We are on well water. It is not civic water. Although a state of the art filtration system is in place in our home, it may not be what you are used to using. It has been tested repeatedly and is safe for drinking/cleaning/washing. You can decide for yourself if you want to buy water at the store.

This farm is a successful sojourn in green living, sustainable architecture and harmony with the surroundings. Lovely house. Very spacious and clean
We stayed here during the president’s day weekend. The rooms are spacious and clean. Neighborhood is peaceful and quiet. We enjoyed everything, especially the fireplace :). Would love to come back in summer time.

Full Moon Farm was a lovely house with lots of great amenities. The wood stove kept us very warm in sub-zero temperatures, the bedrooms were spacious and cozy, and the record collection and board games kept us entertained for hours. Angelina was responsive and helpful before and during our stay. It really felt like we were staying in someone's home, which was welcoming. The house was a perfect size for our group of 8 adults and one dog.
I would say, before booking your stay, make sure to ask to see all the house rules and learn all you can about what the house will be like during your stay. We were expecting to use the hot tub, and we didn't learn until after we booked that the hot tub is seasonal and it wasn't until days before that we learned it would not be available to us during our stay. The description promises early check-in and late check-out if possible, but we weren't told whether this was possible until a day or two before, which made planning ahead tough. And the check-in time of 5pm and check-out time of 10am felt a bit restrictive. Also, once we finally were given the house rules, we read that there was a slight chance that the water from the tap would have a sulfur smell due to the well water. The water actually reeked and was not drinkable at all, and hard to shower in or clean with. We had to make multiple runs to the store for drinking water, which we were not prepared for and which would have been much harder had it been snowing any more than it was. Lastly, for how strict the owners are about cleaning, we found the house in a bit of disarray, with a previous renter's dirty socks under multiple beds, and the dog picked up a previous renter's trash from under a table. While we enjoyed our stay and were very comfortable, I would just say go in with your eyes open and ask lots of questions before booking!

The check in/check out times are the first things listed, followed by house rules and seasonal notes. This is every guests’ opportunity to review well in advance all said policies and terms prior to paying. Regretfully, you must have not read these as all concerns in your review would have been addressed in advance of your stay.
Just to reiterate, we are 100% transparent about arrival/departures, hot tub and well water in the on boarding p/w we send to each and every guest.
All of this is disclosed not only in our ad, which is public, but also in your arrival package.
Check in and check out is hard to extend during peak season. However, we hope you enjoyed the late complimentary check out we gave you.
Thank you for making us aware that you were unhappy with the well water. We would have been pleased to send someone over to look at the newly changed filter had you made us aware there was a problem. During our daily courtesy check with you, you made no mention, so we had no idea you were unhappy. Simply making us aware during your stay is all we need to know to deal with any problems that may arise. Its that easy.
As for the socks/trash complaint, sending us a photo to verify any inconsistencies with what is promised to you would have been a good move. Those concerns have been duly addressed with our long-standing cleaning vendor who has confirmed verbally and in writing that this is inaccurate. She takes great pride in her work and has a keen attention for detail.

A fun weekend getaway with the family
We had a wonderful weekend in this charming rustic farm house. It is quiet and tucked away in a private road. The kids had a great time running around the grounds. The Phantom of the Opera vinyl was a big hit!

Nils was a clear communicator with a genuine love of the mountains - the perfect blend of rough and tumble and savvy. He always wrote back right away and got his paperwork to us correctly not he first try, no drama. A great renter who left the house in great shape. Five stars! We hope they come back again soon. It was a pleasure to host them.

Home in the woods
This is a charming farm house with an impressive kitchen fully stocked with Le Cruesets and other necessities for making dinners and entertaining friends. It's miles away from a proper town with light pollution so the stars are breath taking. The wood stove is effectively warm and the radiating heat on the second and third floors is brilliant. Lucky for us and other guests isa access to a wonderful record player and some classic vinyls such as the Smithsonian Jazz collection. The sound system took a minute to figure out (mostly we had to, at random, try each button until we could hear the record play) but once we got it going, it was a delight to wakeup to and cook with.
Half of my company wanted the house because of its unique cedar hot tub. I was relieved to find we didn't actually have to feed it logs of wood to get it warm, rather just turn the switch and jump in. It is a small tub and cannot hold more than 2 adults (3 if you're very slight : ). regardless, my friends loved it!
We had a lovely stay (8 of us) - all coupled and all with more then enough room to sleep with fresh linens and comfy supply of pillows. Couldn't have asked for a better place to lodge and use as basecamp to see the catskills in peak fall!!!!
This was a great group of renters. Michael, the primary renter, was always prompt and courteous in all communication, communicating all his concerns prior to booking. Once we discussed said issues, he then went ahead and confirmed without a problem, knowing all of our policies from the get go.
He sent his contract and ID correctly on the first try (a surprisingly infrequent occurrence) and when they checked out, all the sideowork our renters do for the cleaning team was done to a tee. We would be SO HAPPY to host this guest and his squad again. Truly, they are excellent guests.

We can't clean the home unless it is empty. Someone else is having a vacation, too, so please remember that.
