Situated at the far end of the world, Pasaj-Cap has an organic architecture that fuses urban concepts with wild nature. You are surrounded by contrasts of natural elements like the multi-colored stone walls, designed furniture, the “in and out” glass verandas and taffetas curtains..... An exceptional location deserves the best…

Therefore our concept goes with quality from the structures to all the smaller details:

Through the contemporary architecture you can take advantage of the spectacular views. You experience yourself soaring between the crystal clear water and the beautiful volcanoes. With its 6 meters wide windows, imagine the panoramic view you will enjoy!

Being in the bathtub will be like floating on the lake, thanks to the architect

Interior designing has been one of the main concern of this project and the purpose was to please the eye and create a comfortable living atmosphere

The woodwork with mainly red cedar and other tropical essences is one of remarkable workmanship.

The general atmosphere in the apartment has a magical texture inspired by the Moroccan Tadelakt, a really special touch all over floors, kitchen, bathrooms and structures. A minimalist ambience with high ceiling, generous dressing room, roof terrace... the very pleasant wooden podium to lay down in the hammock by the window and enjoy the view.

Private and safe, this 5 acres property located in a very quiet residential area, is a wonderful place to relax surrounded by beautiful gardens and hillsides . Enjoy a piece of heaven by taking a walk in this tropical atmosphere…

How about taking long morning swims in the blue/glass looking waters and then reading in the gardens by the lake. Accesses and entrances have been carefully imagined and at some point you will not even notice if there are more people around.

With its road and boat access, you have the freedom is to go around at any time, the way you like, taking at the same time advantage of those contrasts like the party town of Panajachel (30 minutes), the holy mystic ambience of San Marcos (5 minutes), the traditional and colorful Mayan village of San Pablo (10 minutes) and your own backyard.

You are always welcome if you may need assistance to make your stay more enjoyable : maid service and cooking staff can be arranged for an additional fee and other support services (trips to Chichicastenango, Antigua, Airport, yoga sessions, boat trips where ever around the lake, Spanish lessons, guide to climb a volcano, paragliding instructor etc.) are available.

The way of life in Lake Atitlan is magic. You will be surprised how rich and creative is this area with an amazing selection of activities. There is a French touch at Pasaj-Cap but the owner background is more to bring over to the property a really international and cosmopolite community.

Pasaj-Cap rentals is a long story to tell … scary boat trips overloaded with the wood for your furnitures, or with the huge glasses for your bay windows… endless difficulties about land in remote places of Guatemala… It took a dozen years of patience and hard work to reach what you will be able to enjoy. Great Lake Retreat

Just returned home after 3 months at Pasaj-Cap, our 7th visit in total (in apartment Uyuni). We are missing it already and can't wait to go back again next year. Obviously there are lots of things we love about it, but those that stand out the most are the views, the big open apartment, the communal atmosphere, the swimming dock and the security. The weather is great year-round (between 15-25 daily) and the apartments are set up so that the entire front opens up to give a real outside feel. And no mosquitoes mean it's not a problem to leave the windows open all night.

Pierre can organize private transport from Guatemala City or Antigua with a grocery stop to stock up for your stay. Although fruits and vegetables are cheap and plentiful in both San Marcos and San Pedro. There are also lots of small grocery stores in the villages, as well as a few that carry specialty items of interest to expats. The kitchens are extremely well-stocked and we usually eat most of our meals in.

You can be as active and social as you want with hiking, swimming in the lake, kayaking, yoga, happy hour, etc., or simply relax in the hammock and enjoy the solitude. There are 12 different units (a mix of apartments, studios and cottages), but all are nice and have terrific views. It is a 15-minute walk to either San Marcos or Tzununa and most other villages are just a short boat ride away (public lanchas run every 20 minutes or so).

We travel extensively and keep coming back since we have yet to find anywhere we enjoy more for a long stay.

Perfect Place - Best View of Lake

Spent about a week here - it is the perfect location. Very easy walk/tuk tuk into San Marcos...or boat launch from private deck. Pierre was very easy to work with, his staff was prompt/helpful and the property itself is just stunning. It is hands down the best view of the lake...we would stay here again in a heartbeat.

Beautiful lakefront retreat!

Pasajcap is the most amazing property I have ever seen in life! Pierre's vision of having a lakefront paradise with modern amenities is truly spectacular. Upon arrival to the property we were greeted by Pierre and his 3 German Shepards that are very friendly and welcoming, we were then introduced to our amazing apartment with incredible volcano views. Our apartment was spotless and the design was simply amazing as we loved the overall feel of the place. The shower is positioned where you have a great view of the volcano yet it's far away from the windows this detail was truly impressive. The open space is very well planned as you have plenty of room to lounge by your fireplace or cook some great meals as there is everything you need for your stay. Pierre was nice enough to provide us with firewood for our entire stay along with a tank of drinking water, he truly is an amazing host! Everybody on the property is very friendly especially Domingo he's just very nice all around. The cleaning ladies are very friendly as well and they will even do your laundry for a small fee. We loved the private dock where you can just catch a boat right off the property and lake hop to neighboring towns. We love Copacabana it's one of the best units as it has an amazing view from uptop and an awesome rooftop patio all to yourself. We will definitley be back to enjoy this amazing property for a longer period of time, thanks to Pierre and his lovely staff for taking such good care of us!!!!

Peaceful, Serene, Spectacular Views

What more can I say that has not been said by the past guest? This place is simply amazing. The view itself will make your jaw drop. There was times when I woke up and it felt like you woke up in another part of history because the volcano and the serene waters make you feel like you are in a period where civilization did not exist. Pierre is a great host and I am amazed what his imagination has been able to do with the place, it truly is an escape and if you are looking for some relaxation this is the place to be. When you stay in Pasaj-cap you do not only rent the apartment which is simple, comfortable, with windows that make it seem like you're sleeping outside, but also all the wonderful green-space and the wonderful pier (great for taking a dip in the lake). Do not hesitate to book this location, you will not regret it.

Utterly splendid!

Pasaj-Cap is a true gem. The entire property very tastefully & brilliantly designed by the owner, Pierre, who cannot better himself as a host. That too goes for the entire staff. My husband & I spent 4 weeks in Copacabana & couldn't have been more content. Our private rooftop patio with 2 chaises & another hammock an added plus. We'll be chewing the cud of our stay - including the spectacular views from every single part of the loft - for years to come. It will be near impossible to beat the splendour & tranquillity of Pasaj-Cap, which is to say: we'll be back! Please read more of the reviews; I'll simply be repeating what has already been said. Only: if you're someone who wants 'nightlife' then PC may not be for you. But if your batteries require recharging in a serene location, do reserve your bit o' heaven immediately if not sooner!
