KOAI condominiums has a privileged location, within walking distance to the beach for sunbathing, kite flying and great snorkeling. Located on the Northern part of Akumal, Koai is part of an exclusive residential gated community with 196 lots and two 500 room All inclusive hotels, Grand Sirenis Resorts, where day passes are available for residents. Sirenis has the largest SPA in the area.

Unit B2 at KOAI offers 1,500 sq. ft. of comfortable living, spacious dinning and living area with a fully equipped kitchen. It has 2 BR/2 BA and a spacious outdoor terrace with jungle views, looking into the pool.

Akumal is a great vacation destination, known for its great scuba diving and snorkeling. It also has enough restaurants and amenities nearby to enjoy a relaxed vacation without going far or driving much.

About The Owner

My name is Betty, I live in Mexico City with my husband and 2 beautiful children, Salim and Nadia, we all enjoy our condo at Koai very much. We enjoy coming down for Summer vacations to get away from the busy city life and to visit my sister Malu who lives in the area and helps me with the rental of my unit.

The Owner purchased this condo in 2007

What makes this condo unique

Koai condominium has a great location, North of Akumal, in a gated community at Sirenis Resorts within 10 to 30 minutes driving distance from archeological sites and underwater parks. This property is not oceanfront, however, the residential area has a beach for owners within walking distance from the condo, the condo is fully equipped with linens, towels, beach towels, fully equipped kitchen, spacious terrace for outdoor living, pool.

Sirenis resorts has a great 4000 M2 SPA available to owners and guests in the residential area, this is not part of the All Inclusive, pay for the services you wish to have. The second largest in the Riviera Maya.

Fabulous condo!

What a pleasant, relaxing place to stay! The condo is super well-equipped and just beautiful. I was sad to leave!

Contrary to some other reviews, I felt the internet was fine, the noise level was low to none (I could hear the ocean waves crashing --- that was a great surprise!), the decorations were fine, and overall it was the perfect place to relax and unwind.

There was also plenty of room for entertaining. My friends who live in the area referred to it as my "castle."

I am so pleased with this location and will choose it again for a return trip to the Akumal area.

Not quite what we expected, but still nice.

We were a little disappointed with a few things, but overall had a very good time in the Akumal and Tulum area.

Some things I wish I had known ahead of time and that may have affected my booking this condo:

1. Noise level was very high. In the mornings there was obnoxious construction noise. At night, you could hear the music and bass pounding from a nearby nightclub. It was impossible to enjoy open windows and the fresh air breeze while sleeping.

2. There was no TV in the living room as featured in the listing (we didn't really need it, but some others might be affected by this)

3. The music equipment wasn't powered and we had to search for power cord to make work

4. Wifi ONLY only works on outside, rear decks. Again, didn't really matter to us, but for others this could be an issue.

5. Condo wasn't quite as decorated or as pretty as we had hoped. I understand things get used, broken, stolen, etc, but I feel photos should reflect where you are staying accurately.

6. We arrived about 30 minutes past check in to find the cleaning service still there. She remained for another 30 minutes...was just a little frustrating when you are excited to start your trip.

However, Akumal and Tulum were great! So much good food, nice people, beautiful outdoor activities, and basically private beaches. Definitely check out the Cenotes! Wish we had done that earlier in the trip so we could have seen more of them.

Family Getaway

We had a great time at this place. It was quite and away from the crowds. I really enjoyed that. The place was clean and had what we needed for our stay. Malu was a great contact. Responded quickly to my inquiry and took great care of us. It was a last minute trip, done just days in advance and Malu still had everything ready. I appreciated that a lot. I would go back again. Great time as a family getting away from it all and just relaxing, reading, playing games etc.

This is a great alternative to the crowded all inclusives.

We had a great, relaxing stay at Malu's condo in North Akumal. The location was central and gave us quick and easy access to the Turtles in Akumal, the great beaches in Tulum, the snorkling in Yal-Ku and the shopping at Playa del Carmen. For the first 10 days of our trip we were joined by friends from Toronto. The condo was large and we had plenty of room to entertain and when needed enough space to be alone. The huge front balcony opened up the space even more. The kitchen was well equipped to accommodate the four of us. The two of us enjoyed an additional 10 days in the condo. Julie did a fantastic job of supplying us with fresh towels and sheets. Jose did a great job of cleaning the pool everyday. The ocean is a 5 minute walk from the condo, as is the Sirenis Resort which has great walking spaces with plenty to see. We enjoyed many meals cooked in the condo but would also recommend the burgers at Hippo's in Puerto Adventuras, the Pizza at Leo's Pizza in Chemuyil, the La Buena Vida, and the Lol-Ha in Akumal. The Turtle Bay Cafe in Akumal is a must for breakfast. Overall we had a great experience and will likely return to Malu's condo next January.

Great condo for quiet couples looking for rest and relaxation!

My husband and I stayed in January 2014 at Malu's condominium. We were escaping the cold in Toronto and found Malu's condo. It was great for our last minute vacation! What made our experience an especially pleasant one was Malu herself. Malu was great at communicating back and forth with us via phone and email while we were still in Canada and met us in person at her condo. Malu even brought new water glasses to ensure that we had enough for our stay. She was both friendly, helpful and most accommodating.

Malu's condo is located in the resort community of Grand Sirenis. Two bedrooms, two baths with full kitchen and washer dryer. The condo was equipped with all the necessities to meet our vacation needs. We appreciated the balconies off every room ensuring we had a great view in every direction. My husband and I especially enjoyed eating our breakfast and sipping our coffee off the main balcony which is situated off the living room. After enjoying the sights and beaches during the day it was great to come home and watch the news and or a movie in either the living room or bedroom. We did not use the second bedroom which has two single beds (great for families) but we will keep in mind for a family trip in the future.

The location of the condo is most convenient. Located on the same property as the Grand Sirenis, we made use of the day pass which was $650 pesos per person. The rate does fluctuate and as this was high season, we understand that you may get a lower rate when travelling during low season. We enjoyed snorkelling off the beach and found the service at the resort was great. Malu recommended to us the "water circuits" at the resort's spa. For $25 USD per person you can enjoy an hour and half guided tour through the spa's hydrotherapy pools. Really a lot of fun and most enjoyable. We availed ourselves of the lunch provided afterwards in the spas luncheon area. The food was delicious!

We enjoy being adventurous so the condo was the perfect fit for us. We enjoyed the freedom and flexibility of the public transportation system in the Riviera Maya and a 15 minute walk from the condo gets you to the front gate to catch either the Mayab, colectivo or taxi. For those less inclined to do a lot of walking, you would want to rent a car.

Needed some sun - found paradise

I needed to escape the dreary weather in the midwest and planned a trip to Akumal with my active parents. Could not have been happier with the apartment. It was so beautiful, new and clean. Well furnished without being cluttered. Wide windows with screens and shutters. Could keep the windows open all night and enjoy the breeze, but shutters kept the light out and screens kept the bugs out. Enjoyed cocktails and watching the sun set as well as breakfast on the deck. The bathrooms were well designed - the shower in the main bathroom was great - large and great water pressure. The location was blessedly quite, not many people about which I enjoyed. Also felt quite safe the entire trip.

Was pleasantly surprised that great beach towels and snorkeling masks were available in the apartment. Nice touch.

The WIFI was a bit spotty, but that was ok - this vacation wasn't about electronic communication, it was about enjoying company.

The washing machine is for the maid to use - she will do a wash for $5. Didn't have any laundry to do, but others should be aware.

If you enjoy cooking while on vacation, be aware, like all rental places, the chef knives are dull, but that is to be expected. Other than that it equiped enough for us to prepare a dinner or two and all breakfasts.

We are not beach people, but did enjoy the walk to the beach and along the shore. Was not crowded at all in February.

This place does require a car to get around, but would rather do that and not feel like I was living on top of people like it appeared in Half Moon Bay. Nothing was very far away and the roads are in fine condition and everything was easy to get to - restaurants, Akumal beach, Tulum, the grocery store, gas station, etc.

If you want a quite beautiful retreat in the sun, this is the place for you!
