THIS IS NOT A RENTAL AGENCY PROPERTY! Because we use the house ourselves in between rentals, we're very fussy about details, and keep it immaculate for every guest. All linens 100% cotton and spotless. Equipment is well kept. We inspect every nook and cranny!! Sorry, we do not accept pets and no smoking is allowed inside or outside the house.
A perfect family retreat: This casual charming post and beam house is perfect for family vacations with its open floor plan, two master bedroom suites, 3 and half baths plus outdoor shower. Two decks and the sun porch overlook quiet woods and marsh -- home to many birds, spring peeper frogs, and other wildlife. The 200+ acre Mary Barton Trust conservation area is across the street, with miles of trails, a pristine fresh water pond for swimming or fishing, and lovely old growth forest. Just two house lots away are four regulation tennis courts, for neighborhood use only, and a cute new tot lot playground for the little ones. Just a half mile walk down the street is Point Isabella and our private neighborhood beach with sandy shore, warm, clean salt water and boat dock. The charming historic village of Cotuit is a short pleasant bike ride or five minute car ride away. Mashpee Commons shopping center is twenty minutes by car and has upscale restaurants, cinema, shops and summer concerts. Wireless Internet.

What a great home! Our family really enjoyed our stay here. It is a charming home,with ample room for our extended family. The house was very clean and well kept, especially for a rental property. It is also in a very private setting. The owners were very friendly and helpful, lovely people. We loved sitting out in the breeze-way and deck in the mornings and evenings. The beach is very close, and was a perfect swimming beach for our grandchildren. The kids also loved counting the frogs in the backyard pond. We will definitely be re-booking for next year.
Our family spent a week here in July, and it was a fantastic spot for a week on the Cape.
Our group of 9 (7 adults and 2 kids) had more than enough space, and the combination of indoor and outdoor living areas was perfect. The home is beautifully maintained and featured all the conveniences we could need (A/C, washer/dryer, dishwasher, grill, etc.)
The home is in a development with beautiful wooded walking paths, and just steps from communal tennis courts and kids’ play area. But the real highlight was the access to the nearby private neighborhood association beach on Cotuit Bay. The warm/calm water, sandy beach, and grassy lawn were great for all ages, and activities from swimming and sandcastle-buliding to some really great paddleboarding.
Also, the neighborhood is very convenient (just a short drive from a shopping center with groceries, drugstore, etc.) and offers easy access to the shops and restaurants of Barnstable, Cotuit, New Seabury, etc.
Finally, the owners (Ann & Mike) were extremely helpful answering questions and offering information about the area. Excellent stay - highly recommended!
We were warmly welcomed by the owners who gave us all the information we needed, answered all our questions and gave us plenty of tips to make the most of our stay. The house is spacious, comfortable and relaxed and had everything we needed for 3 families with young kids to have a very happy week. Nearby Eagle Pond was a favourite place to vista and we enjoyed the easy access to the excellent tennis courts. The house is well situated and as first time visitors to Cape Cod we had a marvellous time. The house was completely clean and well stocked with linens and towels. We would happily recommend it, particularly for a large group, or extended family gathering.
We had a fantastic family vacation at this home. Lots of gathering spaces for the adults and children. Neighborhood was very nice....playground close by as were the tennis courts. Beach was perfect for the kids....
Mike and Ann were so helpful both in person when we met them at the house and the extended information in the book they provide! We were there over the 4 th of July and they told us the perfect place to watch the fireworks .....went to the parade...the Kettlers (not sure that is exact name) baseball game that night. Lots to do....great location. Would definitely rent again.
The layout and overall experience was excellent! The owners were great and very helpful with suggestions on places to visit & see. We had 8 adults and 7 kids and this was plenty of room for us and the local bay was great & peaceful. Would recommend this place to anyone and will look at using again in the future.
We try to get the family together every year for a chill-out vacation - and this house was one of our favorites so far. All loved the house, with plenty of room to cook for and feed everyone, a frog pond that engaged the kids for long periods of time (and serenaded us at night), and different inside and outside places for people to gather or to get some separate quiet time. Ann, the owner, had said "the house is great for family retreats" and she was right!
The lake set in a wooded conservation area is warm and clear - great for swimming, even for those just learning because of its long, sandy, shallow edge. The little kids learned to hit the tennis ball at the tennis courts, which were never busy. The local bookstore, semi-pro baseball games, and uncrowded beaches near the house were gems.
My wife and I stayed at the Lloyd's house with two of our grandsons (ages 7 &5) and were joined for parts of the week by my son's family (1-child - 19 mo) and my other daughter's family (2 adults, 2 kids ages 4 &6). Had a great time. House was well located and convenient to everything. Enjoyed the neighborhood amenities including playground and tennis courts which were a short walk away, and the neighborhood beach on the bay which was great for the kids and relaxing. Hiked through Eagle Lake Sanctuary a couple of times which was an easy walk for all and practically across the street from the house. Was a short drive to other Cape attractions like miniature golf and the Woods Hole aquarium. Went one day to Craigsville Beach for the "big" waves which was less than 15 minutes away, but preferred the neighborhood beach on a daily basis. The house was very comfortable, clean and well-equipped. The kitchen had everything we needed (even freezer molds to make frozen juice pops). Lots of different sitting areas, both inside and outside, so that everyone could have their own space when they wanted it. Ann's binder had details on everything in the area and a lot of helpful suggestions. Was our first time taking a house for a week and would certainly do it again. I would highly recommend this house.
In the Mid-Cape, on the warm-water south side Nantucket Sound, very private neighborhood, minutes from beautiful white sandy beaches, woodlands, swimming, fishing, biking, hiking, golf, tennis, boating, whale watches, shopping, cinema, theater, restaurants, antiques, art museums, galleries, historic villages, scenic drives; near ferries for Nantucket and Martha's Vineyard, a year round resort for the whole family.

Payments are made via personal check only. We do not ask for wire transfers. We ask for half the total fee plus security deposit of $1000 to confirm booking, the balance by May 1. After May 1 for that calendar year, the full amount is required for confirmation.
