We offer a comfortable house in the center of Venice. One living room on the front of a large garden; one bedroom; one studio; a a new kitchen; one bathroom. The house has been totally renovated this year. The house is close to Campo Santa Margherita and the Accademia. A very convenient place to go to Piazzale Roma and the train station.

A completely renovated apartment conveniently located in a beautiful, historic section of Venice on Dorsoduro. The apartment is perfect for couples who wish to have central location in one of the most exclusive areas of the city.

About Luisa

We are Luisa and Massimo. Our children are 28,24,22. We teach at the University of Venice at the Department of East Asian Studies. We travel often to Japan and in Europe. Our birthplace is not Venice but we live here since 1980, and we love our city more than anywhere else in the world!

Luisa purchased this apartment in 1982

Why Luisa chose Venice

This house has been our first home in Venice. Now we live in a larger house close to it. The apartment is a cozy yet comfortable one with great interiors, collection of books, very tastefully decorated. It is equipped with everything you could need and us close se to the supermarket.

What makes this apartment unique

Location is excellent, walking distance from Piazzale Roma and from the train station and easy to find. The garden garden is a clear bonus.

Lovely garden and lots of space

We enjoyed our late-May stay very much. The kitchen was well-equipped and the AC and wi-fi worked well. We like the Dorsoduro area, so it was nice to be lodging there. Would stay again.

A calm respite amid the wonderful chaos of Venice

The pictures do not do this apartment justice. Near this unassuming folding chair is a room-long desk overlooking a private walled garden. The bathroom and kitchen also look over it, and a tantalizing staircase leads down to it. Sadly the weather did not allow us to enjoy it. But just knowing it was there, being able to to look out and to open the windows, was just what the eye, ear, and mind need at the end of a frenetic day taking in the sights and sounds of Venice -- which, despite its nickname, is not actually all that serene. We don't much like noise, crowds, line-ups, jostling. I pity the people who must come at school break time, especially in the summer. To be there in April, to wander the alleys in the evening -- no cars!! -- and eat a gelato under the soft streetlights in Campo Santa Margherita, was nothing short of magical. To be in a small group taking in a concert by Lame Da Barba (google them!) in the university quarter, was enchanting.

Dorsoduro was the perfect location. Lively, but not too much. Shops, greengrocer in the gondola a few canals over, and of course a gelateria, all nearby.

On arrival the gracious and charming Maximo met us in the Campo, and led us through the back alleys to the apartment.The kitchen was well-stocked (dishwasher & washing machine!) and our hosts brought over milk and butter, jam and crustini when they realized we had arrived too late to shop. He and his wife are both professors at the university and this had been their first apartment, resulting in evident care and affection for the space. Maximo was knowledgeable and attentive throughout our stay, offering additional guidance on top of the plethora of materials about Venice and surrounds. I wish we'd met Luisa: she was extremely helpful in the time leading up to our visit. They spoke English impeccably, which was a bonus.

(**We do wish there were reading lamps beside the beds.)

Just one small fly in the ointment. I didn't see a 'guide' to the apartment, depsite so many books, maps, and brochures. It is possible I overlooked it. We didn't see that checkout was 10 a.m., which is considerably earlier than most places (11 is most common, some even later), and we were shocked and embarrassed when the cleaner turned up promptly at 10! We raced around, and were out without 20 minutes, leaving her a tip, but still worried we had upset her schedule and hadn't left things spic and span, as is our wont.

All in all, a nearly perfect stay in la Serenissima

Comfortable apartment in Dorsoduro

Very quiet apartment with garden space in back (unusual for Venice). Well-equipped and conveniently located to grocery store, produce boat and patisserie/deli. Easy access to popular sites via Accademia Bridge, close to vaporetto, and close to the Venice Jazz Club.

Quiet but central - and full of books!

My husband and I had a wonderful stay in this apartment and can confirm what has been said in all the earlier positive reviews. The location is very central - just off Campo Santa Margherita, round the corner from Campo Barnaba, a very short walk to the Ca'Rezzonico Vaporetto stop and a 15 minute walk to the train and bus stations (longer with suitcases due to the bridges). There are many shops, cafés and restaurants in the vicinity, and a book shop just around the corner in the Calle Foscari, off a picturesque little square. Despite the central location, the little lane/square in front is very quiet, and at the back is a large garden that can be accessed from the flat.

The flat is clean and very well maintained, the kitchen is well equipped with fridge, freezer, stove, washing machine, dishwasher and microwave, and the bathroom looks clean and new and offers a lot of space to leave toiletries etc. (often a problem in other holiday flats). The flat feels welcoming, and we particularly liked the fact that it is full of books - the owners, Luisa and Massimo, are both academics and left parts of their library. My husband and I both had to work during parts of our stay, and were very grateful for the fact that there is excellent working space, a double desk with a view of the garden and another desk with a computer connected to the internet. There is also wireless with decent speed.

One of the best features of the flat is that Luisa and Massimo are such wonderful hosts. Luisa was quick to answer all pre-arrival questions, both were very helpful and responsive to all questions during our stay, and they even organised a larger coffee pot for us over night.

Some of the many activities we enjoyed (in Venice, it is hard to choose) were: listening to an Opera in a nearby Palazzo (information under 'Musica a Palazzo'), a tour through the former Jewish ghetto and some of its synagogues, and a very pleasant boat trip to the island Torcello to see the byzantine mosaics in the cathedral and get a better sense of the lagoon - a tip we got from Massimo.

We would definitely recommend this property, and very much hope we can return before too long.

The BEST!!!!

We stayed at Luisa and Massimo's beautiful , fully equipped and very well located apartment in late September. Venice is always a treasure but staying in this location makes the adventure so much easier and welcoming. The owners are most helpful and wise individuals, it was a joy to share their world. If you wish for more than this apartment, you may need to reflect upon what you really wish for... thank you to Luisa and Massimo, David and Giovanna , Vermont < USA

Perfect Location in Venice!

Every good thing written in reviews thus far about this apartment is true! In April my husband and I, (both of us work in visual arts), spent two wonderful weeks in this apartment. From our point of view, the following describes the apartment: Great location, tiny intimate street on the front side, large, beautiful green space and garden just for our private use on the back side. Quiet - for being in the heart of Venice, unbelievably quiet! Great central location in the Dorsoduro section of Venice just off Campo Santa Margherita and a few steps from Campo Barnaba - less than an hour's walk to any part of Venice - 15 minute walk to the train and bus stations. Clean, well equipped modern kitchen and bathroom, much larger apartment than we expected, great washing machine - the photos do not show how large nor how nice this apartment is. Lots of desk space for writing in our journals and planning the day. A computer with WiFi! Large comfortable bed and great feeling sheets and pillows. A 6 foot long comfortable couch good for sitting and naps. A great grocery store nearby as well as a man on a boat in the canal selling fresh produce. Great restaurants, bakeries, and gelato shops nearby. Caring, responsive owners that gave us their personal phone number in case we had any personal problems during our visit. We could not have asked for more! This would be a perfect place for a writer, artist or couples to spend time thinking, writing, working and/or visiting the great churches, museums, and sights of Venice. This was a great value for the money and we are already day dreaming about our next stay in the "Nice Apartment with Garden".
