Receptive Structure. La Madonnina is a beautiful property, with a main building and two annexes built entirely in stone, which owes its name to the discovery, during renovation work, inside one of the chimney flues of a bas-relief depicting the Madonna and Child which has been preserved and restored by a local craftsman. Once an old 18th century monastery, it was for many years a farmhouse and today is a dream home rebuilt from scratch with recycled materials, some of which have been adapted to new use like the old ceiling beams that have become the steps of the staircase. The villa has retained the structure of rural house with animal stalls on the ground floor and living quarters above; the external staircase leading up to the first floor ends in a large porch as was customary in the past. Indoors, the rustic imprint given by terracotta, wood and typical Tuscan décor, blend with the techological advantages of a professionally-equipped kitchen, with satellite TV in the living area as well as in all the bedrooms and a pool table in one of the two living rooms. The annexes, less grandiose, have the same charm and one of these is a proper spa with sauna, Turkish bath, whirlpool tub, chromotherapy shower and a small salt cave. The backdrop to this unrivaled location is southern Tuscany, a region with unique art, history, culture, traditions and cuisine. We are just five minutes from Cortona and ten from highways that will take you to the most important tourist destinations of Tuscany and Umbria such as Perugia, Arezzo, Siena, Assisi, Orvieto and many more, not to mention that in nearby Camucia, in addition to shops and services, is the train station providing links to Rome and Florence.
The property has a main house and two annexes. The main house has two floors connected internally but both with access from the garden. The ground floor opens into a large entrance hall that leads to both the living area, with open-plan living room and dining room connected to the kitchen and a toilet, and the sleeping area consisting of two double bedrooms, one with single sofa bed, with ensuite bathroom with shower and a twin bedroom with joinable beds and ensuite bathroom with hyrdromassage tub. From the entrance a wooden staircase leads up to the first floor, directly into a living room with sofas and pool table and from here to a twin bedroom with joinable beds and ensuite bathroom with shower, a double bedroom with ensuite bathroom with tub and a second double bedroom with loft bed, one single sofa bed and ensuite bathroom with shower. The first of the two annexes consists of a sitting room with kitchenette, a single bedroom and a double bedroom sharing a bathroom with shower, while the second annex houses the wellness area with hydromassage tub, sauna, Turkish bath, salt cave, chromotherapy shower and toilet.
You can spend pleasant hours outdoors in the 1-hectare landscaped park surrounding La Madonnina, designed and created to meet all needs amongst roses, olive trees, cypresses, oaks, willows, fragrant climbing jasmine, wisteria and a small elm grove. The set-up areas, connected by stone walkways that design sinuous curves on the green lawn, are all close together and the house is easily reached given the flat morphology of the terrain and the absence of steps. Behind the house, a few steps from the dining room French window, an outdoor dining area has been set up with barbecue, wood oven, tables and benches shaded by a sail and by the dense foliage of the trees; not far off is the laundry, set up in a large barrel, and the spacious children's play area with swings, slide and much more. There is also a 7-car parking area in gravel. It should be emphasized that the garden and the pool are fenced-in for the greater safety of children.
Open from the last Saturday in April until the first Saturday in October, the swimming poolmeasures 5 x 10 m with a varying depth from 1.05 to 1.40 m, is set on the same level as the house and is reached across a short stretch of garden. The pool, lined with a specific plaster creating a rocky effect, has salt purification, internal lights and Roman steps for access to the water. It is set in the centre of a 700 sq m solarium area that is completely fenced-in and protected by a hedge, with rocks that create a play of volumes and waterfalls around the pool and conceal a fantastic Jacuzzi tub. In the sunbathing area, partly stone paving and partly lawn, are sunbeds, umbrellas, an outdoor cold-water shower, small tables and a gazebo with outdoor seating perfect for the cool summer evenings.
