House, 3 Bedrooms, 3 Bathrooms, (Sleeps 4-7 ) w/ Pool. Quiet 1/2 mile to beach
Three bedroom private house on half an acre with a swimming pool.
The house is located at the end of a cul-de-sac which means we have very little traffic and is quiet and peaceful. The house itself is on two levels with a front and back yard including a swimming pool.
The main level has a large open plan living/dining/ kitchen. The large living room gets good morning sun and southern light with large windows and sliding doors opening out onto the mahogany deck. The main living area has an oak dining room table which can fit 6-8 people comfortably. For the winter, there is a wood fireplace and central heating. In the summer, there is central air conditioning as well as a good ocean breeze throughout the house. The living area has new hardwood floors.
On either side of the living/dining room/kitchen we the two bedrooms. Bedroom One has a Queen Size bed. The bedroom has French doors which open out onto the deck and back yard. Bedroom Two has twin bunk beds, a single twin bed and a small day bed (reading etc). This room also opens out onto the deck through French doors. Both the bedrooms have new wool carpets, large wardrobes and their own bathrooms and central AC.
Downstairs we have another living area which has a large flat panel TV (50”) with DVD, Cable TV, Apple TV, Wii (all surround sound). If you have children, this area was designed for them in mind. We also have new LG Washer & Dryer, which is hidden by a closet. There is also a double sofa and chairs. Adjoining the playroom at one end is the third bedroom.
The third bedroom (Bedroom 3) is a self contained bedroom suite. It has a queen bed, set of drawers and an ensuite bathroom/shower. It can be accessed through the playroom or through its own outside entrance.
Overall the house can sleep four adults and three children maximum: 2 adults in Bedroom One (Queen bed); 3 children in Bedroom Two (one set of bunks and a single bed). 2 adults in Bedroom Three (Queen bed)
The house is wifi/internet ready. The main living room has a flat screen TV with an iPhone dock to watch Netflix etc, as well as a Bose (iPhone) speaker unit. It also has Cable TV and a DVD.
Outside, the main living room, both bedrooms both open out onto an expansive mahogany deck. The deck itself has two reclining teak chaise lounge which is shaded by a large Mulberry Tree which is a perfect escape from the sun or an afternoon nap. On the deck there is a large hardwood outdoor dining table & chairs and large umbrella (which seats 8) and a 3-Burner Gas BBQ. The deck overlooks the back yard (grass) which is good for sunbathing and is often the courtside for endless games of badminton. The deck also overlooks the swimming pool.
The swimming pool is a 32'x16' in-ground pool and uses a salt-water chlorinator which makes swimming fantastic as you don’t get sore eyes or itchy skin, the kids love it! The pool is fully fenced and has plenty of room to sunbath and relax. At any time of the day you can choose a shady end or sunny end. There are plenty of pool side chairs (2 Adirondacks, 4 deck chairs). The pool is heated by a solar heating unit (not oil or gas). The house perimeter is boarded by mature oak trees which make for good privacy. Our land size is half an acre and is private and quiet.
A key attribute to our location is that we are a short walk (~7-10 minutes or half a mile) to the popular local beach called 'Long Beach' on the Peconic Bay. This beach is safe for children as it is a bay beach & hence has small waves if any, with life guards on duty during the summer. The beach itself is sandy and pebbly depending on the location. The beach has life guards, and is excellent for beach combing and for collecting pretty shells and stones. The house is ~3 miles from the village of Sag Harbor which has plenty or restaurants and shopping. We are approximately 4 miles from Bridgehampton and 15 minutes by car to the ocean facing beaches of Sagaponack, Sagg Main etc. All beaches require a car 'beach pass' which is available to all residents and non residents alike.

Why Mei chose Town of Southampton
We chose to live in Sag Harbor due to its close proximity to Long Beach (Peconic Bay) and the ocean side beaches. Long Beach is excellent for young children and up for wading/swimming. Has life guards, and there is no ocean swell and the water is always warmer than the ocean side. In terms of proximity, we are about a 5 minutes drive to Sag Harbor village which really keeps to its village style of life. So if you after a lower key Hampton experience this is it. There are several farmers' markets in close proximity. One of the key reasons for us buying this property was that it was located at the end of a culdesac, so we get very limited traffic. The kids often ride their bikes out on the street and given the limited traffic this is good peace of mind. The house was orinally built and owned by a builder so it is well construcuted which has been a blessing. The area itself is quiet.
What makes this House unique
Quiet and well suited for young children, as we have raised our three here. The summer time is private due to trees surrounding property. Friendly neighbors

Wonderful, Kid-Friendly House!
We loved our stay! The house was very clean and the open layout was perfect for our family. Comfortable bedrooms, convenient location, very responsive Owner, and our daughter loved playing with all the children's games left in the playroom. We would gladly stay again!
Open, bright child friendly house
Lovely property. Perfect for kids. Lots of space and the pool was wonderful. Light, airy, well equipped home. Owner was very responsive.
Disappointing for the price
While we enjoyed the backyard and the pool, the house was disappointing. The lower level was damp and had so many spiders and bugs, I could not let our kids play down there. This was unfortunate because the tv and play room were downstairs, and we were counting on those spaces for our 3 young children.
Other minor issues with the home such as a very strong air freshener in the lower level, hard to open sliding glass door (main door to outside), screen door that kept coming off track, and a very slow drain in the shower.
We have used this site and other rental services many times, but this is the first time we had ZERO communication with the owner. Not sure if this is typical, but I sent a text to them and received no response.
Overall I was disappointed with this property, especially for the price.
This is very helpful feedback and makes our future stays a good deal easier to manage and prepare for. We have since made a number of changes that will make all future stays more predictable and fun for guests
With the House Instructions, we send directly by email, & we ask all guests to avoid leaving the windows and doors open for an extended period of time and to always ensure the window and door screens are in use. Given we are abutting a large reserve and we are essentially in the country. Leaving doors and windows open all day invites insects into the house. By leaving windows and doors open for an extended period of time especially during the peak of summer (July) will tend to lead to an increased level of the humidity and that can lead to dampness. The House Instructions clearly indicate all guests should attempt to run the dehumidifiers for 1-2 hours a day to keep the downstairs area nice and dry. That said, I have instructed my AC installer to install a new AC/Heat pump downstairs so the manual use of humidifiers will hopefully be a thing of the past next year. This is being actioned as a result of this valuable feedback.
Regarding the sliding door being hard to open, we found a small object had got lodged in the tracking system, & it has since been removed, cleaned and siliconed. The sliding screen door and the slow drainage from one of the bathrooms was immediately addressed while you were staying at the house. by reaching out to us directly! We encourage all guests to pick up the phone or better still get in contact with our property manager who lives across the road. He can spring into action very promptly and he is very reliable.
This is our first year out of state from our home, which makes managing the property a good deal more difficult, so we take all feedback very seriously and try to rectify any and all issues. Thank you
We have rented this property for the past 4 summers, and we love it. it is the perfect vacation home for a family. The house is quite spacious and wide open, with lots of light. There is a kids room with bunk beds and lots of toys for young kids. There is a great family room with a fantastic media center. Our family loves the deck, lawn and pool as well. And, it is only 5 minutes from town. This si a great place vacation home!
The property is located on a quiet cul-de-sac and is safe for young children. The swimming pool is fully fenced. We have young children so it has been designed to be safe.

During Peak Period: the minimum stay is 7 nights @ $4,200 per week during peak July, August up until Labor Day Rentals for monthly rate @ $15,000/month All require 20% security deposit. Which is $1000 for 7 nights. Non-Peak dates security deposit is $500 Cleaning fee $250 for length of stay. Utilities For stays of four weeks or greater, the utilities will be charged additionally Utility charges on per weekly basis are $60/week Pool cleaning $60/week lawn maintenance $100/week electricity for AC * These charges will be deducted from (20%) security deposit fee. Occupancy is limited to 5 people, unless allowance is granted by owners
