From your first view of the charming frescoes in the entry hall, you will be entranced with the house, furnished in Umbrian/Tuscan style with care and attention to detail, old restored doors, mosaics in the bathroom with a spectacular view. Each object has been carefully restored by local artisans such as blacksmiths, joiners, tile makers. The house has been restored to high standard maintaining original characteristics, vaulted arches, niches, frescos, mosaics and original stone staircase, offering the comfort of a house where one feels at home amidst the owners' large and varied art collection.

"Sogno Panicalese" is an ancient yet welcoming environment for tourists wanting to get to know Umbria and Tuscany through the beautiful natural scenery and offering as well a deeper insight into Renaissance Italy.

This is a very romantic dream Townhouse, accommodating up to 6 people, nestled against the Etruscan walls surrounding the ancient town, dating from the second century BC, only a few steps from the central piazza. All amenities - bars, restaurants, bakery, supermarkets with fresh delicious local products, newspapers and gifts, the historic theatre, churches and museums are moments away. Free parking is only 2 minutes walking distance from the house.

The Casa is on Three levels + Roof Terrace, Sleeps up to 6 People.

I'm Katia and I manage this wonderful townhouse in the historic centre of my delightful medieval village Panicale, on the Lake Trasimeno. On the 2002 the present owners asked me to manage and let their lovely home. It is for me a wonderful pleasure to welcome guests from every part of the world, introduce them to my area and let them know our traditions and culture. Guests are always happy to visit Panicale and to discover the little villages all around, but also they appreciate the services of the house and its quiet location. People here are friendly and nice. All guests seem to be home!

You can sit and relax to see the wonderful sunsets with a local red wine and enjoy your stay! They love it! They love us and they appreciate all our traditions. If you come and visit Panicale you'll understand why they bought this splendid home!

What makes this townhome unique

Panicale is perfectly located in central Italy - around is a lifetime of day-trips. You can easily visit such towns as Siena, Perugia, Cortona and Montepulciano with your car. Panicale has everything: you can walk to bars, restaurants, enjoy the beautiful Piazza with its cultural events in the summer time; only a few steps to grocery, bakery, supermarkets.

The house offer to guests many services as: fully-equipped kitchen with dishwasher, coffee maker, toaster etc.; stereo system, DVD, ADSL broadband fast connection, washing machine, dryer, etc.

My husband and I, and two other friends of ours, have rented SOGNO PANICALESE two times: in november of 2010 and in February of 2011. We have returned, and we are planning to return to this property again next year, or in 2013 because the Townhouse is very large, spacious, full of light, charming, comfortable, clean, well-furnished and very cozy. I like this property also because, being conveniently located in the center of Panicale, within minutes we are able to get to any of the local restaurants, galleries, stores, etc. Also, within a few minutes from the apartment we can park our car and visit the nearby cities or the nearby train stations for Florence, Rome, Assisi, etc. We especially appreciate the fact that while vacationing in this property we feel right at home because of Katia, a young woman from Panicale who speaks English very well and meets us in the main Piazza when we arrive by car. She helps us to the house and during our vacation, she is always available to come and help us when we need her help. And the fact that she does not live right next door is very encouraging. We rented other properties in the past where the owner lived right above, or next door from the property they rent us, but that made us uncomfortable because, in a way we felt they were always there ready to tell us to be careful with their property. With this property we feel at home, yet free to enjoy the Townhouse our own way. We highly recommend staying at SOGNO PANICALESE.

Wonderful Month In Panicale!

We recently rented Sogno Panicalese for a month in fabulous Panicale, Umbria and cannot wait to return there. This beautiful, authentic, townhouse villa is located within the ancient walls of Panicale. The village overlooks scenic Umbria and one of Italy's largest lakes, Lake Tramiseno. The village could easily be used in a Hollywood movie as the idyllic medieval Italian renaissance fortress town. It boasts a rich history dating to Roman and Etruscan times and multiple masterpiece renaissance art works within its churches. The property is wonderful. Three bedrooms, four bathrooms, huge fully equipped kitchen and a roof-top landing with dinning table, chairs, barbecue and views to die for. All just steps to the Piazza Umberto I, the village square with its picturesque fountain, cafe's and three unbelievable restaurants. The village is well located and offers easy day trips to dozens of Umbrian and Tuscan wineries, monastary's, villages, museums etc. Trains to Rome and Florence are easy and cheap from a nearby train station. The property is managed by the delightful Katia, who is herself a Panicale treasure. Everything about Panicale and Sogno Panicalese is special. There are steps to navigate, but the effort is well worth it. We plan on going back year after year.

We are booking next year in Panicale - 4th time, 4th year!

We stayed at another wonderful villa for 3 years when the owners decided to actually live in their own home! How upsetting! LOL Katia, our dear, dear House Manager suggested a new place to stay. We stayed in the new villa immediately after the owner finalized all of his fresh aesthetic touches from a total renovation at a FABULOUS place! We stayed 10 days. The pictures don't even relate how wonderful the villa is portrayed! The luxurious touches are crazy! The solid wood doors, handles and door apparatus are modern, kitchen cupboards, appliances and appointments are divine! Bedrooms and baths are extremely well appointed. Furniture is not a hodge-podge like most places. This home was well thought out and they spared no expense, it just shows! Colors are soothing as well. Why do I share this with you? Because it feels like a soft, warm, welcoming place to forget everything so you can enjoy grass between your toes in the rare and fabulous backyard....the vista of the valley you can see.....the porches and outdoor settings you get to choose. Shall I say more? We already booked 3 weeks in 2017. Reserve a particular and delightful villa like no other in Panicale. If I could replicate this place in USA for a vacation place, I certainly would! Katia is as accommodating as can be!!! We love her and consider her family!

I couldn't have chosen a better home than Sogno Panicalese for my six week stay in Umbria. It was sheer bliss! While the online photos are very good, they don't really prepare you for the breathtaking panorama from the rooftop terrace. The villa is wonderful, in that it has everything you need and more, and is just a few steps from the charming piazza . And then there's Katia...I truly hope the people for whom she works realise what a fabulous asset she is. Her communication and help prior and during my visit were outstanding, and the welcome I received was generous and touching. Katia and her three lovely boys became like my Italian family. And don't miss the delightful Nonna Rosanna cooking for you! It's a wonderful experience, and you'll have plenty of food left over for seconds!

Thank you Katia, and thank you to all my new friends in Panicale, a gorgeous village from which to do many day trips through Umbria and Tuscany. I can't wait to retun, and hope Sogno Panicalese will still be available. Ci vediamo alla prossima!

We Love Panicale!

We celebrated our 50th wedding anniversary with our two daughters and son-in-laws at Sogno Panicalese. The town home was ideal for the three couples, each with a separate bathroom. The view from the two upstairs bathrooms was exceptional overlooking the beautiful countryside. Although we ate many meals out, the kitchen was extremely well equipped (except we needed a large coffeemaker for the six of us) which Katia kindly lent us. The bedding was comfortable and the living space definitely adequate. This is our second trip to Panicale - we were there last August and planned our return trip at that time. We love the in-town market and the restaurants, in particular Masolino and Bar Gallo. At the end of three weeks, we felt like locals! Katia is endearing and ever helpful. We love her. We love Panicale. We love Italy!!!!

like arriving home...

I would stay at this place over and over again. It was so homey and comfortable and luxurious. Katia always makes sure that you have everything that you need and are very comfortable. The views are spectacular, well insulated making the temperature always comfortable. I was happy, once I got used to it, that there was no television there. I got to enjoy more, the peace and tranquility and the sounds of village life. Panicale is a very special place and Sogno Panicalese is certainly and ideal place from which to enjoy it.
