Cleaner, cooler water than those down river. This part of the Guadalupe is in a constant level area even during a drought. No marshy or shallow waters here. Great for fishing too. Close to everything in town. This home has 5 Queens with 2 Bunk beds (1-Double over Double and 1-Double with Single over it) as well as a Queen sleeper sofa and 1 Futon. Enjoy gaming in the downstairs area. New Braunfels and Gruene are some of the most beautiful areas in the Hill Country. During your stay, you will enjoy the Guadalupe River which is also close to the Comal River. Floating outfitters, Schlitterbahn, and the Comal Chute are just 2 miles from this home. Downtown New Braunfels is only 1.5 miles. You will be close to everything New Braunfels has to offer when you stay at Blue Sky!

Great Rental / Shady Pricing

This review is for a rental two houses down from this house, same owner (Robert). We inquired about this house but told it was rented and we were directed to a website with multiple rental houses from Robert. We rented the "Tumbleweed" house (not on VRBO), 2 houses from this rental. Plain but very functional house, right on Dunlap Lake (lower Guadalupe River) - 3 bedrooms / 2 baths, 4 beds, 3 fold out couches, open dining / kitchen area, small back deck (gets very slick) that leads to steps to a very nice concrete midpoint area we used for grilling. Then there is a steep decline down to the lake with 2 beautiful, mature Cypress trees surrounded by a newer wooden deck (gets very slick) and a fun rope swing. We had a blast at the rental and would return if it wasn't for some shady pricing technique the owner used. We originally set it up for 12 people, then we realized the unit "Sleeps 16" as advertised by Robert on his rental website, so we invited 4 more and let Robert know that 4 more might be coming. Robert said the price would increase, due to - "Like a hotel we charge more as the number goes up due to wear and tear, etc." We understood, and let him know we still wanted the rental.

Well, 2 of the additional 4 couldn't make it, so only 14 of us stayed at the rental (8 kids) on Saturday night, otherwise it was only 10 the other nights. Upon returning home, I let Robert know (via email) that we didn't actually have 16, we only had 14 total at the house. Robert informed me that "Unfortunately 14 is the same as 16." Which erases his initial statement that - "Like a hotel we charge more as the number goes up due to wear and tear, etc."

So long story short, we loved the rental and the location, but do not agree with people lying and taking advantage of other people, so we will not return to this rental or any other rental Robert owns.

Owner's Response: While Tumbleweed isn't currently listed on VRBO it is due to the fact that it just expired and I haven't had time to relist. I have managed this and other homes for as long as 10 years and have not lied or done shady deals. We have many guests who return year after year. As stated, once I became aware of the slick surfaces they will be pressure washed and hopefully less slippery. Unfortunately this year we have had more rain than usual and algae builds up quickly under the trees. We did pressure was back in June but obviously it needs to be done again. Once a group gives us the number of people, we charge based on that number and do not provide refunds as the money is transferred to the owner and I do not ask them to refund. We work hard to keep our owners and guests happy and hope our guests return.

Baseball Team

We had a wonderful stay during our regional baseball tournament. The owner was more than accommodating and the house was perfect for our team. We stayed in touch with the owner during our stay and he was awesome. A great place to relax. We are hoping to qualify for regional s again next year and would definitely stay here again.

Great stay!

We had a great stay at Blue Sky. The cabin accommodated our very large group and the property fit our needs perfectly. Being right on Lake Dunlap, we especially liked the location of the property. Half of our crew never even left the property and simply swam/floated right off the shore by the cabin. The property was close enough, however, to all the attractions of New Braunfels, and the other half of our crew enjoyed the more traditional style of tubing. We will definitely be looking to come back to this property in years to come.

Great Place to Stay!!

This home was the perfect place to stay. It is only about a three mile drive to float the Comal river and is easily accessible and right off of the highway.

The home is cozy and we absolutely loved the layout of the property. The river access and rope swing was a lot of fun for our group. The downstairs gameroom was an awesome area for us to play games, grill and rest.

We took our tubes down to the river and tied up to the posts and enjoyed our relaxing view and area for hours.

We had a wonderful stay here and we will definitely be back with our friends who also enjoyed the stay and will bring our families next time.

Family vacation

The grandchildren and the family had a wonderful time swiming and fishing.The fish were bitting.The water skiing was awesome.The home was very comfortable and meet all our needs.This home made it where the whole family could get together in one spot.Hope to make this a yearly event.Thanks for making this place available.We spent a day at Schlitterbahn.Great place for fun with all ages.Greune had Great night entertainment.

Blue Sky review

Our overall experiance was fair. For the money our group paid for 2 nights you would think the A/C would actually work. This is Texas and it is hotter than hell. The main floor only has A/C vents in a few areas(not the bedrooms) making for a awful sleeping conditions in the heat. Now downstairs in gameroom/bedroom it was cold because there were several A/C vents there. One of the bathrooms the shower head was broken so you had to hold the shower sprayer in your head for your entire shower making it very difficult to wash your hair or shave your legs. The fridge also did not keep the food cold. We had to throw away a bunch of food we bought because of that. Other than those issues the house was right on the river with very nice views.

Owner's Response: After speaking to, Sondra, the person that booked, she had a different response to her family's stay. They had a great time and while the shower head holder, had been broken, she dismissed it as no issue. I was not aware of any issues until after their stay and the comment was placed. Had I been notified, I would have fixed most if not all the concerns that her friend wrote up. The shower head has been replaced. The refrigerator works fine and has no issues. As with all refrigerators when large groups come and fill the refrigerator to capacity with hot food and drinks, they are taxed. First thing most people do is turn the temperature to the coldest setting which is the wrong thing to do as it closes the vent between the refrigerator and the freezer. Thus causing the opposite of what they are wanting to accomplish. Given time the refrigerator will catch up and do its job if the thermostat is left alone. We also have this listed and discussed as things to remember in all our homes. Regarding the A/C. While this is an unusually hot Summer this is the first time, in 3 years, anyone has had any issue with the A/C. There are vents in every bedroom in this home. Please remember to contact the manager, during your stay, of any home or hotel you rent as most of us are quick to respond and work to remedy any issues!
