2,500 sq. ft. very open floor space for families to spend time together, but with private room for TV watching, and a glass porch for games, watching the sun set, or just an overflow of the family room. There is a large deck with plenty of seating, shaded by a couple of beautiful Maple trees,used for barbecuing and dining with access from the glass porch and family room. This area sits high, stays cool and overlooks the lake.
The lower level has the family room with comfortable seating, reading chair, TV, window wall, skylights, fan, and fireplace. The large remodeled modern kitchen has white glazed maple cabinets with all the amenities, next to the kitchen is the dinning room that all connect and overlook the lake. There are two private bedrooms one with king the other queen beds, also one full and one half bath.
Upstairs has two large bedrooms, one with king, the other with a queen. All the bedrooms upper and lower level, but one, have tall open ceilings with fans. There is a laundry room and a bright large full bath too.
The house sits on a large tree lined almost one acre lot, on a private road, 90' of lakefront, with dock and use of a 3000lbs boat lift (sorry NO pontoons), plus beautiful sunsets, and the Institutes Bell Tower to ring in the day.

This is a great lake and surrounding area with things to do for the entire family, any kind of lake activities, golf, cultural with the Institute, hiking or just relaxing.

Best family vacation! Quiet area, spectacular lake view, super comfortable and functional common spaces in house, well equipped kitchen (!), comfortable sleeping for whole family, plenty of room to eat inside or outside, sunroom with 2 walls of sliders, large deck. Would stay here again!!
Beautiful vacation home with great views and amenities directly across from the Chautauqua Institute. Very spacious and well maintained both inside and out... great for an adult get-away and/or families with kids. In our case, there was plenty of space for everyone...four adults and four children. In addition, the owner was extremely helpful and a pleasure to work with. I would certainly recommend this property to others.
Great place on the lake! Well located and very comfortable. Seven adults were very comfortable in 4 bedrooms. Lots of good food around the lake and well equipped kitchen and outdoor cooking arrangements made feeding the family a pleasure. We would rebook.
This rental exceeded our expectations. It was spacious, clean, easily acessible and a wonderfl place to relax, play and enjoy. Very convenient location - close-by sites, trails, restaurants. We especially enjoyed a trip to Panama Rocks; Amish Country; the nearby State Park / Amusement Park; several nature trails;
Good food at Guppies and at the casino in Bemus Point. Good parks near-by for kids (swings,slides, etc.)

Very spacious with enough sleeping room. Nice view of the lake with beautiful sunsets! Hugh deck with enough space for a large family or crowd.
This home was perfect for our family, which includes 7 adults and 2 infants. Very spacious--plenty of room for all and then some. Great deck with nice view of lake. Very well maintained and equipped. Washer and dryer were a big plus. Would highly recommend.
