Welcome to our little piece of heaven we like to call “The Meritage” - a completely remodeled cottage with all the modern conveniences. The cottage is located on a quiet lower lake road - perfect for walking the dog, taking an evening stroll or maybe a morning bike ride.

When you arrive you'll find a bottle of Finger Lakes wine and local coffee from Keuka Lake Coffee Roasters to get your vacation started. Your mornings can start with a cup of fresh coffee as the sun rises behind you, and your evenings can end with the sun setting across the lake and a glass of wine in hand.

The front door to this lovely cottage takes you into the living room area, artfully arranged to welcome warm conversations with friends or family. A comfortable queen-sized sleeper sofa and pair of matching armchairs make this a great place to catch up on the day’s events.

A large window behind the couch beautifully frames the evening sunsets. Twin bookcases are filled with books and games for you to enjoy during your stay, as well as a flat-screen TV with digital cable, DVD player and DVR.

The living room is open to the dining area with seating for 6 and the completely remodeled kitchen where you’ll find everything you need to prepare a wonderful lakeside meal.

Off the kitchen a laundry room with a new washer and dryer, as well as kitchen “staples” in the pantry area. To the left of the kitchen you’ll find our remodeled bathroom with tub and shower.

The master bedroom features high ceilings with a fan and the original wooden beams. Buckwheat Therapy pillows - handmade by our neighbors two doors down - might change the way you sleep forever! The bedroom also is equipped with cable TV and an alarm clock. A large dresser and armoire can be used to pack your belongings away so you feel more like home. The master bedroom also has a second door leading outside.

The guest bedroom just off the dining area has a double bed and dresser.

Outside, friends and family can sit together on the deck, enjoying dinner or a glass of wine and taking in the sight of Keuka Lake. There's a table for six - and a slightly covered space in case it rains! You'll also find both a charcoal grill (for the purist) and a gas grill (for the realist), as well as an outdoor fireplace and propane patio heater.

Walk five steps off the deck and you've reached the water. There's plenty of swimming space, and you can dive in off the end of the dock. Also at the end of the dock are two Adirondack chairs.

There's so much to do in the surrounding area. The biggest attraction is the Finger Lakes Wine Trail, and you'll find two of the best wineries within a mile of The Meritage.

You can taste all kinds of wine - from world-class Rieslings, to Pinot Noir, to award-winning dessert wines! And most wineries provide stunning views of the various Finger Lakes. If you don't want to drive, we have information on limo and private transportation services.

Shoppers will love The Windmill Farm and Craft Market, just a short drive away on Saturdays. Some of our favorite restaurants are nearby, and we provide recommendations in the form of a personal Google Map for every guest. There are many ways to enjoy the lake itself - from renting a boat and water skiing, to fishing and kayaking.

We are excited to now offer two single kayaks (purchased new in 2015) for rent during your stay!

While we don't recommend working while on vacation, there's certainly room to work if you must! Guests enjoy high-speed wireless Internet.

Morgan grew up just a mile north of the cottage - where her family still lives - and purchasing a cottage in this location was a no-brainer. The quiet lower lake road is the perfect spot to go for an evening run, bike ride, or walk with the dogs. In fact, it's such an ideal location that we have to convince ourselves it's real. We had searched for a rental property for several years and found nothing like this. It's a cliche, but it's true: This is a dream property.

Not as described. Not very clean.

In mid-October, we stayed at the Meritage for four nights. The online descriptions and pictures showed a quaint cottage, not contemporary by any means, but charming.

While the view from the back porch/deck is spectacular and was very much enjoyed, unfortunately, we found the property not as described and/or pictured and it fell far short of our expectations. After navigating the extraordinarily steep stairs down, the small area by a back door was very overgrown. We were confronted with a screen door with holes in it, a faded sign that says use the porch door, and the sight of the next door property full of abandoned construction material. Once finding our way to the front of the cottage, again, the view is wonderful, but the yard is overgrown with weeds. Cobwebs are all over the ceiling of the overhang for the porch/deck. Looks like it’s never cleaned. Also, the pile of ashes with trash in it, referenced in a prior review, is still there.

The interior was a disappointment. The kitchen cabinets were painted a dark beige and only one dim ceiling light was in place. The rug in the master bedroom was filthy with multiple pet stains and clumps of dog hair, and the blinds on one window in this bedroom were broken and hanging and inoperable. The coffee pot (found the next morning) was full of mold (took a half hour to clean), and the oven was caked in grease, so much so that we did not use it for fear of a grease fire. The bathroom floor had mold in the grout. We unfortunately found that the cottage contained only a ¼ roll of toilet paper on arrival… would think that TP would make the list of staples that were supposed to be stocked.

Reaching the owners proved challenging; questions we had prior to our arrival, asked via email, went unanswered, and several texts took quite a while for a response. We were finally able to discuss the above issues with one of the owners the day after we left. Morgan blamed the cleaning company, however, the condition of the cottage was not something that occurred after one rental. At the end of the conversation, Morgan left us feeling that our dissatisfaction was our fault for not letting her know on day one so that she could clean the cottage. Most of the issues clearly required more than an hour or two of cleaning and her response was “ what do you expect me to do…I can’t redecorate the place.”

What we expected was to find a clean cottage in good repair. We would not recommend this rental.

Great location!

Beautiful sunsets, perfect view of the changing leaves, close enough to town for convenience but far enough away for peace. It is an ideal location for a relaxing weekend!

All of the amenities of home, a scenic view, and steps away from the water!

The Meritage was a wonderful place to stay! The location on Keuka is close to local wineries, which is nice if you are looking to enjoy a true finger lakes experience. The cottage was equipped with most everything I typically use at home from the basics (laundry, cookware, Wifi, etc) right down to the smallest of details (coffee grinder, wine opener, stemware, decanter, etc)! We could easily indulge in some of the local wine purchased! Outdoors we enjoyed the fire pit, relaxing in the Adirondack chairs at the end of the dock, and an afternoon cruising the lake in the kayaks. The owner provided lots of helpful local suggestions, as well. I look forward to going back!

Outside not as well kept as inside

This is a very cute cabin which is well appointed inside. However, the first impressions from the outside are not good. As mentioned in prior reviews, the stairway from the road is long and steep. It is also very overgrown with weeds at the top of the road and along the sides. At the bottom of the stairs you are faced with the construction mess from the house next door. We were concerned that there would be noise but it appears little has been done in a long time (building permit dated 2011). The construction debris litters the property and there is no fence to keep pets or children out of the mess which includes boards with nails protruding and an old boat lift propped up in the yard. This was such a problem that we purchased (at our own expense) temporary fencing and poles from the local hardware store to prevent our dog from going next door.

The outside of the Meritage property was better with great views, nice deck and pier. But there were weeds that had grown up through the rock and some were nearly a foot tall. The garden beds were also overgrown with weeds. The ashes from a prior fire pit had been dumped on the ground and not taken to the roadside. I picked up a significant amount of garbage-chewing gum, old bolts, plastic food wrappers by the didn't appear any outside maintenance had been done in a long time. The deck had been swept but there were cobwebs in the overhang and the window was quite dirty. A quick hose between tenants would have vastly improved first impressions. Nice property but needed a clean up before we arrived.

Inside was nice, exactly as pictured in the photos and I appreciated the owners’ high quality linens which are often overlooked in rentals. Morgan was also very responsive when I let her know the patio umbrella was broken and had it replaced within 24 hours. She also allowed us to have an Amazon package delivered to a nearby relative. However, my comments about the fire pit ashes and the construction zone next door were ignored.

These are not insurmountable problems. A permanent fence between the Meritage and the next door property would be extremely helpful (and address safety issues). And adding 30 minutes to the clean-up on turnover day to do outside chores (weed whack along the road, stairs and yard, pick up any trash or ashes, hose down the deck and overhang) would provide the impression of a well cared for property. The view from the dock though was awesome.

Owner's Response: Katherine, As I mentioned in my email to you shortly after this review, I really do appreciate you taking the time to write. I also appreciate how much you communicated with me during your stay. I truly thought you had a nice experience, which made the low review all the more surprising and troubling. I tried my best to be helpful and accommodating with your Amazon order, helped with the Roku, purchased an umbrella immediately, etc. Had I know of ANY issue, I hope you know I would have responded right away. I do hope you choose to stay with us again! ** For future guests reading this, I’d like to address some of Katherine’s concerns. Katherine texted a photo of a small pile of ashes, wanting me to know they were not the guests who had left them behind. Since the ashes were only a small pile and left at the very edge of the property, I did not think this was an issue for her. I have taken steps to remind all future guests on the best ways to dispose of their ashes. This was the first time in nearly 10 years ashes were dumped in appropriately. Sweeping, cobweb removal, window washing, and general cleanup are absolutely expected. I do wish she had let me know if the cottage cleanliness did not meet her standard upon arrival. I would have had someone at the cottage immediately to remedy the situation. The property directly to the south has been abandoned and in disrepair for years. I totally agree that is an eyesore, but there is nothing I can do about that. The good news is that there is no neighbor to be seen or heard to the south — more privacy. That being said, I of course want our renters to feel safe at all times. Katherine was the first renter to address any potential safety issues. Since we are personally friendly with the neighbors two and three houses down, we have preferred to keep the lake walkway open and accessible. IF I had known of any concern she had, I would have made it a point to try and install temporary fencing or or anything else to make her feel more comfortable. Other than when she departed, I had no clue that there was any issue there. Before and during her stay, Katherine and I frequently texted and spoke on the phone. I helped her reroute an Amazon package to a family member of mine who delivered it personally, along with a new patio umbrella and an extra bottle of wine. Her last text read “We had a great week and keuka is lovely!”

A perfect peaceful and serene getaway with amazing views!

My wife myself and my three young children all checked into The Meritage for one week. Morgan was especially attentive to emails and communication through the home away app. Using the app Morgan provided every single piece of information on one would need before during and after your stay at her and Evans property! The week was wonderful, light breezes were cool in the evening and felt refreshing coming from the stifling heat and humidity of Delaware! The kitchen was quaint but purposeful enough to get everything we needed to feed our family quick breakfasts and dinners which we enjoyed on the deck overlooking the Kueka Lake! Beds were comfortable everyone had room. The charming town of Penn Yan only 4 1/2 miles away had everything you could possibly need that wasn't already at the cottage. The kids enjoyed the kayaks the lake was peaceful and very little boat traffic was ever observed. Watkins Glen, the Outlet Trails (hiking), the Corning Museum of Glass, aren't terribly far for a day-trip!! The Wineries are literally everywhere!!! Overall, we were very pleased with our stay, our hosts were wonderful; greeting us with a delicious local bottle of wine and delicious coffee! Hope to stay here in the future again!

A 4% local Lodging Tax will be applied to your rental. NO other charges or fees will be applied.
Weekly rentals are preferred during the Summer season, and generally run Sunday to Sunday. Check-in is anytime after 3:00 PM and check-out is by 10:00 AM. A deposit of 50% is required to reserve your stay. The balance is due within 30 days of your arrival. We provide a starter set of bed & bath linens.
