Brand new 4 bedroom townhouse on the prestigious Regal Palms Resort & Spa. Privately managed by a small management company, it was fully renovated and furnished in September 2017 to the highest standards and provides all you could want for the perfect family holiday!

The living area offers a bright open space for dining and relaxing with high quality coordinated furniture. It has a large flat screen TV with cable channels. A number of DVD's and board games are provided. The open kitchen area has all the appliances and utensils needed for the expert cook and has a phone to order take-aways for those who don't cook! A children's high chair, play pen and stroller is available.

The first floor has a bathroom with bath, shower and toilet and 3 bedrooms; the master and 2 twin rooms. The master has a King bed, flat screen TV, wardrobes and en-suite with oval bath, shower and toilet. The spacious twin rooms have twin beds and wardrobes.

The Queen bedroom is on the ground floor and has an en-suite with bath, shower and toilet. No rear neighbors.

The resort offers lagoon swimming pools, lazy river, slide and play area as well as clubhouse, games room, gym and spa. Supermarket, shops, banks and restaurants are all walking distance. Adjacent to the superb Highlands Reserve golf course (par 72) where preferential rates are available. All major attractions within 15 mins. Perfect for a family holiday! The resort has a 24 hour reception, clubhouse with bar and restaurant serving food and drinks from breakfast until late both inside and outside on the terrace overlooking the pool area. The area is Wi-Fi enabled, has an internet room, games room, fully equipped gym and spa.

There is a $15.00 Per Day/Per House Resort Fee which is payable Directly To Regal Palms upon your Check in.

You will need to Provide your own Pool Towels.

If you use the Resort Pool Towels you will need to pay a Deposit for Each Towel

Why Marni C. chose Regal Palms

We looked at a lot of properties in the Orlando area and what really appealed to us about this house was the resort setting. Having the resort facilities means that the holiday hasn't got to be just about the theme parks. You can take days off and have a great time around the pool, enjoying the sun, sampling the many draught beers or maybe a cocktail from their list. We like to have a beer or two(!) while on holiday so having bars on site and within walking distance of the resort was key for us. To have the above and still only be a few mins from Disney is perfect.

Hi Martin,

i just wanted to drop you a line to give you a spot of feedback as i tried to leave feedback on the web but it keeps preventing me for some reason.

i found dealing with you and Debbie very easy and reassurring, Debbie is very good and straight forward and its also nice that she's a brit, the information pack is also excellent.

Your house is lovely, infact it was decorated and equipped in such a similar way to my own home that it was so easy to settle into - the kids usually dont settle so easy but there was no problem at all.

Facilities are good locally and at the park itself (although we didnt use it much) but a great big thanks from us - its unlikely that I'll do Florida again for years but if we did then accommodation would be a very simple decision.

Everything was exactly as shown in the pictures. The beds were comfortable, the pool was amazing. My children really enjoyed themselves.

Multifamily stay

It was fine, but the little add on for using the pool, workout room, etc was not listed and a surprise when we checked in. We then found out that Regal Palms had changed hands and was now owned by the HOA (Home Owners Association) and they changed some of the rules --Too many to list. We had stayed at Regal palms two years ago and it was wonderful. Would we stay again, yes, but we are now a little wiser and will be ready for it. Marni did the utmost to cooperate with us, but I would suggest newer pictures that high-lite the features of the unit.

It is ok for a short time.

I want to be fair and this is my view of Pros and Cons

The Good

1. Affordable

2. AC works great

3. Nice rooms and parking

4. Mostly needed things for 8 people in the house

The Bad

1. The Resort access is a nightmare. They ask you to keep a bracelet but if you loose it then you need to pay $5 each. This is really bad policy, because you need to break it to take it off you wrist. In addition, they give you a separate card for the Gym. Truly inconvenient. It seems they are not treat you as a customer.

2. The main gate requires a pass that is difficult to use in the gates. Truly not well done

3. The furniture of the unit was truly cheap. We had to be careful to not breaking it. It was extremely weak

4. The mattresses of our unit were really bad. We had a couple of guests with backache. Mattresses should be good, specially when our stay was more than 10 nights.

Owner's Response: Thank you for your comments, especially the positive ones. However, the substance and tone of the other comments require a response to put issues in their proper perspective. Regal Palms is a prominent, long-standing resort, and their practices have been proven effective over time. I will pass along your comments to the resort management. My interaction with Regal Palms suggests they take security very seriously, and that includes tight controls on who enters and exits the resort. Again, I will pass this comment on to the resort management team. Judgement on furniture quality can be subjective. The furniture in my villa was purchased from a nationally renowned furniture retailer that is appropriate for a vacation villa. I appreciate your care in not damaging the furniture, and that is part of treating a vacation villa as if you are the owner. Sleeping in a different bed can be stressful on the back for some people. Your question even describes "a couple" of people were uncomfortable, and your total party was eight. I assure you the mattresses in my villa are of reputable quality, but they are different from yours at home. "If you sleep at home every night you tend to adopt the same position in the same bed - which is as soft or hard as you like," says Sammy Margo, chartered physiotherapist and author of The Good Sleep Guide. "But when you are travelling you have to sleep in an 'alien bed' which can cause problems." It means that your back is experiencing different mattresses - like from soft to hard, for example - and that can make it stiff. And that is why Regal Palms also has the diversions, including massage therapy, to ease those aches and pains.

This place had ants and very cheap furniture! Huge disappointment!

We were so pumped to stay at this townhouse after seeing the pictures & reading the description of the listing. This was our first trip to visit Disney & the Orlando area. Unfortunately pictures can be deceiving. The furniture is very cheaply made, the glass table top moves and is not secured to the table, the mattresses on the beds were very uncomfortable, you can feel every spring. The couch, we thought just sit kinda low, when we first got there my husband sat down & he was like woah but we didn’t think nothing of it cause we had just been in the truck for hours driving down from Missouri. On our first full day there, we had got some groceries & then got ready to set out for first adventure. When we returned back, there was ants all over the kitchen counter. I got on the VRBO app & got the number for Debbie Bendall. She didn’t answer so I left a detailed message & she later returned my call. She said she would call the exterminator & refund $50 towards the food that we had lost. The exterminator did come out that night, he sprayed inside & outside then put an ant bait trap out on the counter. Which was really gross! We didn’t spend much time at the townhouse, mainly just to sleep since we went to Disney, SeaWorld & CoCo beach. On Saturday, the ants returned & we packed up & left that night instead of Sunday morning. I texted Debbie & let her know that the ants returned & that we were checking out early! We never received the $50 for the food or our main deposit back because they said we broke the couch. We have attempted to call the manager serveral times & have left messages with no return calls received. So disappointed! I’ve never had a bad experience renting off VRBO before we rented this listing!

Owner's Response: This rating and these comments are unfortunate, because patrons of vacation homes also bear responsibilities along with the owner. We have provided a well-appointed villa for guests to enjoy that includes new living room furniture, new downstairs floors, and various new appliances. We have not had any prior problems with our guests damaging our property during their Stay in our Villa. Visitors need to be aware that when they are renting someone’s home, they need to function as if they are at home. For example, groceries should be put away promptly upon returning from shopping and opened and unwrapped food should not be left out on the counters. In addition, if there is something uncomfortable about the Villa or damaged in the Villa, a call should be made to our management company. There was no record of you calling our management company to report any problems with the glass top, or mattresses or anything and no call was made to report the damage done during your stay to our furniture. However, our management company emailed you right away to inform you of the damage and emailed photographs as well. No response provided from you to this email. And lastly, there is an expectation of fidelity when renting someone’s home. The video with ants you submitted to me could not be verified at our property. The counter tops in the video were not the one’s in our villa. In addition, when our professional promptly came out to take a closer look, he found no evidence that ants were in the Villa. Nonetheless, the $50 refund has been processed in the total refund amount back to you.

Great Place to Stay!

This place was great. The house was spacious and clean. The kids had such a great time at the lazy river and the slide at the pool. Even the adults were having so much fun, we didn't want to leave. Have recommended the place to a few people already. Will definitely come back. Thanks!

Perfect location for a Disney Holiday

This home was great for our party of 7 as a base to explore Disney (25 mins) and Universal (40 mins). The house has all the amenities we needed including a hair dryer, washing machine, dishwasher and coffee machine. We only had to call upon the management company once to fix the a/c and they fixed it quickly whilst we were out that day. The kids loved the resort pool (you must pay a resort fee) which was great to have on our shorter Disney days. The Publix supermarket next door was a little expensive but there is a Wallmart about 5 mins away. Huge array of eateries (recommend Texas Roadhouse) also within 5-10 mins. Overall, would stay again. Thanks for a great holiday!!
