As it´s the best beach of the area... we built a duplex, with some friends, but with total privacy. The house is very cool and spacious. Enjoy spectacular sunsets, walks on the seashore ... see flocks of flamingos or maybe some dolphins in the sea ... and discover when turtle hatchlings sprout, depending on the season.
What makes this House unique
We have a local person who lives nearby with his young family and cares for several houses. He is honest and friendly. He speaks English and knows all the details of the house. He also worked as a tour guide, so he can help to get services, tours or information if requested.

The house and the pool are delivered clean. Extra cleanings during your stay are on your own: Rates: House cleaning: $250.00mnx and Pool: $150.00mnx
There is no potable water in the pipes, only well water. We bought 10,000lts for your stay as a courtesy. If you need more, the cost is: $ 800.00mnx.

Amazing beach house
Four of us spent 11 days at this amazing beach house south of Progreso, Yucatan. The place is quiet, clean, and well cared for.
We lost all water one night and the care-taker came right over and fixed it.
Our only complaints are that the pool could have been cleaner, and the brush around the drive off the highway be cut back - making the drive easier to spot.
All in all, we enjoyed our stay and recommend it highly.
FAR from being "perfect vacation beach house", but relatively pleasing overall...
This is a modern beach home with some preventable nuisance and maintenance problems. We were three family members visiting over Christmas 2018.
There were issues we didn't expect to have because of the listing and messages:
* spotty wi-fi AT BEST...completely unreliable
* DVD player and replacement broken. By the 3rd day, we got one but the
remote was still broken, making some aspects of the player useless,
* The cable TV is useless to English speakers as all is in Spanish,
* The pool water took over three days following our arrival to be swimmable
after being treated...it was never clear like in the picture,
* The neighbors (in the same building) were up early in the morning
with their barking dogs. On our first night three dogs were barking
* For the toaster to work, you must keep your hand on the lever until
adequately brown, the coffee maker is problematic, the main bedroom
a/c pings through the night, etc.....
For those considering this area, it is remote. The closest grocery store is 15 miles away. We were pleased with the sole nearby restaurant, Tecno Hotel and Restaurant. As others have noted the Yucatan beaches are golden to brown color, the water is not blue but sandy green, and the beach is filled with seaweed. The beach is kept au natural, even by owners (of course it's not Summer) and the whole Yucatan peninsula is trash strewn, unusual by U.S. standards. Although we did spend a lot of time strolling the beach it's not wide even at low tide.
The weather during our stay improved and we did have some lovely beach days toward
the end of our stay.
I hate to seem like we didn't enjoy any aspect of the stay...we did make the most of it being people that know how to make lemonade out of lemons. You may have a different, better experience than we did. However, we would not return here or to the area.
Can’t beat the price
The place was great and looked just like it does in the pictures! Some maintenance was needed but the view/beach/location for the price can’t be beat. Would definitely recommend a car rental for any future guests though, towns on either side are too far to walk to. Wifi wasn’t very reliable but who needs internet when you’ve got such a beautiful setting to enjoy?? Juan CARLOS is absolutely amazing though and goes above and beyond!!!

The beach and the house... perfect days!
We stayed with my father. We have 3 kids, 8, 13, 14. It was a very nice place to stay with the owners being very friendly! The pool is very nice to cool off in if you don't want to run the 60 feet to the ocean.
The ocean in front is very sandy and shelly so I would recommend wearing water shoes if planning on going in the water. You can walk a fair distance out because of the many sand bars making hills and valleys. You will not be able to see anything at all if you plan on snorkeling.
The sunrise and sunset are both very beautiful and taking long walks on the beach is very relaxing as there are not many people around. I made friends with a yellow lab cross and she would come out with me every morning for a long walk.
The town is very nice and laundry services are there. Bodega (grocery store) is also in town. If you need anything else, Merida has a Costco, Walmart, Sams club, etc. It has everything that a city should.
We rented a car from Fox Rental in Cancun and drove out to the house. We arranged for the rental beforehand through Amex and when we went to pick it up, we were told that we had to buy insurance too. $50 doesn't sound too bad, until they tell you that is per day. We allowed them to put a hold on the credit card and then called the credit card company the next day to cancel the hold. I drove all the time and the only time I got frustrated was in Merida due to the high volume of traffic with narrow streets. There are also many roundabouts in Merida. If you have a good map it wouldn't be so bad.
The owners of the house were extremely kind and really helped me out as we arrived later than my father. I appreciate everything they did for us and the only reason I would not recommend this, is so that it doesn't get too popular for us to reserve it again!
There are many Mayan ruins around with one being 50 kms away. Lots to do and we did an overnight trip to the mayan Riviera side as well!
My father is legally blind and the owners went out of their way to make sure he got to the house alright and to make sure I was notified when he got there!

Great Ocean Views Away From It All
My wife and I spent a very restful week at this house. Two great features are the owners, and the location. Frederick and Wilma are very accommodating, and will do what they can to respond to any reasonable request of their guests. For example, they provided me with a device called a “banda” so I could connect my laptop to the internet and bought my wife a kettle for her tea. Juan Carlos is their caretaker/maintenance/security person, who is fluent in English, lives nearby and is very helpful. Although it may seem a little remote at first, we felt completely safe in and around this area. There is a great restaurant at a small hotel called Technohotel, about 1 km to the east of the house, and an interesting Mayan ruin about 15 minutes away by car. We even saw a flock of flamingoes on the way back! The location is ideal for those wanting a retreat from the hustle and bustle of the city, just 23 km east of Progreso, in a quiet area between two fishing villages -- an easy hour or so drive from Merida on good roads. Progreso offers a lot of activities, and there is a good grocery store at the corner of the highway from Merida. The pictures on the website give an accurate portrayal of the house. It is about 500 yards off the highway, with an empty lot next door. The house is well furnished and well kept. However, keep in mind you are oceanfront, and the salt in the air does take its toll on anything metal in just a few years. Also, while we were there it was windy most days, which made some noise depending on window openings and wind direction. The biggest drawback would be that this is half of a duplex. The infinity pool and deck are shared between the two units. There was no one renting the other half for the week we were there, but if one were expecting privacy and tranquility and a family with kids moved in next door.... Apart from that all you have to do is enjoy the house, enjoy the weather, enjoy the pool, watch the birds, and maybe enjoy a cool drink or two. Should you actually get bored of all that, there is plenty to see and do within easy reach by car. . (I heard that Freddy and the owner of the other half of the duplex are long-time friends, and they arrange not to rent both units at the same time. If privacy is important, just ask. However, it could be ideal for two families traveling together. )
