Location, Location, Location!!! Just 15-steps to the warm white sands of Sugar Beach is our number one selling point! Unit #120 is a ground floor OCEANFRONT unit which allows very quick and easy access to the beach. Guests have commented that when they arrived in the condo the "wow factor" due to the the proximity to the ocean, and the view from the condo were much better what they were expecting.

VRBO has recently (2016) updated their policies and now charge a separate reservation fee with each booking. This is a variable charge and is determined by them. You will see this charge shown as a service fee when you make the reservation.
You can make reservation and payment directly through this VRBO website and use Credit Card for your payment. If you would like to pay with a personal check, cashiers check, or Paypal, please let owner know so we can set up an alternate payment methods.
Easiest way to make reservation is directly through this website. The owners have 24 hours to coordinate the reservation and confirm its availability. The information we need to set up your reservation include:
1. Number of Guests
2. Names of all Guests
3. Home and Cell Phone Numbers
4. Your Home Mailing Address
5. Confirmation that the normal check out time of 11:00 am on the date of your departure will work for you. Should you need or desire a later check out time, this can normally be set up in advance with an additional charge (1/2 of daily rate plus 14.416% HI tax). Contact owner if you will need a "Late Check Out" - good up until 9:00 pm on the date of your departure.
6. Confirmation that you are aware of our cancellation policy (see below).
Our Condo is well equipped and gets frequent updates. The owners typically come and use the Condo two times per year, so we get to manage the updates and improvements by personally seeing and using the condo. We like the condo to be well maintained, clean, operational, and very comfortable.
Staying in a ground floor unit allows you to simply slide your lanai door open and extend your living space out on to the grass. This is so convenient, especially when traveling with kids who love to get out doors and play without being confined to a balcony. Our units prime location allows you the flexibility to pull the lounge chair out on the grass or sink the beach chair and your toes into the warm sand. Located just steps away from the 'heart' of the Sugar Beach Resort, you will find the swimming pool, jacuzzi, sauna, putting green and 6 BBQ grills right at your disposal!
It is easy to see why the Sugar Beach Resort is a top rated property to spend your Hawaiian Vacation.
The Sugar Beach Resort is situated right in the center of the Island on the outskirts of Kihei. Located on the longest stretch of sandy beach on the Island of Maui (approx. 5 miles long) and just a quick 10 mile drive south of the Maui Airport will have you at the ocean's doorstep in no time flat. Being centrally located allows quick and easy access to other parts of the Island. Just a 5 minute drive to Maalaea Harbor. About 25 minutes west to Lahaina and 30 minutes west to Kaanapali. Head east, the other direction and in just 5 minutes you will be in the heart of Kihei and 15 minutes will have you in the resort area of Wailea.
Although our family enjoys the evening sunsets and dinners cooked at the BBQ grill there are many great restaurants on the Island to choose from along with many great activities to fill your vacation with wonderful Hawaiian memories. To name a few; golfing, snorkeling, canoeing, kayaking ,fishing, whale watching, hiking and bike riding.
A couple of recommendations:
Consider buying the book “Maui Revealed” by Andrew Doughty. Probably available in your local Barnes and Noble. The book gives an insider view of suggested things to see and do while on the island.
Our favorite Restaurants -
1. Mama’s Fish House (Great Seafood and nice atmosphere for Adults - Expensive, but wonderful).
2. Kihei Caffe - For Breakfast if you are Hungry! (cash only) - Great Food excellent portions.
3. Hula Grill - Beachside/Sand Cafe: This is the casual part of restaurant. Menu is not extensive, but you sit outside put feet in the sand and enjoy some Hawaiian Music.
4. Cheeseburger in Paradise - Lahaina (atmosphere is memorable, but expect a long wait). You can do some shopping while you wait.
5. Sansei - Kihei: Sushi is their speciality.
1. Recommend Maui Wave Riders. You can rent boards in Kihei, and return them to a different location such as Lahaina. They give lessons if needed.
2. Paddle Boarding is lot’s of fun too. You can rent these right at Sugar Beach Resort with Maui Sights and Treasures.
Snorkeling: The first 2 listed have bathrooms, clear water, and a beautiful beach. Best to go in the morning before trade winds pick up.
1. Our favorite place is in Makena. “Maluaka Beach”
2. Kahekili - Airport Beach in Kaanapali
3. Ahihi Cove: Makena (no bathrooms and rocky beach, but nice cove to snorkel in)
1. Waihe’e Ridge Trail - We have enjoyed this trail.
2. Waihe Valley Trail - (my wife and her girlfriend’s really enjoyed this one).

2. Smoking Policy: No Smoking Allowed in Condominium. Hawaii is a non smoking state, which mean anyone who smokes has to be 20 feet away from any building or structure. There are specific smoking areas on properties. The front desk will have this information. No one is allowed to smoke inside the condo or on the patio/lanais.

About Gary & Kara Moore
My wife and I first met in Waikiki while on vacation. This immediately made Hawaii a special place for us. Our family lives in Littleton, Colorado just on the outskirts of Denver. We are lucky to have some great travel benefits due to my employment as an Airline Pilot, which allow our family to go to Maui several times a year. We normally take 2 annual vacations over in Maui spending typically 2 weeks at a time (1 month per year) over in Maui, and rent our condo out the rest of the time. We have 3 boys who consider Maui their second home. It is always a joy for our family to relax on the beach, play at the pool and to enjoy the many sights and activities that Maui has to offer. Maui is one of the most beautiful places in the world. Working as an Airline Pilot I have had the unique chance to travel and stay at many places in the world, and have always found the Hawaiian Islands and Maui in particular to be a great place to go. Maui offers some of the nicest beaches of all of the Islands. They frequently say 'Maui No Ka 'Oi' which simple means Maui is the best! We had stayed several times at the Sugar Beach Resort and really liked the location and the friendly atmosphere we found there. You can't get any closer to the beach and water! It is only 15 steps from the Lanai of our ground floor Unit to the white sands of Sugar Beach! Imagine having your morning coffee or afternoon cocktail just a few steps from the beachfront. Our beachfront is sandy and is great for sunbathing, swimming, boogie boarding, snorkeling, building sand castles or simply walking the shoreline. We have 5-miles of soft white sand for walking or jogging right in front of our Resort. Our Family goes to Maui 2 to 3 times per year, which allows us to make sure our Condo is 1st Class. We are constantly upgrading and updating our Condo to make sure it would be rated as an A+ Unit We receive from feedback from our guests who compare our Unit with others at the Sugar Beach Resort, and it is very common for guests to write us and comment that our Unit was the “best equipped and the nicest unit they have stayed at while vacationing at the Sugar Beach Resort”.
What makes this Condo unique
If you book directly through this website, you can make a credit card payment for your reservation. If you contact the owners we can set up alternate payment methods including acceptance of a personal check (USD), or a cashiers check. When making Reservation - A $750.00 deposit payment along with paying the VRBO service fee is required to hold your Reservation. There is a 14.416% Hawaii State Tax added to your nightly total. Balance of Payment due is 35-days prior to the start of the reservation. Check in Time is after 3:00 PM Check out Time is before 11:00 AM If you have a late flight off the Island - you can pre-arrange for a late check out up til 9:00 PM. The cost to guarantee a late check out is 1/2 of the daily rate plus tax. Cancellation Policy: Once you have set up the reservation and paid the deposit, any cancellation will result in forfeiting your VRBO Service Fee plus a $150 cancellation fee. Wonderful experience at this condo!
We stayed in #120 in March of 2018 and had an amazing time! The location and view were unsurpassed. Great beach, loved the ground floor being just steps to the beach. Close to BBQ, pool, deli, but none are in site line. All you see from the condo patio is the gorgeous pacific ocean! We enjoyed the beach chairs, boogie boards and had all the tools we needed in the kitchen to prepare our meals. The condo was clean, well appointed and very comfortable! Thank you to the Moores for such an enjoyable experience!
Most relaxing vacation I've had in years
After traveling for a whole day with an infant and toddler, opening the patio doors at this property led to a giant sigh of relief that the effort to get there was worth it.
Though the unit itself is small, having that direct access out to the lawn and from there to the beach made it seem so much bigger, and gave the kids an easy outlet for their energy.
The unit is wonderfully maintained and everything has a nice island style to get you in the mood. Because our kids are so young we did bring our own playpen and rig up a little bed for the toddler in the main bedroom rather than using the pull-out couch (and I was not giving up the king sized bed to a 3 year old so I could sleep on the pull-out myself, no thank you!), but were they older and going to bed a bit later, that would definitely be a more comfortable way to go. As it was, sitting on the patio and watching them on our baby monitor worked great and made us feel like we were still getting our own slice of island night life.
The beach is beautiful and soft and great for swimming. There's a great shaved ice place just a short walk down the beach. The resort has a lovely warm pool and a bunch of BBQs set up next to communal loungers perfectly placed to watch the sunset. The unit is very well stocked with everything you need for the beach or to cook as fancy a meal as you'd want.
Our only complaint is that the patio only had one lounge chair! The property is quite far north but everything in Maui is so close it still doesn't take long to get anywhere.
I would not be terribly surprised if my family and I make staying here a bit of a thing!
If you want to complain, don't come here. This place was near about perfect! Plenty of room for two people. The location is very central - easy to get to all parts of the island. The area is a very safe and clean area. Some people along the beach but basically very private. We could sit on the patio and not even see neighbors. The view is breathtaking!!!! The beach is easy to walk and just a few yards away. The condo was very homey but most importantly very clean. I am hard to please when it comes to cleanliness and this condo was amazing. The kitchen was well stocked with everything you would need to cook and well organized.
We were very impressed and when we decide to return to this beautiful island, we will definitely try to stay here.
Great condo, great location
My wife and I loved staying on the ground level at Sugar beach resort! In the mornings we enjoyed coffee on the lanai followed by a walk down the beach just steps away. We used the beach chairs from the condo to sit down in the sand during the warm afternoons watching the whales and socialized with other guests/owners of the resort around the bbq in the evening. The shaved ice at Ululani’s, just a five minute walk down the beach, was the best I had on the island! I never thought I would use the hot tub when we booked but we enjoyed it every night after a busy day touring Maui! Sugar beach’s central location made it easy to explore the road to Hana, Haleakala, Lahaina and Kihei. The condo was clean, organized and had everything we needed for our stay. Communicating with the owner was always fast and pleasant. This was our first trip to Maui and certainly won’t be the last and when we do go back we will check to see if Sugar Beach 120 is available...
Working and communicating with Gary was so easy! He helped arrange my booking the same day as arrival and was so kind and professional. The condo is gorgeous and every detail was thought of. The beach is directly out the lanai, and great for swimming and runs on the sand. It was a very relaxing area and not too crowded like other areas of Kihei are. I highly recommend this place and will definitely be back! Aloha!
Another outstanding visit!
This was our second time staying SB 120, and it again did not disapoint. The condo was clean and comfortable, and steps away from the beach. We don't have much to add from the other positive reviews, other than if you are looking for a relaxing way to experince Maui without all the crowds and craziness of the resort areas, this is a great spot. The best part is you are not far away from anywhere on the island, so you can easily see a lot from this central base. As this was our second time, we spent more time at the condo and sugar beach itself. We rented stand up paddle boards from the shop on sight, and saw many turtles. Overall, another great stay and we look forward to coming back again!
Snorkeling, Scuba Diving, Surfing, Paddle boarding, Skim Boarding, Zip Lining, Jet Skiing (summer), Whale Watching, and one of the highest comments in our guest book is the enjoyment of having a 3 mile stretch of beach that is beautiful for morning or evening walks!

You can set up and make the reservation directly through this website. Owner will have up to 24 hours to confirm your reservation. If you book through VRBO website, they will take a credit card for your payment. To make the reservation, there is a $750 deposit, plus the VRBO Service fee that would be paid at the time you set up and have your reservation confirmed. The remaining balance would be due no later than 35 days prior to the start of your reservation. You will receive a reminder 35 days prior to the start of your reservation that the balance of your payment is due. Normal check out time is 11:00 AM on the date of your departure. Should you need a "late check out", this can be arranged through the owner. There are additional charges for this. The rate to extend up until 9:00 PM on the date of the your departure would be one half of your daily rate plus 14.416% HI Taxes. Please note the 2017 Tax Rates are 13.416%, but are changing on January 1, 2018 to 14.416%. This Website has been updated to reflect the 2018 rates. Any Reservations made for 2017, will receive a refund check for the 1% tax refund. This extension and additional fees will be calculated manually by owner and handled after you make your reservation. It is subject to availability, and will need to be confirmed by owner.
