This modern 3 bedroom villa with private pool has stunning views over the surrounding Esterel Mountains, and down towards the sea. It’s perfectly located in an elevated position in the hills near to Cannes, yet just 1km back down to the many shops and cafes in the town of Mandelieu-la-Napoule.
The villa comprises of a large living/dining area, open-plan kitchen, utility area, three bedrooms, two bathrooms, two independent WC’s, a large dining terrace, beautifully landscaped gardens, private swimming pool and parking for one medium-sized car. Air conditioning units in the two upstairs bedrooms and window shutters help keep it lovely and cool in the summer.
In a small gated domain of recently built houses, it’s just 5-10 minutes by car down to the old village of La Napoule with its marinas, sandy beaches and restaurants. A short drive around the bay and you'll soon find yourself in the port and town of Cannes. It’s great for those wanting a comfortable base for relaxing, but also close to the sea and inland villages. The town of Mandelieu offers direct access onto the A8 AutoRoute, so touring the whole Cote d’Azur coastline couldn’t be easier.
It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends (but no organised parties please).
Living room: is one great big open-plan room, with windows across the front giving great views across to the hills! It’s tastefully furnished with sofa, armchairs, coffee table, dining table & six chairs and has a large TV (French) and DVD player. The doors open out onto the large pergola-covered terrace, with gardens and pool below.
Kitchen: modern and open-plan with gas hob, large extractor hood, electric oven, large fridge, freezer, dishwasher, coffee machine, kettle, toaster and microwave.
Utility: washing machine, iron & ironing board in the garage. Drying rails available.
Bedrooms: three in total, two on the first floor and one on the ground. The master bedroom has double bed, fitted wardrobes & drawers and doors leading out onto lovely balcony with superb views. Great place to watch the sunset with a glass of rosé! The other first floor bedroom also has double bed, fitted wardrobes & drawers. The third bedroom is located off the living room, with double bed, drawers and hanging, plus French doors out onto the main terrace. For the warmer summer months there are air conditioning units in both upstairs bedrooms and floor-standing fans for the downstairs rooms.
Bathrooms: two bathrooms both located upstairs, and two independent WC’s one on each floor. The master bedroom has an en-suite, with over-bath shower and washbasin; the independent shower room opposite the other bedroom has shower cubicle and washbasin.
Outside: the villa’s located in a small modern domain of private residences, all enclosed with electric gates. Parking for one medium-size family car directly outside the house (no large vehicles please as parking here is tight). It has south-facing terrace and gardens, totally enclosed and planted with small lawn and beautiful Mediterranean flowers. The large terrace is superb, with comfortable lounge seating area, parasols, long dining table with 6 chairs, gas barbeque and fantastic views!
Swimming pool: is private, oval-shaped and secured for children with an alarm. Poolside shower. There are 4 sun loungers with mattresses, perfect for sunbathing and reading a book!
Internet: connection available here via Wi-Fi.

Taxe de Séjour: in France, it’s sometimes necessary to pay this at the end of your stay. For this property however it’s not required.
Change over day: normally a Saturday in July/August and flexible at other times of year. Two week minimum stays during the low season.
Long weekend stays: not possible here sorry.
Pets: some dogs accepted upon request – please enquire before booking.
