Property description

Welcome to 'The River House', one of the cutest and most accommodating homes on the west bank of the Niantic River.

Located in the beautiful Oswegatchie Hills area of Saunders Point, Niantic, it has very easy access to the beach, the salt water, and to Long Island Sound, down the winding channel of the Niantic River. The Riverhouse has access to a well protected "deep water dock" (greater than 6 feet at "mean low water", at the end of the dock). The dock is located just steps from the beach. You can moor your boat at our permanent mooring out front; or drop your kayak right in the water; or go for a swim; or simply soak up the sun and get a tan on the deck, or on the dock.

The original home was torn down in 2007, and a new one built, complying with the strictest of Hurricane Building Code standards. Hurricane Katrina had just finished devastating the Gulf Coast, and with an abundance of caution, our local officials adopted "whole cloth" the building codes of coastal communities who feel the full effects of hurricane force winds, unbroken by hills or great stands of oak and maple trees. (Those standards have been relaxed quite a bit, since then.) Translation: you can literally park a car on the roof of the Top Deck. It is held up with structural steel. The house can not "blow away". The foundation is literally "anchored" to the ledge on which the house is built. There are steel straps fastened into the foundation, and continuing from the foundation all the way up the exterior walls to the flat Roof Deck, where those straps are then fastened to structural glue-laminated beams supporting the roof deck. These, in turn, are fastened to the Structural Steel frame hidden by cleverly placed interior walls. What a project that all was. Yes, we are WAY, WAY "OVERBUILT"! You will not see any of it, when you look at it. But, we have hundreds of pictures of the entire construction project.

The Riverhouse is located at the very end of a short Cul de Sac named Ledge Road. The area was originally a small summer cottage-community. These structures are now mostly winterized, year-round homes.

This really is a magical place to share time with your family and friends.

In Summer: fish in the early morning; swim mid-day, break for a light lunch on the deck, then swim again in the heat of the afternoon. From the top deck, take in evening sun sets illuminating the far shore in a riot of colorful light. Paddle across the river, to the Sandbar, and enjoy a beach, only accessible by boat. For additional entertainment, at all times of the day or night, you will have fabulous views from the 2nd Level TOP deck, both up and down the Niantic River. The vista is continually changing. One minute an Osprey is diving for a meal, the next minute a waterskier is slicing through the water. Paddle boards and kayaks abound, as do folks fishing, clamming, swimming, tubing, sailing, sight-seeing, and otherwise simply having fun "...messin' about in boats..."

In Fall,Winter, and Spring the scene is equally remarkable.

The Fall colors are reflected on a "canvas of shimmering light" in the calm of the early morning air. Sometimes the mist off the water seems to create an otherworldly picture before the sun burns it away. Other times the the Fall winds move the trees in a pattern impossible to describe and just as impossible to tear your eyes away from.
In the dead of Winter, with its desolate sameness, the view is broken only by the tidal rise-and-fall and the accompanying opening and closing of cracks in great sheets of ice that can cover the river. In the still of the frosty night, you can here the ice groaning with the Moon's burden as the tides come and go. North Country sea birds and small sea animals populate the river in winter, drawn here by abundant food sources and the climate, which is relatively "mild" from what these creatures would be experiencing "back home".

The Spring, with its ever longer daylight hours, brings its promise of eventual transformation to the River, with mighty gusts of wind, giving way to life-giving rain and milder temperatures. The migratory birds begin to leave. Local feathered "friends" take their place as they return to their summer breeding nests. The Oswegatchie Hills once again renew their spring-time greenery in preparation for another Summer of cooling shade.

It always seems me as if Mother Nature is constantly putting on a show, just for us!

Wonderful meals can be prepared in the kitchen, and on the gas grill located on the Main Level Open Porch, just off the Kitchen. For fun and convenience you can send your food up to the top deck with the assistance of the 'dumb waiter' on the Open Porch.

The bedrooms are quite quaint with brand new queen beds. We have added a set of twin bunk beds off the Den/Family Room. The Den/ Family Room itself has a queen pull out couch.

A flat screen TV is located in the the upstairs main level Living room for that movie you just have to see.

So come and enjoy the Mornings on the Main Level Open Porch watching hawks, geese, ducks, boaters, swimmers, and the occasional seal or otter. During the day, engage in all of the salt-water shore-front activities that interest you; beaching, fishing, swimming, canoeing, kayaking, boating, water skiing, sailing. In the Evenings, relax on the top deck with a beverage and/or meal and take in the fabulous sun sets, water views, and spectacular Moon rises. The full moon, reflecting off the water, simply does not look real. It is as if somebody had to paint it there. God's creation, certainly. And the view of it defies description.

This is a truly fabulous investment for your kids. http://ohcniantic.org/ OHC is a seasonal Club, with activities designed mostly for children and teens. They maintain a swimming beach with life guard and raft, a clay tennis court, a basketball court, a 6 hole "pitch and putt" links-style golf course, a common area known as Hoskins Park with picnic tables and playscapes near the swimming beach, and a large baseball field used primarily for "lawn games" and frisbee. All these amenities are within walking distance of the Riverhouse and are frequented by club members regularly. OHC has been in existence since the early 40's. They have many full time members who no longer own nor rent homes in the area, but have so enjoyed the friendships they have made when they did live or vacation here, that they return specifically to participate in the many social activities....moreless

Additional information about rental rates

Fees:

Notes:

A $500.00 "Date Deposit" is due at time of booking. This amount secures your rental dates. Once we agree on the dates and amounts, we will e-mail you a rental agreement, which you sign, and return via snail mail, "Date Deposit" included. Personal checks are accepted made out to "Leigh Bayreuther". Once the "Date Deposit" is received, we change the VRBO calendar from "tentative" to "confirmed". Prior to receiving the "Date Deposit", we will continue to respond to other potential guests. But, we will not confirm their rental until you have been given the opportunity to commit to the dates requested.

The entire rental amount, cleaning fee included, is due not later than 60 days prior to your arrival date. We will send an e-mail reminder about 65 days prior to your arrival, assuming entire rental amount has not yet been received. When you arrive, the $500.00 "Date Deposit" becomes a refundable "Damage Deposit". We will return the "Damage Deposit" approximately 14 business days after the end-of-stay cleaning, assuming no damage, of course.

"Summer Season" weekly rentals include Basic Cable & Internet connection, and all Utilities.

"Winter Season" monthly rentals, ("Academic Rentals"), DO NOT include Cable, Internet or Utilities (heat, lights, phone, water, sewer, snow removal, etc). Depending on the timing and length of stay, we will prorate all Cable, Internet, and Utilities billed.

We will expect you to pay these when they are due.

Cancellation Policy:

If you cancel prior to the 60 day arrival window, all monies are refunded.

If you cancel within your 60 day arrival window, we will attempt to re-rent all or some portion of your time.

If we are completely successful, we will refund your entire amount.

If we are only partially successful, we can refund only that portion.

If you cancel close to your arrival date, and we cannot re-rent any of your time, only the rental amount is due. We refund your unused date deposit and cleaning fee.


Owner's cancellation policy:

100% refund if canceled at least 60 days before arrival date.

The 'RIVERHOUSE' is located at the end of a short, quiet, cul-de-sac street with a fabulous, elevated, easterly view of the Niantic River and salt-water beach/dock access. Fishing & Swimming are yours during summer months just 75 feet from your front door. Bring your boat and keep it here for any boating activities (water skiing, tubing, salt water fishing). Other shore front type activities (Party Boat Fishing, Tourist Day Cruises) are nearby in Niantic, Essex and Mystic. Rocky Neck State Park, a public State of Connecticut maintained park and beach is 5 miles away. Mystic Seaport & Marine Museum and the Mystic Aquarium are 20 minutes away. The Nautilus Submarine Museum is 15 minutes away. Mohegan Sun and Foxwoods Casinos are 1/2 hour away. Ferries to Orient Point, Long Island: Fisher's Island, and Block Island are located at the New London Ferry Terminal. Taking the Ferry to any of those places makes a great day trip "adventure". Bring your bicycles/mopeds and walk right on. If driving, during the summer months, reservations are recommended for cars. You will need a car to get to town or other activities.

About the owner: Leigh's family owned and operated Bayreuther Boat Yard and Marina, just down the street and within walking distance of "The Riverhouse" for over 60 years. (The marina is no longer owned by the family, and is now called Three Belles.) We have owned the Riverhouse location for over 40 years. It was our first home.

Why the Owner Chose Niantic, East Lyme, CT, USA:
We originally located here to be close to work and family. What you see, now, is not the original house. We tore down the original house and built the one that you see now, to the 2007 hurricane standards. We think this is the cutest house on the river. The entire house was new in 2007, as are all of the amenities. We even installed a dumb waiter for easy entertaining on the top deck! :) :) :) The decor is completely nautical. You feel right at home the minute you step foot in the front door. The top deck is a must - for relaxing, dining, sun bathing, reading, and that all-important evening beverage. The view is just breathtakingly FABULOUS! And being as high up as you are, there is privacy, as well.

The Unique Benefits at this House:
Sitting on the main level side porch with your morning coffee is SO memorable. We are morning people and the view is East. Watching the sun come up over the water, and seeing hawks and ospreys, swooping in to fish for their breakfast is amazing. If the water is calm, you can see schools of fish disturbing the glassy surface, chased there by larger creatures just below. In the evenings, you will always remember relaxing on the top deck with a glass of wine, sharing a meal with friends, or simply staring at the stars, the moon, and the water. It is quiet, here, in the evening. You get a chance to think, and contemplate, and to dream a little more.
