About Kim or Andy Phelan
We live in metro-West Boston. We met at Georgetown University and have been married over 25 years. Kim is a history teacher and Andy an attorney. We have 3 kids who have grown up at this property who are now all college aged. We have been in the Boston area for nearly 20 years and in Fayston for almost 15 years now. We hope to retire to Acorn Ridge in Vermont.

We have close friends that moved to the area and introduced the Mad River Valley to us. We love the fact that it is a great 4 season area with lots to do year round. We fell in love with the house and the property and have invested significant sweat equity into the property over the years adding the pond, wrap around porch, pergola and garage. The house is beautiful--it feels warm and cozy when just two people are there but can easily fit our extended family or friends.
What makes this House unique
Sit in the sunroom by the fireplace and watch the snow fall or birds visit the feeders. In warm weather, relax on the covered porch or the large stone patio. Kayak and swim in the pond. Enjoy the gardens--pick blueberries and blackberries. Watch the staggering night display of stars in the Vermont sky. Build a bonfire in the fire pit and relax with friends and family. Cuddle up under hand made quilts and down comforters in winter.

Our family loved everything about this property! The owners were excellent communicators. There were so many unexpected surprises such as a charging station for electronics, tons of games and dvds. The kitchen had every pot, pan or appliance you might need. My daughter-in-law was thrilled to see an instapot to prepare her baby fresh vegetables! Everyone thoroughly enjoyed the pond and the kayaks. We would definitely stay there again!!
Thanks to Andy and Kim for their beautiful home perched high up in the Vermont mountains. We were here with our six adult children and enjoyed the week skiing, playing, skiing, eating, skiing, traveling to breweries and skiing! The home was perfectly laid out with plenty of room for all of us. The view was amazing. We would definitely love to come again in any of the other seasons and enjoy all the house and area has to offer. Our son and daughter in law live in the area and are expecting our first grandchild in July so perhaps this was the first of many visits!

Beautiful home, very responsive owners
We had a great family ski weekend at Andy and Kim's. Twenty inches of fresh snow made the skiing tremendous and the road and driveway treacherous - definitely need AWD if you're staying here in the winter. When we were not on the slopes, we enjoyed puzzle-making, game-playing (there are lots of them available!), eating, and football playoffs on the warm and comfy first floor. Phone and email contact with the owners is easy if you need them for any questions or problems.
Fabulous weekend retreat
We had a group of 15 women stay at the house this weekend for a retreat, and we were beyond satisfied. The owners were very accommodating, responsive and easy to work with. The house itself is well stocked for large groups, clean and organized, and we couldn't think of anything that wasn't provided. The property is lovely, and even though the weather was stormy while we were there, the house itself had living space that was comfortable for our large group to enjoy a day indoors. Several women would like to rent the place for their own family gatherings in the future, and our group is already asking about coming back. Thanks, Phelan family for sharing your lovely property!
Fantastic Family Spot
My family rented Kim and Andy's house for a long weekend stay. There is something for everyone - toys for kids of every age, kayaks in the little pond, an outdoor seating and dining area and a fire pit for chilly Vermont evenings. This was a wonderful place for three generations to gather, we cannot recommend it enough!

*This home is secluded on 32 acres with huge pond.
*Outdoor activities are steps away right on the property: swimming, kayaking, hiking, biking, walking, x-country skiing. Hammocks by the pond.
*Bus service to Boston from Montpelier via Megabus and Greyhound daily (about 25 mins away - convenient from South Station). Book in advance for peak winter ski weekends.
*Minutes to restaurants, shopping, movies in Waitsfield and Warren villages and to skiing at Sugarbush and Mad River Glen. Fish, walk, kayak, or swim nearby on the scenic Mad River. Farmer's market, antiques, shopping, movies, and great restaurants are minutes away. Long Trail and countless other hikes and scenic walks. Museums in Montpelier and Burlington. Lots here for everyone to enjoy!
