Each room of Casa Yalula opens to the courtyard space- a highlight of Spanish architecture of this time. This allows for fresh air to fill the home and for conversation to flow effortlessly. This makes the traditional courtyard space the heart of the home so what better space is there for the 25 mt private pool! This incredible private outdoor area is the perfect location to catch some rays and enjoy a cold drink as you laze away an afternoon in the tropics. There is no more perfect place to escape the heat of the afternoon and focus on relaxing- the often forgotten aspect of a vacation! Enjoy a morning, afternoon or day of reading here - Casa Yalula has a library of books for your reading pleasure while at the home.
From the street you enter the home into the grand main salon. Cooled by large ceiling fans, this airy space with original wood paneled ceilings is decorated with hand painted tiles and beautiful locally crafted furniture. A 32” TV with DVD player and a large DVD collection are located in this room and once you see the comfy extra wide couches it’s likely a night in will be on the itinerary.
Located right off the courtyard/pool area is the kitchen space a mixture of modern appliances, custom furniture and traditional setting within the home. Natural light fills the space during the daytime hours. And you need not go far from the pool for a snack or perhaps a refill on a cold drink. High quality stainless steal appliances, beautiful wood accents and a curated collection of art make this an ideal place to try your hand at creating a meal with Nicaragua’s bounty of fresh ingredients. All the kitchen tools you require are here for your use. The custom, hand hewn table will seat your entire group comfortably with more than enough space for eight guests making for a memorable space to enjoy a homemade meal.
The bedroom locations are spread throughout the home to allow for maximum privacy for large groups.
Climb up the stunning floating staircase hand-crafted with local woods to the second level of the home. Here you will find the master bedroom. This incredibly romantic space has a comfortable queen bed, full bath, air conditioning and a fabulous wood deck where you can view the cupolas of the Main Cathedral and on a clear day, Volcano Mombacho. Enjoy a solar heated shower in your private ensuite. The room also has its own 25” flat screen TV. The second upper level bedroom features two twin beds, a full bath with solar heated showers and air conditioning as well as a Juliette balcony.
On the main/lower level of Casa Yalula there are two ensuite bedrooms, each with full baths solar heated showers, A/C and comfortable queen sized beds. Soft new linens make for a comfortable nights sleep. The front bedroom has a lovely private patio space with Adirondack chairs to enjoy. Not to be outdone, the back bedroom features access to a beautiful private courtyard.
An English and Spanish speaking meet and greet is included in the cost of rental. The team at GPS can help you arrange a variety of activities in the area including zip lining, horse back riding, boat cruises, coffee tours, professional onsite massages, and Spanish lessons.

Tropical, luxurious, comfortable, entertaining
I stayed in Casa Yalula for a week my husband, my 3 children, my mom, my brother, his wife and 2 kids and didn't want to leave. The location was very convenient. There were restaurants, night clubs, shops, and market all within walking distance. The house itself was a little oasis. Felt like we had a whole hotel for ourselves. It was very spacious and tropical. The living/dinning area was open to air. In the morning a family of parrots flew into the dinning room singing. Felt like paradise.

Fabulous, easy and convenient
The house was wonderful! We stayed with a total of 7 adults and had a great time. The pool was a great amenity, internet fairly consistent (localized to the rooms) and the outdoor living space was such a treat! Also - the house was really clean and maintained - and the staff that manages was super efficient. The house is in the center of the city too, so very close to sites, restaurants, and shopping. Would recommend this to anyone !
Pleasant oasis in the historic centre of Granada.
We chose the Villa Yalula for our home while in Granada, primarily because of the promise of a real swimming pool, allowing you to do some sports while on holiday.
After 14 hours of driving from Copán in Honduras, we were delighted to arrive at this beautiful villa and seeing the 25 meters’ pool, inviting us to refresh ourselves immediately on arrival. GPS who manages the villa had suggested to us during the reservation process, which was very smooth with handy rental fee payments through PayPal, to pre-order our first dinner and to stock up the fridge with beer, wine and breakfast ingredients. This was really fantastic and allowed us to fully enjoy our stay in Granada right from its very first minutes.
The villa itself is very beautiful, with decorative teak wood furnishings and impressive ceramics. The colourful walls remind you that you’re in colonial Spanish style Granada that you can discover as soon as you walk out from the Villa. Everything is at walking distance, including the Parque Central with its Cathedral and Calle Calzada with all its lively outdoor bars & restaurants.
The villa is very well equipped and is maintained in perfect condition. A true gem to be discovered!
SNAKES AND HORRIBLE TIME AT CASA YALULA!
We rented the House for 12/24-01/03/12. We were extremely happy to be back in Nicaragua, we have rented houses in San Juan del Sur and Pochomil and Have stayed in Hotels in Granada. This time since it was the holidays we decided to rent the only large enough house for us available during the time. The first day since GPS (management Co.) was closed they had Marvin(caretaker) meet us at the property at 3:30 pm to give us the keys. Once we settle my two little one (2yrs and 4yrs of age) were asking to go in the pool, so we got ready and I got in with them, my back was turn to the back wall and facing the kitchen where the pool has a little step to sit and where my kids were getting accustomed to the cold temperature of the pool, when my sister in law tells me to move carefully because there was a SNAKE in the water coming at us!!! My sister-in-law urgently took my two year old and my 4 year old was taken out by my husband after hearing our scream of terror!! Needless to say since I was in deeper water which is after the first step and being 5'3 and the water reaching my nose and the terror of seeing the Snake I started to make my way out just to see the snake had change direction now toward me!!! Thankfully my husband had enough time to help me out and prevent me from getting bitten! My husband and our driver were able to see the snake and identify it as a coral snake (poisonous) that went into one of the filters! Marvin came on the with the pool guy to supposedly flush out the snake from the hiding place. He stated that he was going to request a fumigation for snakes to GPS. Every day we will check our beds and surrounding since fumigation never came. A couple of days later coming from one of our many whole day trips, we left both strollers on the wall next to bathroom where my husband coming out of the bathroom with my 2 yr old son spotted another Coral snake, this time my husband and driver were able to kill the snake. Once again called Marvin and showed him the snake, but GPS did nothing! The horror to think that the snake was so close to bite one of my little ones! On 12/30 and 31 the water went out at 6 am and didn't come back till 8 pm! Per Gps we should have not used the toilets to prevent this ordeal! We had a $250.00 electricity credit. We made sure we turned off all AC's and lights when we were out (often since sight seeing) and when not in use to get a $508.00 base on a 30 day wattage charge! Stay away from this HOUSE!

In response to your review of Casa Yalula, I would like to make a few points. First, the two tiny snakes were not large enough to bite anyone and they were false corals which are not poisonous. We did apologize and we did have someone remove the snake from the pool. We repeatedly asked when we could get into the house and have snake repellent put down and never received any response. Please keep in mind that you are renting a home that is completely open to the elements and that no one can keep nature completely at bay.
In regards to the water situation, this is something completely out of our control. I am sorry you had to experience this as did our other 37 properties. However, being in a third world country, things such as this should be expected.
As we explained to you, the electricity in Nicaragua is extremely expensive. We charged you the official rate per kilowatt given to us by the electric company. The meter was read upon your arrival and departure and you were charged only for the kilowatt hours consumed during your stay. We also told you once we received the bill, we would revise it if necessary.
GPS responded to all your requests in a very timely manner and my entire staff was at your disposal. I am sorry you did not enjoy your stay at Casa Yalula as it is one of our premier properties and the favorite among many of our clients.
Great house in a great location! Amazing pool!
Our group of 8 stayed at Casa Yalula in December. Renting a large vacation rental was a very affordable way to go for our group (cheaper than a budget hotel and much nicer!). We have rented several properties in Granada and from GPS property management and this is a great one. The pool is amazing, the bedrooms and linens are nice and the place was very clean. The location is great since it is in the heart of Granada with lots of great restaurants nearby and close to park central. Check in and check out was easy with a representative meeting us at the house. The open courtyard traditional to Colonial homes in Granada gives it a great indoor/outdoor feel. My only minor issue on the house was that water temperature in the shower was inconsistent and would sometimes get extremely hot without much warning. But, considering it was Nicaragua, it was just nice to have hot water! Overall, this is a well managed, nice house with a pool that has lots of wow factor! Definitely a recommended property!

Casa Yalula Put the Yeah in our Vacation
In November, 2011 4 of us spent a week enjoying the amenities of Casa Yalula and the charming city of Granada and its environs. The pool is delightful, the bedrooms spacious and comfortable, and the living areas are ample. I saw in the description that there is off-street parking, but I wasn't aware of this. It's definitely not part of or adjacent to the property. I parked on the street and "hired" the watchman for the restaurant across the street (El Mediteraneo, I believe) to watch our rental car as well. The passive solar hot water is not real dependable, but that is such a minor insignificant detail, I wouldn't mention it at all except that another did here. We will return every year we are able, and now that we've stayed at Casa Yalula, I can't imagine staying anywhere else. This wasn't our first experience with GPS and it won't be our last. The staff feels like friends in Granada -- friends on whom we can count when we need them and rely on good information. Our compliments to the owners and architect who have made Casa Yalula a highly desirable destination in Granada.

Granada is the cultural jewel of Nicaragua- meaning without a question the best restaurants, the best bars and the best shopping anywhere in the country. Our location at Casa Yalula means you are only one block from all that this nominated UNESCO World Heritage site has to offer! Casa Yalulua’s location right in the heart of town means you can access the highlights of Granada on foot- no vehicle required. For trips further afield or if you are simply all tired out from a day of walking. Taxis are 10 cordobas a person or about 37 cents. Car rentals are available by the day and a car with driver is very inexpensive. Ask your meet and greet team for assistance booking this!
