New home that is beautiful, no traffic, amazing manager
Amazing house and an amazing manager.
House was spotless, bedding was comfy pristine white, furniture in living area was comfy and also beautiful. Bunks are odd but we just pulled the blankets off and folded them up, design error on whomever built them but seriously the only thing that was a hmm moment.
The central location was great to get to Seaside, Hub and Seacrest Beach with ease. We rented a golf cart, distance is a little far for biking to seaside but we rode our bikes to Seacrest. Definitely get a golf cart though there are no restrooms at the beach. We were Abe to park ours by the beach access but the last day the sheriff made us move, there is a parking area just steps from there just for golf carts though. Don't bring a wagon to the. beach, the stairs are not fit for it and there is no ramp.
Plenty of room outside to hangout. Truly this house has the best back porch ever, no one behind you and lots of room for everyone. Screened in so no bugs.
The kitchen is well equipped. Didn't need anything, everything is there. Hollie leaves you cookies, coffee, souvenir cups you can keep, flowers and candy.... the kitchen was very welcoming with all that. Appliances are all high end and work perfect.
Hollie of 30A Beach Girls the owner/property manager, was great in communication and went out of her way to make our stay special. She picked up our groceries and put them away so when we arrived we just went straight to the beach. No annoying Publix shopping trip!!!

Hollie & 30A Beach Girls are the BEST! I have rented from her twice now and will continue to in the future! SO easy and flexible to work with, clean and NICE properties, great with answering questions and giving recommendations, welcoming, and not to mention the ADROABLE VW Photo bus she brings to guest’s houses for such a fun memory! This house is beautiful, brand new and in such a great location! We loved using the golf cart for literally a minute drive to the beach, and also for quick trips to seaside and rosemary beach for outings! The nearby pool is stunning and the location to the ocean is perfect! I highly recommend this property! Our girls trio will definitely be making a return!

ATX is located off the beaten path but just a few minutes from all the hustle and bustle. Rosemary-Seaside in just minutes.

This was the easiest check in and check out I've ever experienced, Appreciated that. We had a nice stay at this home. We had a family emergency and the management company was great about being flexible when we had to shorten our stay. They also arranged for a golf cart for us. The house does sit back a bit of a distance from the beach but is right by the pool. It can be tricky coming and going in your vehicle. The road is tight and other renters park sticking out. Not much room for turning around.
House is new and very pretty, loved the decor. Beds were comfortable, bunk beds were comfortable but because of how they are made bedding is tight and you feel like you're going to rip something. My daughters ended up sleeping on top of the comforters. My mom "bunked" in there with them one night and she pulled the bedding up but there was no tucking it back in.
The guests coming in behind us showed up at the house at 9:30, I mentioned to the management company that they may want to withhold the address until the last guest is gone. Not the fault of the company and the incoming folks had an early flight but still awkward. The management company was very quick on responding and handling the situation.
We enjoyed the treats left by the management company and the daily updates about the beach. They wer'e always quick on responding to all questions.
The pool was enjoyed by all, the beach was also fun. It is a walk so we recommend getting a cart but you cant leave the cart there at the pool entrance so someone is ultimately walking to the beach and when you have young ones that have to potty its a mad dash back to the house. So we used the pool a lot more than the beach. The bikes provided were fun and they arranged for us to have an extra bike and kids bikes for our stay, we didn't have to mess with those arrangements. The kitchen is well stocked and you can cook anything you need.
I would recommend this house to adults and families with older children The distance to the beach is hard with younger kids. I would definitely come back with a group of adults. I also recommend the management company they do a fantastic job and communicate very well.
Vacation on 30A
This is a hard review to write.
The home is beautiful, we are used to homes in Rosemary Beach and waited to long to book so I was referred to this management company. We thought this looked like a good fit. The house is ok, several problems over our stay. Shower door kept acting up, gfi switches kept blowing, lots of spiders, noisy neighbors this was particularly bothersome. Many unsupervised teenagers. It is a very LOING walk to the beach very LONG. We hated the distance to anywhere from here. Hollie rented us a golf cart and that made everything easier except we had a newborn in our party so there was always still someone left out or someone that had to drive the car. I looked online when I wanted to find out who rents the other homes that have noisy occupants and it appears that the other homes rent for significantly less. The neighbors also filled up our garbage can and one night took off on our bikes. Keep the bikes and your car locked up. On the positive side the house is new, the bedding is beautiful beds are comfortable kitchen stocked well. The bunks are troublesome and are impossible to remake HUGE mistake with whomever measured for the bunks. The showers are nice but doors act up, the master drained slow and maintenance had to come snake the drain and then also snake the kitchen sink that wouldn't drain. The manager Hollie is very patient and went out of her way to accommodate us. This is not your typical 30A home that has you close to all the amenities that a 30A native is used to. If not being close to the beach or close to shopping and eating is ok with you then this house is fine. But if you enjoy walking to the square to browse or get a cup of Joe then this isn't for you. The distance to haul all your items to the beach is rough and to boot its up the only hill on 30A! Kind of funny. I gave this home 5 stars because of its Manager Hollie, it was spotless, it was accurate to its listing I just thought distance was maybe a few blocks not half a mile, the pool is nice that is shared with 8 homes as long as kids are supervised. I will not stay again but will use 30 A Beach Girls rental company. If you stay get a cart.

The house is priced inline with the surrounding neighborhood, pricing fluctuates with seasons. The lower pricing you're referring to is during a slower season.
The issue with neighbors can happen anywhere on 30A at any neighborhood and at every price point. I'm sorry you had to experience this.
Im glad you found the accommodations inside to your liking. We agree the home is very beautiful and comfortable and that kitchen is amazing. The outside covered porch is perfect for entertaining.
The distance to the beach and other amenities that 30A is famous for do require a bike, golf cart or vehicle ride. This house has many perks for sitting off the beaten path- it's new, has more privacy than many neighborhoods can offer. There is no one behind you, just a beautiful quiet view. You have parking for 3 vehicles, not common on 30A. The pool is only shared with your neighbors. It is normally a very peaceful neighborhood, sounds like that week had a few teens running around being bothersome. I'm truly sorry for that disruption.
While amenities aren't a short walk away they aren't far away either. You're 5 min East from downtown Rosemary Beach, Seacrest or to the West 5 min to the Hub or 10 min to Seaside. I would highly suggest renting a beach cart for this house as was mentioned - I also would rent a cart for any rental on 30A, who wants to drive you car on vaca ;) I am truly sorry that this house wasn't a good fit for you, but I'm glad you were able to enjoy you vacation regardless and we look forward to having you back as a guest.
