Sleeping up to six guests, the property offers warm, comfortable accommodation with pretty nautical touches that reflect its coastal location. The charming open plan sitting room/dining room has been recently opened-up to take advantage of its bright sunny outlook and is presented using a soothing Farrow & Ball colour palette with deep roomy sofas and plenty of cosy features for relaxed evenings around the wood burning stove.
The existing configuration will work extremely well for families with two bright double bedrooms (one double and one twin) and one single room with full-size bunk beds - ideal for children sharing. There is a compact but well equipped kitchen with adjoining utility and boot room, including a variety of toys and games for those happy laid-back days on the beach.
Open-plan sitting room/dining room with two large sofas set around a wood burning stove with initial supply of logs provided. Flat screen TV with Freeview and DVD player, including an excellent selection of books and games for wet weather days. The dining area has a table with seating for six.
The kitchen is compact but ideal for holiday living with electric oven and hob, microwave, dishwasher, fridge and Krups Nespresso coffee machine (pod type). There is a small freezer in the pantry.
Utility room with a washing machine and dryer.
Large boot room which can be used for the secure storage of outdoor gear, bikes and golf clubs. This has a selection of outdoor toys for children and a number of beach games which guests are welcome to use.
Bathroom one with shower unit with rainforest head, basin, heated towel rail and WC.
Bedroom one with fixed 5' king size bed, dressing table, built-in wardrobe.

There is a front lawned garden which is fully enclosed for the safety of children and dogs. There is a large lawned garden to the rear of the property which is also fully enclosed.
There is private parking for 2-3 cars in the driveway directly in front of the property.
BABIES & CHILDREN
A travel cot and highchair are available.
Two well-behaved dogs are welcome. There is an outside tap and dog owners are asked to ensure that dogs are clean before access into the property and should remain in the boot room/utility room until dry. Thereafter, dogs must be kept to the ground floor, uncarpeted areas of the property and are not permitted on the furniture. There is a fee of £15 per dog to cover additional cleaning charges.
Bed linen, towels and hairdryers are supplied. Guest toiletries and hand soaps are provided.
WI-FI & MOBILE COVERAGE
Wi-Fi is provided. There is limited or no mobile coverage on most networks. A landline is provided for emergency and incoming calls only.

The property is semi-detached and sits in a small row of properties on a country lane in the tiny hamlet of Dunstan Steads which leads down to Embleton Bay. There are green fields to the front of the property and a large lawned garden to the rear leads down to a line of trees and field margins.
