We fell in love with Mexico and Baja in 95. Always want to come back.
A great condo for 2 on a beautiful beach in San Jose del Cabo. The unit had a well equipped kitchen, lots of towels and beach chairs for guests' use. The pool and barbecue area were inviting and it was always easy to get a lounge and umbrella.
This upstairs unit was private and had a lovely ocean view. The proximity to La Comer grocery store and the bus route makes it a winner. Susan, the property manager, was very accommodating, arranging an early check in and late check out for us.
Viva is gated community with on-site security. We chose it based on location. It's right on the beach with a fantastic view of the ocean and just a couple of blocks from the grocery store - honest!!! The bus stop is a 5 minute walk away and buses are every 5 minutes up to about 8:30pm. We saved a couple of hundred dollars on taxis over the course of the month. There is daily maintenance to the gardens, pool and barbeque areas. The condo is clean, cosy and equipped with absolutely everything you need, including a vacuum cleaner. The tap water is filtered and tastes very nice. The WIFI connection was strong and there is a phone for local calls. I was apprehensive about the shared on-site laundry facility, but it worked out really well. There are miles of beach right on the doorstep and great restaurants within walking distance. Susan, the property manager is very professional and just a phone call away should you need anything. We really enjoyed our trip to Viva.
Stayed at condo 5-5-15 to 5-19-15. Had a terrific time. Weather in the mid-80's. Condo has everything you need. Living room, full kitchen, utensils, bathroom, and balcony seating with table. TV (never watched), radio, Roku, and a DVD player. DVD player didn't work correctly and property manager Susan brought us a new one the next day. Thanks. Storage locker on balcony has things like two coolers, beach chairs, brooms, some floatation things for the pool, and other things I forget. Two BBQ's are out by the pool to use. We spent tons of time on the balcony. Great views of the interior grounds, pool area, and of course, the ocean so close.
We felt that the overall best thing was the location of the condo. Walk out of the complex up to the main drag street and catch the yellow school type buses (marked "Urbano" on the front) to anywhere in town. We paid 20 Pesos for two people each way. Mostly locals on those buses and I simply don't understand paying the higher price of taxis (maybe when the buses aren't running). Tell the driver where you basically want to go and you will get there. We actually spent more time walking all over town than we did with buses. Never saw or felt any dangerous conditions. The locals were very nice overall. The Mega store just a 5 minute walk is a HUGE plus. You can buy anything there you need (think a Costco or a Walmart). They have huge pastry, liquor, seafood, and meat sections among everything else. Even some restaurants right in the complex including a Starbucks. We went to the Mega very often.
We could see for miles up and down the beach and only ever saw two people out in the water during our two weeks. Apparently, the undertow is reported to be quite strong and potentially dangerous. Still great to see, sit near, and walk along.
The following are not criticisms, only suggestions to make things even better:
-Very little counter space in the bathroom. A small medicine cabinet or wall shelf would help.
-There is a hair dryer in the bathroom, but strangely no electrical outlet to use it. One could be installed.
-There is a overhead fan and wall A/C in the living room. Work great. Same in the bedroom. But the A/C unit in the bedroom basically just blows air. It really doesn't blow cold air. Suggest it be updated to a newer, quieter model.
-The phone book in the unit was from 2011. A new one is needed.
-Some kind of suction safety handhold could be installed in the shower.
We really had a great time. Hope to go back.
My husband and I have just returned from two weeks at Viva #28. We thoroughly enjoyed our stay. The condo was very quiet other than occasional music and party game noise from the Royal Decameron next door but we did not find it intrusive and by dark, there was no noise at all. The condo is well equipped and as mentioned in a previous review, there are nice towels and lots of them. We had a good view from our private deck and saw whales almost daily. Contrary to the property description, there is no dishwasher in the unit, but with just the two of us that was not a problem. The location is excellent. There is a friendly and inclusive group of guests and owners at the complex. We would definitely recommend this unit and plan to return there ourselves in the future.
We have just returned from three weeks in Sue’s condo, Viva #28. It was so peaceful and relaxing. The location is perfect … 2 blocks to Mega for anything you need, a block to the local bus into San Jose del Cabo (10 pesos), and a block to C J’s Deli/Restaurant where we enjoyed Happy Hours and dinners and the company of locals.
The condo has an efficient layout. The bathroom has a new vanity, tiled walk-in shower, and fluffy towels aplenty. The kitchen functioned well, although the appliances are older. Bed was comfy and there was ample storage.
The view over the desert landscape, the pool, then the sand and sea was amazing. We loved the balcony. It was protected when the winds came up down by the pool and, being on the second level, it afforded more privacy than the ground floor patios.
Yes, there is devastation in the area as a result of Hurricane Odile. However, many places are rebuilding, lots have reopened, others may never. The local people are as friendly, positive, and delightful as ever. We hope for them that tourism will come back.
The owner, Sue, and Susan, the property manager, were excellent to deal with. Our experiences with them could not have been better. They were both so understanding and helpful.
I have no hesitation in recommending this condo, or a trip to the area. We are totally relaxed! Gracias.
We couldn't have picked a better condo! The condo had everything--extra bath, kitchen towels & beach towels, blender, microwave, pots and pans, and even a cooler, beach chairs, tennis racquets and snorkels. They really thought of everything. Susan, the property manager was REALLY great, picking up on our lamenting that we wished we'd brought our binoculars to get a better look at the fish or small rays that jump just past the surf. The next day, she brought a pair for us to borrow! What a sweetheart!
The view is amazing..just as shown, looking out over pool to beach and ocean. Birds would zip by at eye level from the palm trees which was our morning entertainment. It is a great place to slow down and relax. We were there at the beginning of low season so there were only about 8 of the 48 condos occupied. Most were owners and very nice and helpful to us newcomers. They gather at the pool for a BYO happy hour nightly and invited us to join them. We made new friends and really enjoyed a quiet relaxing atmosphere. No boom boxes blasting, no party host with a megaphone announcing a volleyball game. This is not a place to come and party loudly.
The large grocery store is a 5 min walk, which was really helpful. They sell everything from prepared foods to sandwich meats and liquor. The mall has a few fast food Mexican spots. Cynthia's Organic restaurant around the corner had great homemade dishes-veggie ravioli, fish, salads. The bus stops right there too so you can get to San Jose del Cabo easily. We didn't have a car for most of the trip and got to San Jose, and out to Puerto Los Cabos (San Jose's marina area) fine via bus, returning by taxi (less than $10US) back if after 8:30. We went to Cabo San Lucas by bus during the day but after enjoying the quiet laid back lifestyle of San Jose, we didn't like the loud claustrophobic atmosphere. Since the buses stop at 11pm and a taxi cost $35 one way, we didn't go down there for live music that started at 10:30pm. When we rented a car (nearby at Payless) for 2 days, we went locally to The Container for live music and the Brewery in SJD. Todos Santos was a nice day trip. Flora's Farm 10 min outside of town on the dirt roads was a real treat for a gourmet meal on the farm. Spectacular food and setting. Saturday Farmer's market was great and we were happy to be there for the last one of the season. Artwalk (Thurs) in SJD was a lively night for us at the beginning of low season. The town was pretty quiet most other nights
