Tres Palmeras is a beautiful villa on the Caribbean, just north of Tulum. The stretch of coral beach is part of a protected turtle nesting ground. Built in 2003, the 2-story villa has 2 identical masters and all the comforts of home with independent thermostats in each bedroom, covered verandas, a large roof-top patio and an inviting swimming pool - all overlooking the ocean. The décor is calm, inviting and colorful. The caretakers live in the casita above the garage and will be there to clean daily and help with meals.

Wonderfully relaxing trip! Such a beautiful home with views from virtually every room. Our group of 6 enjoyed the spaciousness (inside and out) for hanging out together and, when desired, a private retreat to bedrooms/balconies with gorgeous water and sunrise views. The ocean, with crashing waves, is just steps away with a swimming pool and a hammock beneath a thatched roof hut in between. You need water shoes for the beach/water as the area is full of coral. We shopped the local Tulum grocery store (superstore) and prepared many meals at home. The fully appointed kitchen and outdoor grill came in handy on most nights. Will and Gloria prepared a few delightful meals for us which was a real treat. They greeted us on arrival with margaritas and guacamole and made themselves readily available every day. The home was cleaned daily, top to bottom. Fresh bottled water never ran low.
Tulum is near to many beautiful sites. Mayan Ruins (go early to avoid lines and heat), Akumal Monkey Refuge (call for reservation), Great Seafood, Cenotes, and much more. The only downside for some is the location of the house. It’s off the beaten path so if you’re looking to be near nightlife, culture or other social gatherings – it’s a drive – but not far.
Owner of the home recommended airport transportation and a local Tulum car rental agency which made things very smooth – no airport hassle with check-out/check-in of vehicle. Our rental car arrived just after we pulled in from the airport.
Overall our Tulum experience was fantastic and Tres Palmeras truly set the tone. Not only would I recommend this home to friends and family, I would return!
Ideal vacation spot for large family
Tres Palmeras was a beautiful and spacious place to spend our vacation week. The three kids (ages 3, 4, and 5) divided their time between the pool, digging in the sand on the beach, and playing legos in the common area of the house. The six adults lounged in the deck chairs and hammocks poolside, went for walks on the beach, and napped in the comfortable beds. We shopped for groceries in Tulum (15 min. drive) and enjoyed cooking in the kitchen. Our three most favorite dinners were prepared by the caretakers of the house, and we highly recommend this! The cost, convenience, and quality were all better than going to a restaurant.
We had a wonderful family vacation at Tres Palmeras. . Great house, Will and Gloria were Awesome.
The property is beautiful and well kept. We especially liked the pool facing the ocean it's a dream. Restaurant, Cenote, and fishing were on our road. Lots of shopping as well. The beds were not comfortable and inconsistent hot water. Be sure to visit Xcaret.
Great time was had by all!
Spacious, clean home with a fabulous view, although the ocean is too rough and rocky for swimming off the beach. The walk to Tankah Bay, for calm water, is long for little legs. The beach has lots of trash (in undeveloped areas) and seaweed. Will does a nice job keeping the house beach raked and pretty. There's a gorgeous cenote about a hundred yards down the road, which we didn't use, but it looks breathtaking. Also down the road is a great restaurant, Blue Sky. Good shrimp tacos and tasty mojitos - even a brick oven for pizza. However, Will and Gloria cooked our favorite meals. What a treat! They are a gracious, lovely couple who had margaritas and guacamole waiting the minute we walked in. We felt very pampered. I made my bed the first morning and Gloria re-made it. Plenty of beach and regular towels/wash cloths, too. The house provides bottled water.
The house, particularly the pool, is a little worn (kids didn't care) but comfortable beds and well appointed. My only slight criticism, and because I'm a gardener, is that the front of the house, pots and ground, look a little sad.
Tulum was hot and crazy crowded. Go early or late and hire a guide. Coba worth the drive if only so the kids can climb around and bike thru the jungle. Xel-Ha is well done, big fun and I highly recommend. Swim with the dolphins, skip the manatees. It's not worth the cost.
The Cancun airport was a mad house (possibly because we were there Spring break.) We spent an arrival hour dealing with car rental. It's an hour and a half drive from the airport to the house.
It was a great week and we will definitely consider a return visit. Hasta la vista Tulum.
Our stay for 8 days with 10 people was relaxing and truly a piece of paradise!
We had an eight day stay with 10 people. Overall first impression was one of elegance and a perfect spot for relaxation. We walked in and were met with fresh guacamole and pico with chips made by the property caretakers Will and Gloria. The floor plan is perfect for a large group. We had some early risers in the group and some that slept in and with the bedroom door closed, no outside noise could be heard. Our group spent hours in the afternoon enjoying the pool and view from back patio. We collected sea shells on the beach and kayaked in front of the casa. Xel ha is just 10 minute drive and 4 different restaurants are within walking distance of this property. We tried all the restaurants and found them each to be delightful. Our favorite meal however; was the grilled grouper and bacon wrapped shrimp with all the trimmings that Will and Gloria made for us at the property. We felt very spoiled. Will also recommended a local fisherman to take some of our group fishing and they caught a 5 foot 50 lb barracuda! Will also prepared that fish into ceviche and filets for us. Our beds were made, entire house cleaned, pool cleaned and dishes were done each day for us by these efficient caretakers. The road is a private road with private security and security even patrolled the beach at night giving even the most anxious of our group piece of mind. We all agreed this was the perfect home in the perfect location. We would definately return to this property if we return to this area.
