Villa Sea Watch has three bedrooms, three and a half baths, an outdoor, pool-side shower, and is newly remodeled, inside and out. Private, private, private! Caribbean splendor describes Villa Sea Watch, enveloped by lush tropical gardens, plenty of private parking, and every room enjoys ocean views. Every bedroom is en suite and has its own private balcony overlooking the sea.
Note: We only charge our guests for the number of bedrooms used and/or number of people you have in your party. See the rates below for more information. The whole villa is yours, whether one person or six.
The beautiful island of St. Maarten/St. Martin is busy rebuilding after Irma. As of early April 2018, more than 100 restaurants on the French side and 85% of the restaurants on the Dutch side are open providing their world-famous cuisine. Many businesses are open to greet you with their island friendliness and excellent deals. Search the internet for more information on how strong SXM is in its recovery. There you will find recent videos and photos of how much progress is complete. Contact me for more information on these web sites and a list of currently open restaurants.
A trip to St. Maarten/St. Martin during 2018 will not be the same as earlier times. The beaches in 2018 will be far less crowded, and you may have to pack beach towels (provided at Villa Sea Watch) to enjoy the sun, sand, and crystal clear water. Some lolos are open on the most popular beaches and others are busy rebuilding. It will truly be a trip of fun and discovery and you will have your run of the island. Now is a rare opportunity to experience St. Maarten/St. Martin beaches as they were in earlier times, before they became crowded. Remember your first trip to the island? You didn’t have a favorite beach or a favorite restaurant, but you discovered it. A trip in 2018 may take you to your old favorites or you might very well find new ones. Pack your camera and post your photos to share with others curious about how the island is recovering!!!
After a day’s exploration, return to your personal luxury accommodations to enjoy the best the Caribbean offers. The peace and serenity of Sea Watch are so very welcome. Party or relax and refresh yourself in the pool perched on the cliff's edge. The full service wet bar is right next to the patio! Make yourself a frozen drink, turn on the stereo, sit on a lounge and relax with the awesome ocean views. Enjoy outdoor dining with unbeatable ambiance. This is THE location for a cheeseburger in paradise!! Al fresco dining is easy, too, with our fully equipped gourmet kitchen with granite and stainless steel appliances and gas stove! Or enjoy grilling fresh seafood or steaks on the patio with the spectacular views all around you, the sound of the surf and a wonderfully warm breeze. If al fresco dining is not your preference, the large formal dining room and sunny casual dining area both overlook the sea. All dining areas enjoy breathtaking views. Afterwards, relax and enjoy the peace and thrill of stargazing. Shooting stars are common from Sea Watch's patio. And for those who love the night sky, you can see hundreds of constellations. My personal favorite is the Southern Cross found close to the horizon in the southern sky from late November (in the early morning) to the early June (in the early evening). If you enjoy star gazing, consider installing an app such as StarMap 3D on your smart phone. That will help you locate all the sky’s objects, including satellites. The sky is awe inspiring!
PRIVACY is created by your own tropical gardens of palm trees, fig trees and bougainvillea that envelop one side of the patio and wrap around the rest of the villa. Tropical gardens and the turquoise sea will mesmerize you! Privacy is also afforded by the cul-de-sac from which VSW is accessed. Your unparalleled views are the Caribbean blue ocean, St. Barts and the tropical paradise. The ambient sounds are the lull of the surf and the sugarbirds in the morning. Morning and evening walks are lovely as well in our friendly neighborhood.
There are large flat screen televisions in the Living Room and Master Bedroom; but there's no entertainment quite like star gazing over the ocean, watching shooting stars or the full moon over the water or counting the many constellations you can see. There's free cable TV, Wi-Fi, high speed internet, cell phone, high quality linens, beach towels, coolers for the beach, airport/car rental meeting with our local agent who will escort you to Villa Sea Watch, and will give you keys and show you how everything works. You will be greeted on arrival with a wine/beer and imported cheese-and-crackers basket to show how welcome you are. There's a large full service wet bar in the living room right off the patio... how convenient! And guests often leave liquors in the bar, as well as beer in the bar refrigerator (I never understand how this can possibly happen!) Make a drink and sit by, or in, the pool and watch St. Barts or the occasional dolphins. Our ocean-front pool patio is a blast... or you could just relax with a book and listen to the surf. Or enjoy the constant breeze and nap. The possibilities are endless.
Villa Sea Watch is THE location for those who want to get away from it all. But a short drive to the French side or the Dutch side of the island puts you in the middle of almost anything you might imagine.

About Cherie Santasiero
We first fell in love with Villa Sea Watch in Dawn Beach Estates in 1992, after falling in love with St. Maarten/St. Martin first in 1984. We enjoy the privacy of the estates and the many excellent beaches that are only a short drive away. We have stayed on other parts of the island, but nothing beats the feel of community here, surrounded by mountains and the peacock blue ocean, and some of the best food anywhere! We truly enjoy great food and drink, and we have ordinarily stayed right in our own area between Dawn Beach and Oyster Pond with its lovely European style marina, a short distance to French St. Martin. With the island recovering from Irma, we have discovered new favorites on both the Dutch and the French sides. St. Martin is alive and well! We absolutely LOVE romantic, fun, SXM!
Cherie Santasiero purchased this Villa in 2005
Why Cherie Santasiero chose Dawn Beach Estates
We didn't know it at the time, but Villa Sea Watch was built by a private builder and built to last. VSW was the second largest lot in the estates. She's been through the worst hurricanes and survived beautifully, INCLUDING IRMA!! And with minimal damage! VSW is built like a battleship, only much more comfortable and with much better views. Living luxury right over the ocean! With island renovation underway, a short drive to Mama’s Pizza at Oyster Pond, to Simpson Bay for Pineapple Pete’s, or to Grand Case for the lolos or Spiga's and other elegant restaurants there is the way to experience excellence. Contact me for a current list of internet references for restaurants you can visit. Sleep or relax to the soothing sound of the surf. If you like snorkeling, Dawn Beach has a live coral reef! And you might discover some important artifacts from Irma’s visit to the island! We have stayed in different villas and luxury resorts, but Villa Sea Watch is conveniently located to great food, beach, great beach bars and the best, tremendous views of St. Bart's, and the most incredible turquoise ocean. It feels like home not just to us, but to many of our guests as well. We wanted to be on the ocean, but not right on a beach, because we like privacy. The villa sits atop lava rock, so it is protected, yet only a few feet from the ocean. Every room overlooks the sea. The pool hangs over the ocean's edge, and there is always a breeze. We eat and live on the patio! Of course, the pool and patio just happen to be a few steps away from the fully equipped wet bar! The people of St. Maarten/St. Martin are sweet and friendly, too.
What makes this Villa unique
This is in an elite, private, quiet gated community. People know each other and are friendly. While the nearby Oyster Pond restaurants and bars rebuild from Irma’s damage, it’s an easy drive to everything on the island from Villa Sea Watch. We can drive to 'the action' if we like; what's best is that we come home to a peaceful evening. The tropical gardens surround the villa and patio/pool. We enjoy peaceful nights sitting on the patio watching a magnificent sky loaded with stars we never get to see at home (and we live in the country!). We also have the most incredible photos of the full moon over the ocean. You can see St. Barts, St. Kitts, Nevis and St. Eustatius in the distance. Heavenly!

This is an immaculate, well-equipped home with a fantastic view and a beautiful pool. Situated in a gated community, it's within easy walking distance of a lovely sandy beach. The staff who maintained the house and grounds were friendly and a pleasure to meet. We would highly recommend this villa to anyone visiting St. Maarten.
Good morning Folk, and thank you for your review. You were great guests, leaving the villa tidy. We are happy that you enjoyed the awe of Villa Sea Watch, and that you enjoyed Dawn Beach. I hope that you enjoyed dining al fresco overlooking the ocean and St. Barths.
We hope to see you again next year!
Family spring break
Beautiful view and great privacy. Very relaxing
Can't beat the view
Perfect place to relax with family or friends. Can't beat hanging out at the pool for a big slice of paradise. Helpful, courteous owners and staff. Good, safe, quiet location with restaurants nearby.
We have rented many times with VRBO but this house had the most incredible views we have ever seen. Pictures are real and the house is beautiful. Clean, well stocked and everything you need for a comfortable stay. Communication between owner Cherie was open and immediate. Three bedrooms with three private baths all with an amazing view. Waking up to the sounds of the ocean lapping on the shore and the ocean view just a step away.....heaven! Each bedroom has a fabulous view. Beds comfortable and did I mention that the house was clean as a whistle? Two mid-week cleanings, use of washer and dryer and all the amenities. A little bit of a hairy ride to the house, car a must. This side of the island has rough tides, no swimming near the house but beautiful beaches a car ride away. Visit the French side too, we liked that side as well. Thank you Cherie for a wonderful week!
You are so welcome! And thank YOU so much for your time writing this review. We are so happy when we can contribute to our guests' wonderful vacation.
Actually, Beautiful Dawn Beach is a short walk away. I hope you did not miss that! Of course, the other end of the beach, the side with Busby's Beach Bar, has much more to offer, and the jut of lava rock between our end and the other end makes it very challenging to cross over to that end. Yes, the tide is rough in front of Villa Sea Watch, but that is what makes it safer, as it discourages unwanted visitors! It also makes for that fabulous sound of the surf. Peace, peace, and more peace. I also hope you enjoyed our additions to our tropical gardens.
Thank you for being a marvelous guest, and we hope to have you enjoy VSW again.
The Villa is absolutely lovely. Very clean, even the kitchen drawers were organized and clean.
We had the cleaning person come twice for clean towels and she was very friendly. We used the outside grill several nights and we have no complaints. One of the bedroom electric shades broke while we where there and I reported in the morning and it was fixed that afternoon.
Six adults stayed for a week and no one had a complaint.
A lot of fun.
Lovely villa, beautiful setting on an enchanted island
1.We are frequent SXM travelers(two couples) and easily found our own way to the Villa although Cherie had offered to have someone meet us at the airport and guide us there.
Take the guide offer if you are new to SXM.There was a lovely welcome basket and refreshments in the fridge which allowed us to get settled the first evening without having to go out.
2. The Villa is extremely well laid out and we loved the views from all the different vantage points. In short, it’s very easy to live in and exceeded our expectations based on the VRBO photos. Everything worked and we found everything we needed .
Nothing broken – it was great having the plastic and melmac as we basically lived on the pool deck. Morning coffee at sunrise, lunch outside if we were around and of course cocktails in the late afternoon.
3. The only negative were the mosquitoes/no seeums which arrived around day four when the winds died. They were noticeable in the early morning and evenings. We used the smoke coils liberally but all managed to look like Canadians at the summer cottage by the weeks’ end. Normally we come in February and haven’t encountered mosquitoes before.
4. The views of St.Barts, St.Kitts and others from the pool deck were beautiful and surreal with the surf breaking below us in the foreground.
5. The service staff were punctual and we even gave the gardener a lift up to the security gate both days as nobody should have to walk up that hill after working all day. The landscaping is extremely well done and adds to the ambiance.
6. Surprise visit- the evening of day two, we heard something in the trees above the parking area and turned to see a monkey. We’ve seen them before up at the Tree Top Lounge area but never in settled areas. Later in the week, we crossed paths with two more ambling along the “bad road’ around 10 in the morning.
7. We have been all over the island before and when we discovered how comfortable we were at Sea Watch, decided that less was more for this holiday!. We did spend one full day at the beach in Anse Marcel (beautiful and great food for a beach side restaurant)
8. We bought fresh fish from the locals at the small roadside market in Orleans and ate at Canoa one night. We had plans for Spiga or somewhere in Grand Case and also Big Fish (for old time sake) but never made it. We did have lunch at Busby’s though, meeting many of the same staff from previous years.
9. To sum-up. Sea Watch was lovely and we enjoyed ourselves immensely!
Hello wonderful guests,
Thank you for the time you took to praise Villa Sea Watch and your SXM vacation.
I am so happy that you had a great time. The mosquitos will sometimes come after there has been more rain than usual, which was the case this season. But at least it stopped before you came!
It truly is easy to dine on the patio with the sea as a backdrop, so I understand not wanting to leave. What ambiance, right!
I do what I can go help our guests feel comfortable and have the best time possible, so thank you for mentioning that. Villa Sea Watch has the best of both worlds, privacy and close to beach and great restaurants! Glad you went to Canoa and Busby's. Since new ownership, Big Fish is very popular and food and service great.
I hope you come again. We love having great guests such as you and your group.
Have a great year and now you have great memories too.
Beautiful Dawn Beach is a short walk from the villa. A short drive will take you to your choice of the 37 St. Maarten/St. Martin beaches that are cleared of debris and are open and are at least for now, uncrowded. Beach bars and restaurants are a short drive from the villa, many have reopened and more reopen each week. Contact me for a list of those open or check web articles on sites such as SXMStrong.com for up to date information. Awesome food and drink are available from the world famous St. Maarten/St. Martin restaurants and lolos! Beautiful Butterfly Farm is nearby; Orient Beach nearby/nude optional with two great beach bars is 15 minutes drive from the villa. Phillipsburg is a 10 minute drive away with tons of shops, a beach and a boardwalk and some of the best restaurants and beach bars on the island. Take a look at our photos for more information on the beaches, restaurants, and bars as of February 2018.
