Our cottage is free standing in a group of five located between Easton's Beach (1st Beach, Newport) and Sachuest Beach (2nd Beach, Middletown), on Purgatory Road right on the Middletown/Newport line. Artfully decorated in the Aloha Style and recently renovated with a new kitchen, laundry and unique pebbled floor beach bath as well a private outdoor shower and fireplace. The living room is equipped with a flat screen TV, a DVD player, a stereo and WiFi.

Walk down to either beach (5-7 minute walks) or take a 5 minute drive or bike ride in to town. The property has dedicated parking for 2 cars, and a private hedge enclosed yard for your summer BBQ's. If you prefer to dine out take a stroll down to Aquidneck Ave. for restaurants within walking distance, or take a short drive or bike ride to Thames street for an variety of eclectic dining, shopping and nightlife spots. This cottage is fully equipped with all amenities so all you will need is your bathing suit. We also have outdoor furniture, a gas grill, ice chests, and beach chairs for your use. If you are looking for a quiet relaxing getaway this is the place for you, however if you are looking to have many visitors or party, this is not.

We will be happy to recommend our favorite boat charters, surf lessons, bike rental, restaurants and spa facilities if needed.

1 week minimum rental period, in summer usual Saturday or Sunday check negotiable.

Upon receipt of your deposit (50% rental amount, mailed check or arrange Paypal with us without fee, via site mediated check in with credit card with associated fees) we will lock in the dates.

The remainder (50% balance of rental fee, and $500 refundable security deposit within 2 weeks of departure) will be due by 2 weeks prior to check in.

The cancellation policy is as follows: Free cancellation up to 30 days prior to check in. Cancel under 30 days will refund 25% of deposit if we are able to rent out for that time frame or if you are able to rebook our property for a different time.

When as we receive your final payment, we will forward the lock box/key instructions.

Here we are relaxing at the Atlantic Beach Club walking distance from the cottage. Lynne grew up in RI, Gary is from San Antonio- now we live in Boston with our daughter Lyla- when the cottage is rented out we still love to visit the Newport/Middletown area in our Airstream!

Love this cottage- 3 years in a roll!!

My wife and I along with my 2 young daughters (3 & 5) love this cottage. We've booked there for the last 3 summers in a roll. The owners are great and Lynne does an awesome job of making sure everything goes smoothly. The decor of the house is hip, cool and relaxed. The location is very close to both beaches and its an easy drive into Downtown Newport. I only have good things to say about this place. We look forward to staying there for years to come!

I want to give this house a 4...OK, here's the deal - the house is cute & a good deal, price wise.

But I have a wish list of much needed upgrades - crisp bedding & the addition of some pillows for the couch (it's made for tall people) & the two sling back type chairs which are deep/long & need pillows as well. Now, this wasn't a problem for my husband (6'5"), but it was for me (5'2"). Tall people note - my husband's head didn't clear the surf board in the LR. But he came out unscathed. Whew! The surf boards are cool though...


The closets in the 2 bedrooms need to be dedicated to guests & not to storage, b/c they're already small. And there was no task lighting over the stove & the twin bedded room didn't have a working bulb for the table between the beds. Another (what might be characterized as a nitpick) is that the tables in both bedrooms bump right up next to the bed. It makes it hard to make the beds. Also some mats on the floor could help to reduce the sand/dirt coming through the front door.


Those are all things that can be changed readily and didn't pose that much problem. What did pose a problem is the lack of A/C. I came from hot Texas weather & the last thing I wanted was to enter a home that was 83 degrees. After travelling a great distance & being promised ocean breezes cooling the home, we were disappointed that no air was coming into the property upon arrival. Of course we threw all the windows open & they stayed open during our stay. There are window units in each BR that bring in air from outside. Not cooled air, but any air is great. Maybe a pedestal fan in the LR would help. Beware ants in kitchen.

The best thing about the home was the outdoor shower. We used it instead of the indoor shower because water was getting on the floor. And the location, it needs to be specified, is great, save for Purgatory Road being one busy little thoroughfare! The area is gorgeous, the beaches great & Newport is fun to check out. We went everywhere by bicycle & the ocean drive route is amazing, as are the mansions, Block Island & Norman Bird Sanctuary. We also visited 3 quaint little towns - Warren, Barrington & Bristol. The White Horse Tavern had great food, and Annie Diners is a main stay for breakfast - just bring cash. The Stop & Save in Newport is the best.


All in all we had a great time…Lynne & Gary were responsive and next time I'll give it a 4 if my wish list is completed (I know, I'm bossy and insufferable) or maybe just helpful? ;-)) I report, you decide. ;) Really, I have travelled the world & the area is wonderful

My husband and I rented this cute cottage for 3 months in 2012 (June-Sept) and we loved it so much that we returned for two months in 2013 (July-August). The owners, Lynne and Gary are very helpful and accommodating. This house is very clean and well equipped. The decor is casual and comfortable with some fun and funky accents, i.e. lime green kitchen counter tops, stone bathroom floor, and two large surfboards suspended from the living room ceiling! It has a little back yard, patio with gas grill, and outdoor shower( great water pressure), all surrounded by privet bushes for privacy.

The location is great for anything you want to do in Middletown or Newport. There are several Middletown restaurants and beaches within walking distance but if you prefer dining in Newport it is just a short drive away, or a 1-2 mile walk depending on your destination. A few highlights within walking distance: St George's campus with beautiful grounds and spectacular views, Purgatory Chasm, First and Second Beach, Cliff Walk, Atlantic Grill.
