Views to the estuary and beyond to the sea. 150m to large sandy beach. Plenty of storage, free WiFi, books, DVDs, games, body boards and beach wind breaker. All linen and towels are provided. the cottage is centrally heated and has a gas stove in the lounge making it very cosy even when the weather isn't so good.

Lovely cottage and setting. Plenty to do with young children (cycling, walking, beach, attractions).
Great cottage for our needs with just a few quirks. Two big double bedrooms with comfortable beds, plus a fabulous twin room in the loft for the kids. Good family bathroom with child friendly essentials like bath mat and step-stool. The lack of on-site parking wasn’t too bad, but would have been annoying had the weather been rainy. Loud interjections from the plumbing set-up for the master en-suite (even when not being used) were ok once we got used to them but might disturb a light sleeper. Kitchen very well supplied and a great selection of games, books and films for all ages. Excellent shop/deli just at the bottom of the street and estuary beach and cycle trail 5 mins from the house. Buckets and spades in the cupboard. Very thoughtfully furnished for a young family but do check for access to cleaning products, as no cupboard locks and some items stored in the open at floor level. Nice enclosed garden. Host seemed lovely. Clarify check-out time if you’re easily ruffled: cleaner turned up 1/2 hr early according to the paperwork but was pleasant about it.

The plumbing noise is tricky but there is a way of turning it off in the bathroom if it does disturb so I will make sure that is made clear in the information folder at the cottage.

The cottage was marvellous. Well situated for all North Devon has to offer. Highly recommended.
Inclement weather prevented us from enjoying all the Cottage had to offer, not least the lovely rear garden and beach equipment, but in every other respect was ideal. The absence of on site parking was a minor inconvenience but easily overcome. Proximity of local amenities was a bonus with everything else we required a short journey away in nearby Bideford. Didn't get chance to enjoy the ferry crossing to Appledore or local beach due to gale force winds but superb walking routes are in abundance. Wouldn't hesitate to return.
Perfect beachside hideaway
Everything about this cottage was wonderful. Incredibly well equipped kitchen for any budding chefs out there, warm and inviting sitting room (gas burner, DVDs and guidebooks galore), sweet garden with outdoor furniture & BBQ for less rainy days, comfortable bedrooms for adults and children alike (host even has a travel cot & highchair for the smallest of visitors). Loads to do in the immediate vicinity - close to the beach and decent pubs as well as an incredible deli called John's. Many gorgeous places a short drive away too, especially great for entertaining small children.

On a scale of one to ten, this is a twelve, beautifully converted and equipped.
We wanted to cycle on the Tarka trail and this was the perfect location, as this is my first experience of owners direct it sets an almost impossible standard to match. We will definitely hope to return with more time to explore and will look at owners direct as a first choice in future. The cottage is a real home from home with so much to enjoy, books, games, DVD's. Can't complement it enough.

Stunning cottage, beautiful, peaceful area
It was an absolute joy to stay in your beautiful cottage. So spacious and tastefully decorated to such a high standard, the photos don't do it justice!
Idyllic location, ideal base for lovely beach walks and The Tarka Trail.
I will recommend to friends as this is undoubtably the best cottage we've stayed in and we've stayed in a few!!
There are so many beautiful places to visit on the doorstep, unfortunately we ran out of time, but we will definitely be visiting North Devon again.

Sleeping 6 comfortably this is an ideal base from which to enjoy North Devon. Instow itself is on a river estuary, the Coast Path and the Tarka Trail and benefits from wide sandy beaches with a ferry running across to Appledore.
The surfing beaches of Croyde, Saunton and Westward Ho! are 15 minutes away as are a choice of golf courses at Westward Ho! and Saunton. For walkers and cyclists the coast path and Exmoor are both nearby, the cottage is almost on the Tarka Trail. Cycle hire is available 10 minutes away at Fremington. Instow has 4 pubs serving food and an award winning local shop, deli and post office. Both the North Devon Cricket Club (with its famous thatched club house and score board) and North Devon Yacht Club are in Instow.
Attractions and must see places such as The Big Sheep, The Milky Way, Hartland Point, the Woody Bay train, Croyde, Saunton Sands, Braunton Burrows and Clovelly are all close. Other lovely places to visit include Rosemoor RHS Gardens at Torrington, Docton Mill and Hartland Point and Abbey. For the more adventurous you can go coasteering and wakeboarding.
There are larger shops and a leisure centre with indoor swimming pool and indoor tennis centre at Barnstaple and Bideford is quaint with a large children's play park. For walkers, there are many wonderful walks direct from the cottage exploring the estuary and the edge of Exmoor. The delights of Watersmeet, Simonsbath, Lynton and Lynmouth and Woody Bay are all within easy striking distance, as is the Cornish border if you head South West.
There are also bowling alleys, cinema and soft play centres in Barnstaple. Appledore with its selection of art galleries is across the estuary by ferry or 10 minutes by car, or leave the car behind and take one of the excellent local bus services.
As a family we love being here in all weathers as there is plenty to do for all ages and interests in the surrounding area - even if it snows you can toboggan down the sand dunes on the beach!
There is no off street parking but the public car park is 100m away and there is on street parking at both ends of Bridge Lane. It is OK to park outside for loading and unloading.
We don't allow pets or smoking.
