AGE REQUIREMENTS: Rentals of this property may only be made by a Guest Lessee that is at least 25 years of age and may at Lessor's discretion require additional background checks and conditions be met.
ALLOWED OCCUPANCY: Tuscany Sunrise provides comfortable and ideal accommodations for up to 10 persons. With approval at the time of Reservation the maximum allowed occupancy of Tuscany Sunrise permits up to 12 persons (this includes all small children and infants). The Occupancy of this property extends to include all invitees of Guest Lessee. Tuscany Sunrise is an exceptional property and may not be reserved or used for large gatherings of more than 12 persons. Any violation of the permitted occupancy standards stated will result in the immediate termination of rental and allowed occupancy of the property and Guest Lessee's forfeiture of all monies paid.
CANCELLATION POLICY: NVR encourages all Guests to select and purchase Travel Interruption Insurance Protection coverage from an independent licensed third party provider. Established Reservations remain responsible for the full faithful financial performance outlined in the Short Term Rental Reservation Agreement. Excused Guest Cancellations are permitted exclusively in instances of:
* Mandatory Island Evacuation Orders by the Island Authority.
* Mandatory Property Evacuation Orders by any official with legal jurisdiction or authority to protect the safety and welfare of all persons or the premises.
* Any actions, or lack thereof, made by the Property Owner such that would interfere or impede with the legal and quiet enjoyment of use by Guest Lessee.
* Damage or Destruction of the property or premises such that renders rental occupancy as being unsafe or hazardous.
Excused Guest Cancellations for reasons listed are relieved from financial performance outlined in the Short Term Rental Reservation Agreement and are eligible for a refund of paid Committal Deposits or a prorated refund of monies paid for unused portions of reserved rental use.
COMMITTAL DEPOSIT: Committal Deposits secure Guest's reserved rental use of the property and are collected at the time Guest executes and returns the Short Term Rental Reservation Agreement. Committal Deposit payments are applied towards the all inclusive total cost of Guest's reserved rental use of the property. The Committal Deposit is NOT a refundable Security Damage Deposit or Waiver. The Committal Deposit required to reserve this property is $500.00.
CREDIT CARDS: Guest use of an accepted Credit or Debit card for making payment of anything other than the Committal Deposit remains subject to additional charges associated with card processing. Committal Deposit payments must be made with a Credit Card and remains exempt from processing fees.
PAYMENT: Full payment of all costs associated with the rental of this property must be received by NVR at least 30 days prior to Guest's arrival date. Final Payment must be made with the use of a Cashier's Check drawn from a US Banking institution (Personal checks WILL NOT be accepted). Guest failure to remit full payment at least 30 days prior to scheduled arrival may result in the Cancellation of Guest's Reservation and the rental of the property to another Guest.
PETS: Pet animals are expressly NOT permitted. Any violation of this provision of the Short Term Rental Reservation Agreement will result in the immediate termination of Lessee's allowed rental and occupancy of the property and Lessee's forfeiture of all monies paid. Evidence of pet animal presence discovered at the time of post departure inspection will have all charges associated with pet remediation efforts or property replacements billed to Lessee's Credit Card.
PROPERTY SUBSTITUTIONS: NVR reserves the right to substitute comparable accommodations in instances of Force Majeure.
SMOKING: Smoking is expressly NOT permitted within any interior portions of the property. Any violation of this provision of the Short Term Rental Reservation Agreement will result in the immediate termination of Lessee's allowed rental and occupancy of the property and Lessee's forfeiture of all monies paid. Evidence of smoking found during post rental inspection of the property will have all costs and expenses incurred for smoke remediation efforts and property replacements billed to Lessee's Credit Card.
