Welcome to Lake Jeff cottage, our private lakefront home conveniently located just two hours, N.W. of New York City, in Jeffersonville, N.Y.
Jeffersonville is a delightful little hamlet, in the Western-most part of Sullivan County, known best for its shops, casual dining, supermarket and small-town charm.
While you may feel as though you are miles away from civilization, Lake Jeff Cottage is conveniently located just one scenic mile up the creek from town.
Our four bedroom, 2 bath lakefront cottage, emphasizes style and comfort while still remaining true to its rustic design.
It's all about the views! Panoramic views of the lake from nearly every room in the cottage makes this very special lakefront home a wonderful lakefront destination.
The three-story lake cottage offers four bedrooms and two baths which can comfortably sleep up to eight guests. You and your guests can rest easy in our king size bed, Queen size bed, our 3, full-size beds, and one single bed.
The open kitchen/ living room enjoys some of the best lake views in the entire cottage while providing the home chef a well-equipped kitchen and all the comforts of home.
INSIDE LAKE JEFF COTTAGE:
The first floor of the cottage is truly the heart of this lakefront home. The family chef will not feel isolated for one moment with this open concept kitchen/living room area with sweeping waterfront views.
Preparing meals at the cottage is designed with you in mind. This well-appointed kitchen features pecan cabinetry, stainless appliances, large farmhouse sink and granite countertops, sure to satisfy the needs of our guests. In addition, we supply pots, pans, dishes, glassware, utensils, condiments and a few spices for cooking.
Opposite the kitchen is the lovely living room. The living room enjoys two sofas, chairs, large flat screen tv with cable and a wood-burning stove for those cool mountain evenings.
Behind the fireplace is a charming single bedroom with lovely antique furnishings. A single bed, desk chair, and a closet adorn this cozy bedroom. There is a second door with a step-down, providing bathroom access from this room. This room is wonderful for the guest who appreciates their privacy.
Just beyond the kitchen lies the laundry room/pantry with lovely pecan wood pantry for your groceries, with access to our main bathroom, for your guests.
The entrance to the Lake Jeff Cottage is located on the second floor and features a custom built mudroom complete with cubbies to house your sports equipment and belongings
The king and queen bedrooms and bathroom are located on the second floor just beyond the mudroom.
The Master Bedroom enjoys a King size sleigh bed, knotty pine floors, a sofa, flat screen tv with a lovely lake view.
The second-floor bathroom is located between the king and queen bedrooms. This lovely bathroom calls attention to its custom-built cherry cabinetry and spacious sit-down stall shower.
The Queen bedroom features a queen size bed, flatscreen tv with cable, and beautiful knotty pine floors, with lovely views of the lake.
Third Floor Bunk Room:
The third floor of the cottage houses a spacious guest room known affectionately, as the "Bunk Room". The Bunk Room with its rustic cottage charm, offers three full-size, log style beds, for guests and their families to sleep in comfort and style. With wooden beams throughout and custom built bookshelves, this room is a favorite retreat for many of our guests.
Guests of Lake Jeff Cottage can take advantage of the library of books available to them in the Bunk Room, perfect for reading by the lake or if you prefer – reading in bed. A table and chairs overlook the lake in the Bunk Room so grab a book, relax and enjoy the view!
Lake Jeff is small 30 acre, private non-motor lake. Guests enjoy fishing, rowing, swimming in the lake. Enter the lake from the private dock located on the property.
The upper portion (shallow end) of Lake Jeff offers great wildlife observation opportunities, but the birding is exceptional! You may see the native Bald Eagles, Hawks, the Great Blue Heron, Snowy Egret, King Fisher, migratory waterfowl including the Mallards, Wood Ducks, and Geese amongst other bird species, just steps outside your door. Don't forget to bring your camera!
Fish from the dock or take the rowboat out towards the spillway where you'll find a secret fishing hole. The lake isn't fished much so there's an opportunity for catching some decent size fish. There are a number of other bodies of water near the cottage for fishing and swimming as well including the Delaware River which is just 20 minutes from the cottage.
Grill and dine outside on the stone terrace overlooking the lake. Roast marshmallows in the evenings by the fire pit with family and friends.
Our little compound is the perfect escape from it all. A wonderful place for family and friends to gather and make memories.
BETHEL WOODS CENTER FOR THE ARTS
is located just under 7 miles from the house.
THE DELAWARE RIVER - where you'll find Kittatinny Paintball, Zip Line & River Trips amongst other options for a day trip on the Delaware River.
We have horseback riding available within ten minutes of the house.
The Villa Roma Resort located just ten minutes from the cottage, where your guests can take the bus to and from NYC.
Golfing: There are a number of golf courses withing a short ride from the cottage. Our area offers both 18 hole and 9 hole options for golfers.
Fishing: You can fish Lake Jeff, just outside your door or, you can go to any number of lakes, streams, and rivers in the area for fly fishing or standard freshwater fishing. Simply google "Fishing the Catskills" for more options.

About Ann Freedman
My husband and I were raided in Manhattan, NYC. We've enjoyed escaping to the mountains of Sullivan County for decades. We were fortunate to have found and renovate Lake Jeff cottage which allowed us the freedom to leave the hustle and bustle of NYC and unwind in the peaceful setting of Lake Jeff cottage. Our son is in college and it's more difficult to get away these days as a family, which is why we decided to share our home with you.

This is very special property. My husband's family have enjoyed the town of Jeffersonville for two decades. The people are friendly and the town is a quaint country town just one mile from our home. The tranquility, the lake, the bald eagles and the amazing view will warm your heart and melt your stress away as it does for us. We've enjoyed many a holiday at our cottage and have some very special family memories here. My son and nephews learned to swim, fish, ice skate & sled on Lake Jeff. We've had many-a-friends and family members gather at our home to swim & BBQ in summers as well as ice skate and ice fish during Winter months. We feel truly fortunate to own one of Sullivan County's hidden gems. We hope you have the opportunity to experience all that Lake Jeff cottage has to offer.
What makes this House unique
We fell in love with this property the first time we stood in the living room and experienced the million-dollar views. While the house was in great need of renovations, the setting was absolutely perfect! After years of renovations, we were able to create an oasis for our family to enjoy for years to come. Fishing, swimming, rowing and relaxing by the fire pit can be had just steps outside the door. The beauty and serene setting afford you the opportunity to relax and unwind. During winter months the lake freezes over and the ground can be covered with 2 feet of snow. Winter activities are great fun and just outside your door. Sledding, ice fishing, and even ice skating can be enjoyed from the property. There's a family-friendly skiing facility just a short drive from the cottage as well. The cottage is rustic but also luxurious. The owners are responsive and helpful. Our stay was in the winter over a particularly cold weekend. The wood stove and baseboard heaters were sufficient to keep the place cozy warm all weekend. Couldn't have been better.
Cozy and comfortable lake cottage
My husband, daughter, son-in-law and two grandchildren spent two nights in this quaint cottage right on the lake. I can imagine how wonderful it would be in the warmer months. This was Thanksgiving, but it gave us an opportunity to enjoy a warming fire (already set up in the wood stove) in the very comfortable living room. We did very little cooking, as we were visiting other family in the area, but the kitchen is quite modern and completely stocked as far as I could tell. Everyone found a perfect spot to sleep with plenty of room to spread out. The decor was quaint and reminiscent of summers on the lake when you were a child -- altogether charming.
The area is very rural, and it does take some driving to get to many places. However, once you get familiar with the roads, I'm sure it is a fun area to visit. The cottage is in a sort of mixed neighborhood, but we had absolutely no trouble at all.
Bottom line: highly recommend and expect to come back during the warmer months. Thank you, Ann, for providing a really nice rental experience and anticipating our every need!

Relaxing and comfortable
My husband, dog and I just got back from Ann's Lake Jeff property. We had such a great time there. The house is so close to town which makes it easy to pop out and get supplies. We went to pecks market and also got dinner to go one night at spice cafe which was great. The inside of the house was cozy in a great way with a nice modern kitchen overlooking the lake. The master bedroom also overlooks the beautiful lake and has a large comfortable bed. We were at the house when the fall foliage was at its peak and it was stunning. We drove around Sullivan County and it was just picture perfect. The area of the house was nice and quiet, my husband caught a decent size brook trout that we released back into the water and saw two bald eagles over the lake and go to their nest in a close tree. We used both the outdoor fire pit and indoor fireplace. All in all it was a great three nights and would absolutely return. Ann was a gracious, thoughtful host who was always available and responded back quickly to emails.

Peace and Quiet and Fall Color too!
We spent three nights at Lake Jeff and it was a cozy, comfortable getaway and just what we needed. My husband and I arrived at night and had trouble finding the house because it was so dark, we were tired and the phone service on one of the roads is spotty so the GPS would drop out. But Ann literally stayed on the phone with us until we figured it out. And we were so pleasantly surprised when we walked into the house after a long journey. For one of the nights there, we had two friends join us who slept in separate rooms. So we were four adults and the house is laid out in such a way that it could easily hold more people very comfortably, and each of the four bedrooms is very private. Also because it is on 3 levels, you have the added sense that there is plenty of room for all. You walk downstairs from the front door into the living area and kitchen and the view of the lake from there is instantly calming. We were quite busy as we were attending a 4 day event nearby, but coming home to the cottage everyday was an immediate stress reliever. It was warm enough to swim or boat in the lake, but we didn't have time. The area is pastoral and gorgeous and the fall color was absolutely beautiful. The house was perfectly equipped and well cared for. The wifi and cell service in the house was excellent. The beds were very comfortable. The open living room kitchen area is perfect for hanging out. If we had time, we for sure would have used the barbecue/outdoor eating area. But just sitting outside facing the lake was fantastic. One thing that really matters to me personally is cleanliness. It is one of my pet peeves in my own homes, any hotel and especially short term rental houses. And this house is immaculate. For me that is a necessity. The town of Jeffersonville is quaint and charming. Everything about the trip was A+ and we would love to come back to this house next year! Thanks Ann!
Overpriced and disappointed
We chose the house for a fishing and swimming vacation for our extended family, including 3 teenaged boys. We were disappointed- the house and lake did not appear as nice as the pictures. The lake was not swimmable - it was green and appeared dirty. The house was tired and the yard was unkempt. There was broken glass in the cracks on the patio, and we noticed a pungent odor in the water, bathrooms, and hallway drain. The pictures do not represent what we experienced. We left 2 days early. While we were there we made the best of it and did enjoy fishing nearby, and family time on the stone patio. The house was fully stocked with all the linens and kitchen and bathroom supplies which was nice. We contacted the owner who did her best to accommodate us, however we were still disappointed. The house was not worth the price. We have stayed in many rentals, both summer and winter, and this is the first time we have been so disappointed that we left early.
We're terribly sorry you did not enjoy your experience in our home.
It’s our firm belief that our photos give a reasonably accurate portrayal of what one can expect when renting the cottage. Oddly enough, no prior guest has inferred inaccuracy before. In fact, a recent guest review stated, "The photos of this home don't do it justice!” That said, we will scrutinize our HA listing & website then update or remove photos as needed.
You may be aware that lakes, particularly small lakes, with a fish population, experience varying conditions & water clarity depending on the time of year, rainfall, temperatures etc. Lake Jeff is no different. The algae bloom shared in your email photo, is common to most lakes during summer months. On our lake, the algae may be concentrated along the shore in the morning, then dissipate as the day progresses. Entering the water from the ladder at the end of the dock, or from the boat in the middle of the lake, should have put you beyond the plants, even early in the day & should have no impact on fishing and rowing at all.
As is typical during the off-peak season, we've begun the process of freshening-up the cottage. We plan on painting a few rooms & making the necessary repairs and updates as needed, thank you.
The lawn is mowed weekly, but, we have removed the weeds from between the stones as mentioned in your email.
In addition, we have since removed the remainder of the glass chards from between the stones as a result of the shattered patio table. I’m only sorry that we were unable to have it completed prior to your arrival.
A “pungent odor” in the water is a pretty big deal! If we somehow seemed unapproachable, I apologize. We would have treated the water and remedied the problem had you made mention of it while our handyman was at the cottage addressing your other concerns.
We’re terribly sorry you didn’t feel our home offered a good value for the rental fee paid. At just $60.00 per night for each of your seven guests, (Including tax) we feel our home to be a good value for a family vacation.
We’ve hosted more than 900 guests at the cottage & none of those guests have ever left early nor expressed such dissatisfaction with our home. Sadly, even the nicest vacation homes cannot please 100% of it's guests.
We’ll use this rare incident as a learning tool to improve our business to the benefit of future guests. Many thanks for your insight.

$100.00 pet fee Pets upon approval 5% tax additional We cannot accommodate cancellations. In the event of a cancellation the cottage will be relisted by owner as available for the dates in question. If the Cottage re-rents for the dates in question, at the same rate, then renter will receive all money back. If the property fails to re-rent for the period of cancellation, renter is responsible for the entire rental fee. You may wish to consider travelers insurance.
