Meadow Wood Mews is an extremely attractive comfortable, quiet and well appointed studio apartment situated on the first floor with a view over open countryside. The apartment is self contained with off road parking and is accessed by a private front door and staircase. It is ideal for one or two adults requiring a location within walking distance of the town centre.
The kitchenette is fully fitted with an electric oven with grill, ceramic hob with an extractor fan, fridge with freezer compartment, stainless steel sink, microwave, breakfast bar with 2 stools, and a 32' slimline TV with built in DVD player.
The living area has a desk, two reclining and revolving chairs with matching footstools and a coffee table.
The sleeping area has a a king sized bed with memory foam mattress and side tables, a double wardrobe with mirror doors and chest of drawers for storage. There is an Ipod dock & digital alarm clock. Wifi is available.
There is a separate en-suite with toilet and wash basin with heated towel rail and electric shaver point. a glass door leads to the tiled shower cubicle which has a Mira electric shower.
The property benefits from electric heating, is double glazed and fully insulated.
Pershore a charming market town on the river Avon, it has ample space for parking and is accessible by car in five minutes, alternatively by a 15 minute walk. It boasts a host of amenities. The Abbey is well worth a visit as is Number 8 Community Arts Centre which has a programe of shows and films. The town has a Leisure Centre with swimming pool and gymnasium and also has a programe of activities . Pershore has an array of individual shops and cafes as well as an Asda supermarket, Tesco One Stop Shop, these and an indoor market open Wednesdays to Saturdays for fresh bread meat, fish and local produce.
There are two garages within walking distance of the property with shops selling newspapers and convenience goods.
Pershore has a very good selection of restaurants from fine dining at Bell House to superb Thai, Fusion, Chinese and Indian cuisine. There is also available a home delivery of Pizzas and Indian food details of which are in the folder on the desk. A wide selection of take away food is also available which includes Fish and Chips, Thai, Indian, Chinese, and Turkish Kebabs.

About ROD & DI HOYLE
We have lived in the Pershore area for over 40 years.We purchased their home Meadow Wood from the builder in June 2013. It is on a small development on the outskirts of Pershore and came with a room designated as a Home Office over the detached double garage. We have recently undertaken conversion of this to a Studio Apartment. Diane was a Physiotherapist in Worcester and Pershore for many years. Rod describes himself as a retired entrepreneur. We look forward to welcoming you to this area and to our attractive Studio Apartment.

Pershore is. Ideal for touring the West Midlands. Close to Cheltenham for shopping and race days. Close to Malvern for the Three Counties Show , Spring and Autumn Garden Shows and numerous other events. The Elgar trail start on the other side of the River Severn near Worcester. Broadway, The Cotswolds, Stratford upon Avon and Warwick Castle are within easy driving distance. The National Exhibition Centre is just under an hours driving distance away. There is a railway station at Pershore with links direct to London (under 2 hours) & Worcester from where you can connect to Malvern & Hereford, Birmingham and the West Country. There are also excellent local bus services to Worcester and Evesham. There is easy access to International airports London Heathrow & Manchester are less than two hours away, Birmingham and Bristol less than one hour. The Scottish borders can be reached in around four hours. There are several National Trust and Heritage Trust properties within a short distance, the closest of which is Croome Court. For sports enthusiasts there are several golf courses with a 10 mile radius, Tennis Courts, and a bowling club, sailing and windsurfing within 3 miles, clay pigeon shooting, archery, off road driving and carting within 8 miles. The area is renowned for it's walking and cycling routes with plenty of beautiful countryside and river and canal pathways to explore including the Millennium Way which is almost on our doorstep. There are lovely walks beside the river Avon, local woodlands and wetlands. You can even relax in the middle of Perhore at Abbey Park where you can watch the squirrels at play or in Avon Meadows with it's lovely views over the river, where you can watch the passing leisure boats, ducks, swans and waterfowl or walk in the adjoining wetlands. The perfect spot for walking cycling or touring. Come and relax and enjoy yourselves in our lovely Studio Apartment.
What makes this Apartment unique
View over open field where one can see Roe Deer Muntjac deer, foxes, rabbits, buzzards and beautiful sunsets. You would be hard pressed to find a more convenient location for touring the West Midlands, enjoying local history and local walks, cycling, good food and good pubs within walking distance.

Good clean adequate facilities but needs improvements
Overall facilities ok but shower mediocre no real pressure and a bit like being on a small boat. Heating electric and on a timer which I was constantly reminded not to override despite the worst weather this century. I found this irksome pathetic and at times quite chilly considering I was paying a premium price I expected warmth!! The duvet was 1980’s style but the bed was comfortable. Also there was light pollution from the archaic equipment which also kept me awake at night. What upset me most was that they would frequently enter my apartment and turn off the heating. Not acceptable.
A difficult guest who stretched the bounds of our hospitality.
Meadow Wood Mews was converted into a Holiday Letting apartment and first occupied in July 2014. At this time every item of furniture, fittings, electrical equipment and inventory was brand new, to describe the equipment as archaic is therefore incorrect.
The duvet was replaced last year with a 15 Tog king size, it is not a 1980's style whatever that is!. An additional blanket was provided in the wardrobe and a coverlet supplied.
Regarding the shower, this is a Mira electric shower operated by mains water pressure, all previous guests have been quite happy with the performance.
Regarding light pollution the only source of this in our Studio Apartment is the clock on the microwave which can simply be turned off at the mains!
Regarding the heating, When the guest arrived he was shown the controls and suggested he operated the boost button if he required extra heat. He obviously failed to understand this simple instruction. He insisted on overriding the timer and having the heating on all day and all night despite being at work for at least 10 hours a day.
The electric heating is rated at 3Kw and therefore was needlessly using 30KW a day or £4.50 of heat wasted. We politely asked him to follow the written instructions in the apartment but he refused.
The guest also failed to recycle his waste into the correct bins
Our rental terms are that we supply all services free of charge, we ask our guests to respect this offer. This guest blatantly refused to do so.
The guest stayed with us for 2 month when his mobile home was not available.
At no time during his stay did he complain of any of the items he has listed.

A super studio apartment
We were made very welcome and had a lovely time in a comfortable apartment which had everything that we needed and more.
Very very clean and smart, everything you could possible need, bed so so comfy.
After quite a few days on the road and so far from home, it was great to "spread out" and enjoy the peaceful surroundingd in such beautiful accommodation. Every thing was first class
Very comfortable, well-equipped, friendly hosts.
This is an ideal quiet place for a couple who want to self-cater. The premise is a well-equipped large room with double bed, comfortable chairs and television. There is a kitchenette in one corner, and separate en suite room with shower. It is located over the garage with its own front door and key, apart from the host main house. Nicely private, light and well-decorated. The area has many attractions. Pershore itself is very close and a lovely town with good shops. Rod and Diane Hoyle are very friendly and helpful, if needed. Full marks.

Changeover days will usually be Saturdays although we will be as flexible as we can . Occupation from 4pm on day of arrival. Property must be vacated by 10am on day of departure. Bookings will not be confirmed until a deposit of 30% has been received. However if the booking is made within six weeks (42 days ) of the commencement date then the full amount will be due.
