Relax & Enjoy Beautiful views from sunny deck of Yampa River Valley hay meadows.

Our lovely 5 bedroom home is perched on a bluff overlooking the Yampa River Valley, hay meadows, the 'Cottonwood Corridor', Emerald Mountain, and the Steamboat Ski Area.

Our property is 20 acres with 1,200' of Yampa River frontage. Many families have enjoyed reunions in the summers here. It is a great place for bird and wildlife viewing with lots of outdoor space for adults and supervised kids to skip rocks, wade and play by the river. Fishing is good for Brown, Rainbow and Cutthroat Trout, along with Pike and Whitefish.

The house is 2800 square feet, two stories on a full basement. Downstairs there is a sitting room with a foosball table, TV, full bathroom and two queen bedrooms with large opening windows. A laundry room adjoins the sitting room between the bedrooms.

The main floor has an open floor plan with a wood stove and electric baseboards for cozy heat; living area with TV/Stereo, a formal dining area that seats twelve, informal island and large kitchen. Many windows and both doors open onto a large, south-facing covered deck, which wraps around two sides of the house. An entryway and half bath are also on the main floor.

On the top floor is a beautiful, south-facing sitting room with desk, phone, DSLwifi/fax/copier/printer; the master queen bedroom with private bathroom, another queen bedroom, a double bedroom and full bath with new tiled shower. Large closet in the SW queen room, small closets in other bedrooms, wardrobe and dresser in master bedroom.

The kitchen is fully stocked for cooking including pots, baking dishes, bowls, condiments, spices ect.

New gas BBQ on the deck.

The Yampa River runs in front of the house, it's about a 2 minute walk down a nice path to the river bottom.

About Rita Donham

We were married on this river bank and have many wonderful memories of this property. It is dear to us;

all we ask is that you care for it as you would your own. Our son, Joe, and daughter-in-law, Erin, manage the summer rentals, landscaping, guide fly-fishing guests, and have a small catering biz. They will take good care of you!

Jamie and I live in WY with our horses, Red Angus cows and Border Collie. We love Steamboat during 'mud season' and work hard to maintain the property spring & fall. Please write or call us if you have any questions.

We built this house for our family and lived here for ten years. We love coming to Steamboat and intend to hang onto this property for that reason. We also know how much friends and family have enjoyed the location, and that's why we rent it to special guests, such as yourself!

What makes this chateau / country house unique

There's easy access to town with country living. Our location is exceptional with river frontage, fantastic views and some acreage for kicking around on. Being on the river is irreplaceable. We love planting trees and have grown most of them from seedlings. Please call us or talk with Joe & Erin about what to do around the area...there's a lot going on! But enjoy the natural beauty by the river first.

Amazing trip!

My family and some friends stayed in The River House for a week. The property was absolutely beautiful, the house well-equipped, and the fishing was great! The kids really enjoyed playing in the river as well. We didn't want to leave, and will definitely be booking again!

Perfect for families who love the outdoors

We have been to Steamboat for many many years and this might be our favorite place to stay in the summer! We had 9 people of all ages and everyone loved it. The house if close to town but yet feels like you are much further away. Having the river in the back yard was amazing. We usually have to drive to fish every day but with the River House all we had to do was wake up early and walk down the hill. We caught fish every day. Our friend that is a guide in Steamboat said he caught the biggest fish he has every caught just down stream...so this is a great place to fish!

The house has a very nice kitchen that is well equipped with anything you would need. The rooms and bathrooms are very nice and the laundry room was great to have when the rocks got a little slick in the river and the boys took a little dip :-) We spent tons of time out on the deck playing cards each night as we watched the river roll by. We got to see a beautiful eagle, a fox and plenty of deer.

It was an amazing week spent at the River House. I can't wait to stay there again. Thank you Rita for making our stay very special. See you next year!

Wedding retreat

We rented the River House to have a place away from the action that served as a base for some family and just a quiet place to 'be'. Everything was great, wildlife was there, and the fishing was awful *wink*. A minor issue with the septic happened the morning of the wedding and was handled quickly. The best weekend of my life was spent on a world class property. A+.

River House

I wanted to thank you for our stay in your River House. Your home is beautiful and so accommodating for our family… everything we needed was there and easily accessible. There was ample, comfortable space for our entire family group for meals, relaxation space and sleeping accommodations. I spent hours sitting on your deck chatting with family, reading my book and enjoying the view. We saw a bear, lots of deer (including babies frolicking in the fields!) , two sandhill cranes (we think) and even a skunk! The fire pit area was beautiful (and the s'mores were delicious) and the kids loved the access to the river. We tubed every day! Several of our party enjoyed the fly fishing early in the morning. It was the perfect location for our family gathering. We will be back! Thanks again.

The Perfect Family Vacation Spot

This was the perfect spot for our family get-together. It was set up very well for separate family groups. The toddlers loved the decks and the games, the dads loved the fly-fishing and everyone enjoyed the separate spaces for reading or quiet time. The kitchen, dining area and decks were all well-equipped for large family meals. We especially liked strolling the grounds full of wildflowers and native plants. The amount of wildlife on the property or across the river was astonishing: cranes, elk, deer, cute skunks (really!), foxes, birds galore. The owner was extremely responsive and made our stay a delight.
