The “Top of the Plum” is located at 33 Fordham Way, Newbury, MA. (Plum Island). This home has a view of the Atlantic Ocean from second and third floors. Come and enjoy the sun, sand and surf at prestigious Plum Island Beach only minutes from Historic Newburyport with its many famous restaurants, exciting shops and picturesque riverfront boardwalks. At the Northern tip of the Island, there are chartered boats that leave morning, afternoon and evenings for fishing, whale watching and party excursions. There is a playground for children, a restroom and a boardwalk that will take to out to the tip of the Island to just relax or watch the boats come and go in and out of the Merrimack River. You will see many fishing at the River, as it is a popular fishing spot for the avid fisherman. If you are looking for an adventure on the water, the Plum Island Kayaking Rental Company out of Newburyport offers a full line of kayaks and guide to make this experience one to remember. The Plum Island Sound and Basin is an ideal place to learn. It is a 'kayaker's heaven', with its calm and shallow waters and the many tributaries to explore. The Sound takes you through the Wildlife Sanctuary and allows you to enjoy the many birds flying overhead or resting on its banks. The quiet solitude on the pristine waters will remain in your memories forever. If bike riding is your enjoyment, there is a bike rental on the Island. The open concept allows ocean views from an immaculate kitchen with an adjoining dining room that leads to a spacious glassed-in porch that is separated by an open six-seated bar. There is a breakfast “nook” directly off the kitchen, with all the necessary appliances, plus another beverage cooler to accommodate all the cold drinks that would otherwise take up most of your space in the fridge. This breakfast area leads into a spacious two-story addition. This addition consists of a great room which has a contemporary flair with 18’ ceilings, a ceiling fan, and catwalk with 4 port hole windows to lighten up the room. There is also a gas fireplace for cooler nights. There is a covered porch directly off this room as well.

The upper level is referred to as the “lounge”. There is a large bar that seats eight comfortably with a second beverage fridge and TV – ideal for watching sports or just quiet talk. There are ten glass windows and a french door leading onto a deck overlooking the ocean. There is a 360-degree view of the wildlife refuge, the marshes and the Atlantic Ocean. The views are spectacular, known for their glorious sunrises and magnificent sunsets. At night, the moon shining on the vast ocean waters will leave you with memories long after you’re gone.

The sleeping accommodations consist of four (4) bedrooms. There are 3 queen and a set of twins, ideal for small children. There are two and one-half (2.5) baths. The sheets, pillows and blankets are also furnished. I ask that you bring your own towels, (beach and bath).

The home is fully furnished with many amenities including a dishwasher, washer and dryer, 4 air conditioners, several fans, 4 tvs. 2 beverage coolers, a furnished outdoor deck off the kitchen, a covered porch off the family room that supplies shade and protection from any inclement weather. There is also a small deck off the upper lounge that overlooks the ocean. The backyard has a patio with table/chairs and a BBQ grill, (I supply a propane tank but leave the refill up to the tenants). The backyard is fenced-in which is ideal for children. There is an enclosed outdoor hot and cold shower, and plenty of parking for 6-8 cars.

This is the second piece of beach property that we have owned. Our first home was an oceanfront home on Salisbury Beach which we owned for only 4 years. We sold it and purchased this home in 1990, because we were looking for a more quiet and less congested beach. It has been completely remodeled with a new addition as well. We absolutely love the Island. It is truly a nature/beach-lovers paradise! We love the many species of birds, the wildlife refuge, peace and quiet, no traffic or crowds. We have been to many beaches from Maine to the Cape....nothing even comes close to the serenity you will experience here at Plum Island.

We have owned this property for over 26 years and done major renovations, an addition with upgrades. We absolutely love plum Island which is so private, quiet and the 'second' Martha's Vineyard. So much to see and do here just not enough time to do it all. The house is so large, comfortable with everything you need to call it 'home'. The access to the beach is just steps from the door. The right-of-way is at the end of my lot and directly across the street. The beach is public but you would not know it. There is very few people even during the peak season as there is not much parking on the Island. You cannot park on most streets. The ones that you can, you must have a resident sticker. My street, Fordham Way, is a one-way with the wildlife reservation at the Southern end of the street. This is a wonderful beach for children or those who just want to enjoy the peace and quiet of the sound of the ocean. There is a very nice playground for children at the Northern end of the Island with a restroom and a boardwalk that leads to the mouth of the Merrimack River. It is enjoyed by all and especially fishermen. They come from all over to enjoy the fishing, boat charters, cruisers or just the simple quiet and picturesque views. Just across the River is the Salisbury Beach Reservation on the North side of the River. Plum Island is a great place to visit and vacation. Newburyport with all its boats, restaurants, shops and maritime history and marinas will keep you coming back. It is only 5 minutes away, over the Plum Island bridge. Come and enjoy what nature has planned for you. Your memories will last a lifetime and keep you coming back. This is a "must SEA"!!!

What makes this house unique

This home is so large and comfortable. It has so much privacy within the home. There are two bedrooms on the lower level. Two bedrooms on the main level with a separate wing off the kitchen that can be shut off so you can still entertain and not bother those that want to sleep. The upper level has a lounge with 360 degree views of the ocean, marsh and PI sound. There is a balcony off the lounge, a deck with table and chairs off the kitchen, a covered porch off the family room and a patio with table, chairs and BBQ grill in the fenced-in yard on the lower level. There is parking for 8-10 cars which is a premium for the Island. The access to the beach is just across the street from the end of my lot. It is a one-way dead-end street which is very safe for children. The kitchen is equipped with all the amenities and the beds are made and sheets washed for each guest. The dining room has sitting for 6 and the adjoining bar has 4 stools for extra seating. There are four A/Cs, four fans and a ceiling fan that keep the house very comfortable when the temps get too hot. There is an enclosed wooden outdoor shower with a covered roof for added privacy and protection. These are only a few of the unique benefits that this home has to offer.

Refundable damage deposit $500

No PETS and No SMOKING! I do not charge a cleaning fee unless the tenants decide they do not want to completely clean the property themselves. I give the tenants the option to clean themselves or I can make arrangements to have it done professionally for a fee of $150.00 I do, however, want the next tenant to come into a very nicely cleaned home. I also realize that not everyone enjoys cleaning after a relaxing vacation so I do give them the option.

50% deposit required at time of contract signing and 50% upon arrival.
