Sitting in the heart of one of the best recreational beaches in the world, our vacation rental guests are literally walking distance from all of the most popular destinations and conveniences Newport Beach has to offer. Only 2 blocks from the Newport Pier makes the perfect recipe for a memorable and enjoyable family vacation.

This upstairs vacation home hosts 3 bedrooms, along with the full kitchen facilities, living room with a bay view balcony as well as a rear balcony. This large Unit can accommodate up to 10 guests comfortably and affordably.

The master bedroom has a king bed and 2 twin beds. The 2nd bedroom has a queen bed. The 3rd bedroom has a full/twin bunk, and an additional pull-out twin bed.

The home comes with a washer/dryer in the unit.

PARKING: 2 tandem spaces in shared 4-car garage. Garage demensions 84" Hx double wide. Fits most vehicle sizes. Available nighborhood street parking can also be utilized (metered and non-metered).

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

The rental was great! We really had a wonderful time. Having the beach so close was a lot of fun, we saw dolphins both days we spent at the beach. We were careful to follow all the directions prior to leaving, though there were two windows that would not lock after multiple tries. Thanks so much and please let me know if there was any charges to the deposit. We would love to come stay again sometime! Thank you!

Amazing location. Walking distance to restaurants and entertainment

The location to the beach was perfect. One block off of the boardwalk. Walking distance to coffee shops and restaurants. Kid friendly with lots to entertain them.

Great location! Comfortable beds, lots of room for our multigenerational gathering.

We had all we needed here. The bedrooms were laid out to provide quiet and maximum privacy.

The open floor plan in the kitchen, dining room, and living room made it easy to visit and share this livable space.

The view from the living room looked out beyond the boulevard and over a large park to the bay. Lots of enjoyment watching people play with their dogs or kids and the boats coming and going in the harbor.

We enjoyed walking on the beach, a half-block away, or on the walk/bike path at the edge of the beach to the piers, restaurants, grocery store or fun zone. It was great not needing a car for the weekend.

We appreciated the affordability and great location of this nice, comfortable place for our family gathering!!!

Heres the good, the bad and the honest experience

I'll be frank and to the point with my review to help others make an informed decision with my detailed thoughts:

The good:

Property management team, great to work with, made things easy and was flexible with us to accommodate our arrival time.

Property was stocked with towels and kitchen ware.

The living room tv was nice

The entire property itself, less the issues I'm listing below was just fine. It was a cute and quaint beach house, park across the street and near the pier.

The Bad:

The property itself, Is much smaller than the pictures so be sure to look at the square footage. The pictures and color, in my opinion made the property look really amazing and not that it wasn't a nice property, it just was not as wow as depicted.

The property definitely served it's purpose in terms of rooms and beds but it is so outdated. The washer/dryer was from the 80's and the date on there, actually said 1980. We were afraid to use it in the event it ruined our clothes, but that's just personal preference. The carper could use a good clean as you can tell walking on the carpet that it felt gritty. The garage is not level so be sure to rent an automatic because if you have a stick shift, you will have a hard time reversing as your car will want to roll forward.

The biggest complaint we have is the keys and garage opener provided. We had 4 adults with us and it became an inconvenience when folks wanted to do their own thing because we only had 1 garage opener and 2 keys to the house. Would be great to have extra so everyone can do as they please and not have to stick together or meet up.

Overall, I'd stay here again but I'd be more mindful of who I'm traveling with to ensure we are not short on keys, parking spaces etc. And if the appliances were updated, I'd love to use the washer etc if needed.

Owner's Response: We really appreciate our guest’s feedback so that we can be proactive in resolving any issues or concerns. In regards to the color of the photos, I will admit it appears much brighter online (almost too bright in my opinion); most guests think the colors of the property look much better in real life. This home is very spacious and is great for large families! As for the washer and dryer, it may be a bit older but it’s still in great working condition! Our previous guests are passing judgments on something they didn’t even use. Had they actually used the laundry facilities, they would have realized that it works great and would not have ruined their clothes in any way. In fact, many people would argue that the older washing machines work better and have less problems than all these new fancy models….In addition, the carpets have recently been cleaned and no longer feel “gritty”. The garage can be a little tricky for some; however, most guests don’t encounter any issues with it. It definitely beats having no parking at all, especially during the summer time! We give all of our guests 2 sets of keys and 1 garage remote, if applicable, which is generally more than enough. In cases where there are two families staying in one unit, I don’t think it’s so out of the ordinary to expect that each family would have one set each. It’s just not responsible to give out multiple sets of keys and remotes, that’s how things get lost and we are trying to avoid such issues. That being said, if we knew it was an issue and these guests wanted an extra set of keys, we would have gladly accommodated them. However, we were never informed that this was an issue until this review.

The unit was exactly as described.

We truly enjoyed our stay here. It would be really hard to beat the location with it's proximity to the Pier, Restaurants and most importantly the Sand.We stayed for 18 nights and really could have gone without a car for the majority of our stay. Thank You Beachview Realty for a seamless transaction and stay.

Plenty of space, great location, a bit shabby

I have stayed in this area before, which I like because it is easily walkable to the beach (no crossing Balboa Boulevard), but not right by the busy pier or waterfront boardwalk, and you get a nice view of the new, beautiful Marina Park.

The rental management company was pretty responsive, like when I couldn't locate fans or the rental bikes at first. They also arranged to have a bike company drop off bikes, and the price was better than if I rented locally. The negative was that the next door neighbor got mad at us because the bike rental company had left the bikes blocking the pathway between houses (apparently this happens a lot). I told the rental company and they seemed not to care, so you can be prepared to get a similar neighbor interaction if you rent bikes.

The apartment itself was spacious. I didn't like how they set up the living room - they put the television in front of the window with the great view of the bay/marina so it blocks the view AND you can't open that window to get air flow. The fans they provided were filthy with dust and one rattled so much I couldn't use it because it made too much noise.

Generally the apartment was in decent shape and had plates, utensils, cookingware, some clean but not very fluffy towels. They also provided beach towels and many beach chairs and boogie boards which was really nice, along with a lot of toys and games for the kids. You should bring your own shampoo, etc., which is to be expected, but they do give you with a starting set of toilet paper and some folks left behind laundry detergent. It's an old apartment, though, and without upgraded finishes. The floor felt a bit sandy and there was sand in the (very old) laundry machines but it's a beach place so to be expected. And the water pressure was VERY low. We also never got hot water, it was at best warm, but the rental company said later we could have called them to ask them to adjust the water.

Good, clean, convenient, spacious...with imperfections...

Overall I would have to give this property a 3 star rating. It was certainly clean, spacious, and conveniently located to the beach. And, although not alot of time was a tually spent int the unit itself, what time that was probably for the better. The living room furniture (sofas) were not very comfortable. They felt somewhat run down and seriously worn. Dining room table and chairs were comfortable for a time, but don't try to use the dining room table as work space...for that, it is not very comfortable. Beds were more comfortable which made rest possible. Could not get the outside lights, coming up the steps, to work so we came home in the dark. Carrying an arm full of groceries could be a little sketchy. Parking in the garage was fine, sxcept you had to get out of the car to open and close the garage door. Electronic openers were either not working or not available. Other small nuances but not too ridiculous to make mention of.

Bottom line is: would I stay there again? Yes, but I would ask them to make sure things were in working order and would request automatic garage door openers, etc...

The upstairs unit is roomy and full of natural light, with lofty, vaulted ceilings. It is whimsically, yet comfortably furnished and decorated with the nearby beach in mind. Master: 1 King size Murphy bed; plus 2 twin beds, trundle style
