Condos Hotel Xalteva is a small boutique condo hotel in Granada. The complex has nine luxury units in a quiet safe neighborhood and only 6 blocks away from the Parque Central and all restaurants, shops and nightlife. Why choose just a hotel room when one can have a full kitchen, dining and living space for the same price.
This truly is an oasis within the city and a great home base from which to explore all of Nicaragua. The Pacific coast, mountain coffee plantations and magnificent volcanoes are all within 1 1/2 hours drive, but the colonial city of Granada is the main attraction. On the edge of Lake Nicaragua and in the shadow of Mombacho volcano, Granada is a romantic city of colorful colonial homes and churches. Founded in 1524, Granada enjoys the distinction of being the oldest colonial city in the Americas. This relaxed and mellow city has one of the most pleasant central plazas in Latin America which is surrounded by 16th-century colonial buildings, great restaurants, museums and other entertainment. Granada is a great place to base and explore most of Nicaragua's popular highlights.
Granada shares the shoreline with Lake Nicaragua, the 10th-largest freshwater lake in the world. The lake has great sport-fishing in and around over 360 tiny tropical islands (Isletas) that are richly covered with vegetation. The islands of Lake Nicaragua were created hundreds of years ago when the volcano Mombacho exploded. Today, you can explore this extinct volcano along trails in the cloud forest. You'll see more varieties of orchids than just about anywhere else in the world and all kinds of wildlife, including 170 counted species of birds and blue morpho butterflies. You can also take a canopy tour, shooting from treetop to treetop on harnessed zip-lines.
Near Granada you'll find Lake Apoyo. This crater lake, formed over 21,000 years ago when a volcano erupted, is the largest crater lake in the country and one of the most beautiful. The views from the top stretch over the hillsides, taking in the blue waters below. Because of its elevation, Lake Apoyo is generally five degrees (Fahrenheit) cooler than Granada, just 15 minutes away. Its pristine water has therapeutic qualities, thanks to the sulfur and other minerals, and the temperature is 85 degrees all year long. It is in a Nicaraguan natural reserve and a proposed UNESCO World Heritage site.
Masaya's Craft Market and the Masaya Volcano National Park. Nearby Masaya is home to Nicaragua's best craft market, offering just about anything that's hand-crafted in the country—ceramics, leather goods, iron work, hammocks, jewelry, rocking chairs, masks, clothing . . . you name it.
There are five active volcanoes at nearby Masaya Volcano National Park offering the best volcano viewing in Central and North America. It's the only place in the region where you can see hot magma rising from the depths of the Earth—and you can drive right to the top!

The Xalteva complex is just the right size for us. Very personal and private with just 9 total units. It truly is a oasis within the city. A good size swimable pool and mature landscaping. Full breakfast included with daily and weekly rates.

We find comfort in the location being just a bit away from the city center noise and activity, yet an easy walk. The property is well staffed and most speak some English. Perfect place to spend a few days in Granada!
I stayed here with my husband, my siblings, and my six month old for 4 nights while visiting Granada. Property is very well maintained. Staff were super helpful and friendly. Located only a short walk from the main streets of Granada in a quiet neighborhood - the location was great. The pool was its own tropical oasis and awesome to come back to after a hot day of exploring. Room was large and clean and had everything we needed. No complaints at all! Would definitely stay again!

Hotel Xalteva Took Good Care of Us
The two bedroom condo we reserved had everything we expected. Our family of 4 stayed here for a week. Our two daughters (10 years and 8 years) enjoyed cooling off in the pool nearly every day. We were also pleasantly surprised to find a darling little private courtyard with a fountain in the back. The staff served a delicious breakfast every morning. Ivana and Ana were especially kind and helpful. Melissa and Margarita were wonderful in coordinating our tours and drivers for several days. We were lucky enough to catch Granada during the poetry festival, which added it's own special magic to the city. Our family thought the best tours were 1) Lagoona Apollo 2) Mombacho Volcano hiking and zipline 3) Carriage ride with Carmen "La Coneja" 4) Looking into Volcan Masaya's red bubbly cauldron at dusk. Basically every day was the best day ever! Thanks so much Hotel Xalteva!
Lovely pool and patio area. Furnishings are lacking.
Great central area. Bed mattress is very old and slants to one side. My husband just about fell out of bed in the middle of the night! Front room furniture is very uncomfortable. Owner and breakfast people are very friendly.

A Little Jewel Oasis
My stay in this Gated property located in the city of Granada is a hidden jewel. The office staff was very helpful and if need be, went out of their way to help with tours, and places around the area to eat, visit or shop.
The breakfast staff and cleaning staff were very nice, polite and made an effort to make your stay feel like you were the most important person. We loved the breakfast served daily that incorporated fresh fruits, juices, homemade pastries as well as their signature rice and beans with eggs, the style of your choice. The staff also made an effort to remember your name which gave a homey touch.
Conversations with the staff made us feel like we belong in Granada and for that period of time, it was our home.
The tours that were suggested to us were great; we were glad we not only saw the City of Granada but also embraced the feel of the people's everyday living. After awhile, we didn't feel like tourist but started to become a part of the everyday going-ons.
While staying this gated property, we met other vacationers and made some relationships as well. It was like a little community and all the neighbors getting to know each other. It was a nice surprise to be able to have the spa brought to you and performed in the privacy of your home; such a special touch.
The pool was great and glad to be able to use it at anytime but wish the Jacuzzi could have been used. Being I have two boys, it would have been good to have a small area sectioned off for recreation - i.e. half-court basketball area or a ping-pong/pool table.
I would like to come back with a small group of act-risk young girls that will be participating in my non-profits My Daughter's Keeper Program to experience a different culture and their way of living.
Comfortable, friendly, convenient and beautiful
My son and I had a wonderful 8 night stay. Everyone was kind and helpful. Our room was quiet and comfortable and the poolside was perfect! We highly recommend this rental!

My husband, two kids (15 and 11) and I stayed at Hotel Xalteva for a week. We travel a great deal and we're extremely adventurous. We came to Granda to go volcano boarding and chose Granada as our home base. Our experience at Hotel Xalteva was absolutely amazing! I can't rave about it more. The location is in the middle of Granda, but you're encapsulated in an oasis of beauty! The hotel staff is first class. To say they're helpful, is a huge understatement. The continental breakfast under the pergola is divine and includes an assortment of fresh fruit, yogurt, granola, cakes, bread, fresh juice and coffee. It's perfection! The condos are impeccably clean and I'm picky! The condos are laid out well, beautiful, clean and have everything you need.
I highly suggest arranging a home cooked meal brought in. The mother-in-law of Melissa, the manager, is am amazing cook. She made us rice, plantains, beans, pice de gallo, chicken, potatoes and carrots. We feasted on that for days! Shear heaven and perfect for us because our kids get sick of eating out.
To reiterate, the staff (Melissa, Tania, Anna, Louis, etc.) are top notch. If you need anything, they will get it for you or make it happen. The pool is fantastic! I heard it's the best pool in Granada and I believe it. There's a guard at night who closes the doors at 8:30PM. You can ring the bell to get in. in other words, it's completely secure. You can easily walk to town, restaurants, the market, etc. I always felt safe in Nicaragua and we traveled to Leon, San Juan Del Sur, throughout Managua, Apoyo Lagoon, Mombacho and more. My 15 year old daughter declared this her favorite trip ever and that's saying a lot. A great deal of that has to do with Hotel Xalteva. If you're considering Nicaragua, you must stay here even if just for a few nights. I would like to be here for months! I can't wait to go back someday.
One last thing-Melissa arranged for us to tour a school in the Islets. Amazing experience! That afternoon, my daughter and I did some shopping for items the director told us they need. Ezequiel, a friend to Hotel Xalteva, helped us get to the correct stores. Hotel Xalteva made everything easy and wonderful! I may cry when I leave. Before we even booked Hotel Xalteva, I spoke to Jay, the owner, and corresponded with him via email. He's very prompt with responding and couldn't have been more friendly. The entire experience was pure heaven and joy!
