About the property

Come visit San Miguel Allende this summer with a 10% discount in June-July. Rainy season is our favorite time of year here, when evening rains tamp down the single tracks for mountain biking (included in the rental), and leave SMA cool and clean. We are at 6,700 feet, in high desert--why not escape the humidity and smog of summer by enjoying "The Best City in the World"? (Conde Nast Traveler, Travel+Leisure). Our home has been called an eco-lodge with a "secret garden" watered entirely by re-cycled grey water. Designed by Japanese-American architects, Casa Chepito has amazing views not only from its balcony and terraces but also from inside the house. Enjoy coffee or drinks under the "tejado" on the roof with views to the mountains of Guanajuato. Fronted with a huge, eclectic garden, it is just 5-7 blocks from the Jardin yet is a quiet and safe hideaway. It has an open-air yet private Japanese bath, a well equipped, colorfully tiled kitchen, fireplaces, purified water system, high speed internet and cable TV, as well as the two front suspended mountain bikes for use by guests. Eat fruit from the mature orange and avocado trees; pick herbs from the kitchen garden. A cook is available. (Please ask me specifically about location).

The smaller bedroom has a boveda ceiling done by a master craftsman with a covered terrace ideal for breakfast. There is a new covered 'outside room' on the roof terrace, where you can watch vermillion fly catchers playing in the giant bamboo, with views of town and the valley to the mountains of Guanajuato beyond. There is a garden with fruit trees in back, and off-street parking. The gardener/handy-man and housekeeper come three times a week.

Located in the centro, mid-way up the hill from the jardin (6 blocks), this two bedroom, two bath home is the perfect place to relax, read a book while dozing in a hammock underneath the mesquite tree, or simply do nothing but watch birds overhead on their way to the Jardin Botanico, or the fish as they feed in the pila. In town yet on a quiet street, enjoy the many restaurants and shops of San Miguel, or take the bikes out for a spin on the miles of single track.

From Casa Chepito it's ten minutes on foot down to the main square, 15 minutes up to the JARDIN BOTANICO, Mexico's largest botanical garden, and by bike, minutes away from more than 800 miles of some of the best mountain biking trails in Mexico. Adjacent to the landmark orchid farm, there is a heated pool at the gym just across the arroyo.

As a happy renter recently commented:

"'Casa Chepito' is a country home in the city. (You really can walk downtown in five minutes, but once inside the property's walls, you are in a 'Secret Garden' kind of world.) On every level, it opens 'wide to the view', and it may well be the best view in San Miguel. The huge garden is terraced down from the house to the street (no traffic) and has 3-story high bamboos that will astonish. One of Casa Chepito's best points is a big, comfortable eat-in kitchen with windows to the view. Those who like a 'natural' setting, will love 'Casa Chepito'."

Hot air ballons fly up the valley and sometimes over our rooftop, depending on the direction of the wind.

About ann

The owners are a photographer/writer team who purchased the raw land to build Casa Chepito in the late '80s. They have worked for many national magazines including the New York Times, LA Times Travel & Leisure and Smithsonian, as well as the 'MTV Guide To Mexico.' After traveling all over Mexico they are very happy to get back to San Miguel.

ann purchased this house in 1989

Why ann chose Zona Centro

As journalists we have traveled throughout Mexico but decided San Miguel Allende was our favorite place because of its culture, history, people, natural beauty and climate. The historical monument in the high desert is amazingly beautiful, reminding many of Tuscany; but with the special warmth of the Mexican people. San Miguel somehow has a perfect symbiotic meld between the foreign and Mexican communities. Although a small town, as an art colony it is more sophisticated than many big cities, with a wide choice of art and language schools, many types of restaurants, a world class theater, and great shopping. And it is high enough in elevation that it escapes the heat and humidity of the coasts.

What makes this house unique

Although you may want to spend most of your time in town, the beauty of the countryside surrounding San Miguel can really be appreciated by bike. Because there are miles of dirt roads and single track connecting to town the mountain bike possibilities are endless. There are two front-suspended bikes at Casa Chepito for guests to use. The Jardin Botanico, a 60 acre garden bordering the spectacular gorge above town, can also be readily accessed for hiking from Casa Chepito. Free entrance & discount to special events with membership card, included in rental. The garden at the house is also a tranquil way to watch birds, read, or just relax in a hammock.

Great house in quiet are of San Miguel.

  • 5 of 5

Casa Chepito is a nice quiet spot East of downtown San Miguel. The house was built in 1995 on an uphill slope. As you enter the inner yard, you encounter a beautiful garden of flowers, cactus and baboo. You walk the steps uphill to enter the house proper. The house is immaculate and spacious. Taking full advantage of its location facing West there is a balcony on the first floor, a porch on the second floor and a terrace on the third floor, all ideal to watch gorgeous San Miguel and beyond at sunset. Ann and Jeff were excellent hosts. They were attentive to our questions and requests and at the same time non-intrusive. My wife and I truly enjoy our stay in Casa Chepito. We are going back next year. However, if you have any problems walking up and down stairs, you might consider a different place.

A wonderful stay!

  • 5 of 5

Ann and Jeff's house is wonderful and we absolutely loved the location. The views are breathtaking, and the walk to town was MUCH less arduous than I thought it would be. In fact, I loved walking into town each day we were there (sometimes twice). We almost stayed right in the center of town in a different vacation rental, but the owner of that house wanted a full week commitment as it was Semana Santa. I am so very glad she turned us down for 4 nights because we couldn't have asked for a better stay than what we experienced at Ann and Jeff's. I had my tea on the rooftop each morning, and sunsets were also incredible up there. Plus, Ann and Jeff had games available to play with our teen and preteen kids. We were able to make meals easily, there was ample hot water, and the beds were comfortable too. To top it all off, Ann and Jeff were warm, kind, welcoming people who helped us navigate the town and the restaurant scene. I would highly recommend staying at their place. We had zero regrets and we would stay there again in a heartbeat if we return to San Miguel! Dan, Paula, Ariana & Ryan

Wonderful visit at Casa Chepito

  • 5 of 5

This is an ideal location...just far enough out of the Jardin area to appreciate some quiet with lovely gardens, birds and beautiful view- but close enough to easily walk to the centre of town. (about 10-15 min). Jeff, our host during the visit, went above and beyond to be helpful. Ann was great with all communication - we knew from the start we had found a gem of a spot to stay in SMA. Thanks to Jeff and Ann for a memorable visit.

Beautiful garden, spectacular view! 4 long blocks to Centro.

  • 5 of 5

We loved the house and garden. Our hosts were great and we enjoyed having them on site. The view is incredible, and the house is well equipped for cooking, sleeping etc. The only downside is that the site, the house and the neighbourhood, are all high on the hillside, contributing to the spectacular view. The rooftop had a most amazing vista, all the way to the lakes. Terrific sunsets . We walked down and taxied up most days. That worked for us. I would highly recommend it.

Owner's Response: We really enjoyed having you guys; glad you enjoyed the house and garden. I wish I could have been around a bit more to get garden tips. Jeff says to tell you he made the cigar box guitar but isn't feeling confident with it :) Come back again!

It's a wonderful house in a nice area.

  • 5 of 5

Jeff and Anne, owners, are on site and available. House feels very private, not for the physically challenged however, lots of stairs! It's beautifully appointed, everything you need. I loved being able to do some cooking, shopping at the mercardo. I soaked all fruits, veggies in microdyne, and had no issues with "tourista". Location is ideal, we walked everywhere. Would highly recommend this property!

Owner's Response: Thanks Steve, it was great hosting you as well; and glad you enjoyed the kitchen. Jeff says it's his favorite room in the house. We agree that the payoff for the stairs is the added privacy from the street as well as the great views. Come back for another visit soon!

Beautiful Casa above the fray

  • 5 of 5

Those of us who have been to SMA often know it can get loud and crazy. So we really appreciated the tranquility of this beautiful house just a bit up the hill from the Centro. It is fronted by a lovely terraced garden with mature fruit trees and herbs and the huge poinsettias shown in the photo, all of which you can also enjoy from the second floor balcony or expansive roof terrace. Inside the house is nicely furnished and our family of four found everything we needed to make ourselves comfortable, including a full kitchen and bottled water. The friendlyl hostess was responsive to questions and arranged for us to get an extra blanket when the evenings were colder than we'd anticipated. Thank you for one of our favorite stays in SMA!!

Owner's Response: It was wonderful having you and your family---and we're very happy that you appreciated being "above the fray." The garden seems to get more beautiful every year; we are now growing edibles in cold frames that the squirrels can't get into. Jeff is attempting to graft Meyer lemons, too! Please come back for another visit. Locals secret---rainy season is the best!
