the fare any time day or nig

I would stay here again....and again

My large family stayed here back in July and we loved it. The house was large enough for all of us. We loved the fact that is was just a short walk from the beach,oxxo,pharmacy,ferry, restaurants and night life of Playa. All the rooms are upstairs and they all have a full bathroom,lots and lots of big towels!! There are plenty of extra linens and pillows. The beds are a little to firm for my liking but nothing that I could not handle. There is some type of bird sanctuary behind the house and you can hear the birds this didn't bother me I thought it was kinda cute to hear them squawk. There is a bbq pit in the back yard with enough chairs and a table. The kitchen is complete with all the utensils you will need. You can catch a taxi on one of the main roads which is almost outside the door. But don't worry the house is not on the main road if you are worried about traffic. Another major plus for me is that the house has a washer and dryer with a large family with kids that is a must. Along with that they provided laundry detergent, dryer towels,bottled water,toilet paper,paper towels,bar soap,hand soap and dishsoap!! I have stayed at other condos and they have never provided these things. It was very nice not having to worry about those things!! I would highly recommend Casa Guacamaya

Loved it!

Stayed at this house for our honeymoon in 2016 and loved it. We had such a great time that we decided to go back for our Anniversary and brought along friends who loved it as well. The house was spotless, the birds aren't as annoying as people suggested, and all in all, I would highly recommended staying at this house.

Ant infestation ruined week long stay & expectations unmet per idyllic property description

Would write more but limited by VRBO. Wish I could post pics. Do not book here or ensure issues have truly been addressed and go in eyes wide open. Overall, property needs better maintenance/cleaning. Owner has behavior pattern of deflecting responsibility (emails to us and his other responses). VRBO protects owners not renters.

1. Large ants everywhere, everyday - kitchen, bathrooms, upstairs, beds. Scared kids, one bitten in sleep. All food in ziploc bags. Killed dozens daily despite mgmt company spraying multiple times. Gaps under front and side door are a major issue (anything can crawl in). Needs threshold and door sweep along with other potential entry points addressed. Owner attempt to blame on rain is BS (very short drizzle first night, none rest of week). Have been to multiple places in Yucatan Peninsula and even stayed in a jungle villa, never had ants inside.

2. Mgmt rep and signs near each toilet instruct you NOT to put toilet paper in toilet bowl.

3. No access to Reef Club. We were turned away. Noticed his card says non-transferrable.

4. Wii controllers battery compartment covered in corrosion/gunk.

5. Patio and view not as advertised. Notice he has no pics on site. Half "new" set is plastic, covered in grime with one having a hole. Tile covered in mold. View is chain link fence and back of aviary building with a bit of plants.

6. Ceiling/wall of stairwell has water damage/mold. Paint may cover but doesn't solve water damage/mold.

Other issues to consider, some of which owner can solve:

1. Birds are loud but bearable. Will wake you if not up early already. Earplugs might solve it. More like squawking than something to enjoy.

2. Master bed is extremely firm with uncomfortable pillows.

3. Only 2 washcloths and some towels have holes.

4. No dishwasher. Not listed on site so not misadvertising. Hassle for daily meals for bigger family.

5. Two of tile showers extremely slippery. Could solve with mat.

6. Master bath shower has low water pressure, bad drainage (ankle deep bath while showering), and short shower curtain so gets water all over floor.

Some good things:

1. Location is very good. Short walk to 10th/5th avenue strip. Walk through Mayan ruins to beach is short and cool.

2. Playa Paradise property mgmt was responsive. Answered promptly, spoke english, sent guys out quickly. Instructed by rep at check-in to call them with issues.

3. Each bedroom's AC unit works reasonably well.

4. 5 gallon jugs of drinking water provided daily.

Ants are the only issue reported to them , and you chose not to even bother to contact me during your stay yet seemed to had no problem doing so upon your return asking for your money back ! I just find this odd !

The house was very nice.

We enjoyed the location. The pool area was very enjoyable and we met a lot of nice neighbors. The only draw back was the NOISEY birds behind the house. Only quite time was after dark and before day break.

Great House!

Loved the house, and great location in Playa. 8 minute walk to the beach, and steps away from lots of shopping, restaurants, and night life. Also only a 10 minute walk to a ferry station to Cozumel. We had 8 people in the house, and it slept everyone comfortably. The house was equipped nicely. The only minor issues we had were with the intermittent Wifi service and ants in the house when food was present.

Also Mexico isn't on par with technology yet Sometimes I feel lucky that the Internet and cable works as well as it does .. 98% of the time it's just fine but if 8 people all had devices on it at once I could see it being dragged down Somewhat . Excellent Accomodations!

Everything about the house is comfortable and accommodating. Very well equipped kitchen. Great having en-suites with each bedroom - very nice! In a very hot and humid environment, the fully air-conditioned house was a real treat! The pool is about a 30 second walk and is well maintained, as well as the grounds. Restaurants, shops and beach about a 10-15 min. walk. Highly recommended!
