PRIVATE STRUCTURE. Pianopiano faces out over woods and rolling fields that reach to the horizon, dominated from above by the most beautiful part of Todi, composed of the little stone and brick houses of the old town which, seeing them huddled so close together, give you a sense of the maze of narrow streets at their feet, ranging from the beautiful Piazza del Popolo to the Cathedral of the Annunciation or to the Palazzo dei Priori, where time seems to have stopped centuries ago. Framed by this captivating context, Pianopiano will welcome you into its exposed stone walls, displaying the high-quality materials that compose both its interior and exterior, ranging from the famous hand-made terracotta of Castel Viscardo, to the chestnut beams that support the ceilings as well as the roof of the porch, furnished with a large table made of hand-painted lava stone, and to the light sources with Murano lamps. The property follows the classical style of rural houses, combined with touches of originality found in the bright colours that are different in each room and that blend well with the antique wooden furniture. The location of the house is the best you can wish for to travel around Umbria, northern Lazio and southern Tuscany. Many attractions are close at hand, most notably the beautiful artistic patrimony of Perugia, Orvieto, Gubbio and Cortona, the characteristic historic town centres of Civita di Bagnoregio, Montepulciano and Spello, as well as Narni, lakes Bolsena and Trasimeno and much more.
A terracotta staircase connects the two floors internally, each with separate access from the outside. The main entrance on the ground floor leads into an entrance hall which then goes on to the kitchen and to the large living area facing the porch and which consists of two lounges, one with dining area and one double sofa bed, communicating through an arched opening. The floor is completed by a double bedroom with French window facing the garden and a bathroom with whirlpool tub which, thanks to a double door, is accessible from both the living room and the bedroom. From the entrance you go up to the first floor which consists of a double bedroom with divisible bed and adjacent bathroom with shower, and a double bedroom with ensuite bathroom with shower.
A long and painstaking work has made accessible the many terraces of the 5000 sq m, entirely enclosed, park available to Pianopiano. Crossing the garden are short walkways, paved in part with the cobblestones typical of old Roman roads, bordered by stone walls and shaded by olive and fruit trees, which allow you to stroll among laurel hedges and dense bushes of broom, beneath the branches of mighty oaks or in the holm-oak grove where you can rest on stone benches. A place of peace, therefore, facing the landscape and graced by beautiful oleanders and roses, lavender and rosemary bushes, jasmine and other fragrant climbing plants and perfumed potted flowers. You can sit under the porch, set up for outdoor dining, while sipping a glass of wine or simply relaxing while the children, a little further on, enjoy themselves in the play area set up on a stretch of green lawn. Close to the entrance of the house is a handy gravel parking area.
Open from the last Saturday in April to the first Saturday in October and set at the same level as the house, a few metres from the porch and from the French window of the ground floor bedroom, the pool has an 180° view over Todi and the surrounding countryside. Rectangular-shaped with semicircular Roman steps at one end, it measures 5 x 10 m with the depth ranging from 80 cm to 1.65 m; it is lined in PVC and has chlorine purification. The pool has a beautiful white-stone border and interior lights and is surrounded by a 100 sq m sunbathing area paved in terracotta with a spacious lawn in front. It is provided with sunbeds, deckchairs, a large table, a outdoor shower with hot and cold water, a bathroom with all fixtures and an umbrella; it also benefits from the natural shade of the dense oaks that partially surround the area.
