Property description

This meticulously kept, spacious, Newport County waterfront , air-conditioned home sits thirty feet from the water's edge. Enjoy panoramic waterfront views that impart a cruise-like atmosphere, sunrise to sunset, from the spacious deck, main living areas, and bedrooms.
Kayaks and personal flotation devices will be available 2017. Stairs to the water allow easy access and there is no dangerous surf or steep drop off. There is a small ramp to launch the kayaks and plenty of interesting shoreline to explore. Water shoes are recommended. There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill (replacement propane provided) or sending out to nearby restaurants, known for their great food. Many are within .5 mile, including a sports bar/pub, Graciano's, Scampi's, 15 Point Road (our favorite) and the famous Flo's Seafood. There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking. If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away. Acceptance and confirmation of reservation is contingent on signed Lease Agreement (and Pet Addendum and Vet Documents, if applicable), and required payment.
BEACHES: Local beaches are within .6 mi. and, within a reasonable drive, there is a low surf family beach (Sandy Point) and the surf beaches of Easton's(Newport) and 2nd and 3rd (Middletown).
GOLFING: Montaup and Green Valley (Portsmouth) and Newport National Golf Club and many more a short drive to West Bay.
POLO: Glenn Farm (Portsmouth).
TENNIS: Portsmouth High and visit the Tennis Hall of Fame (Newport);
MANSIONS: Breakers, Marble House, Doris Duke's Rough Point and too many more to list.
WATERFRONT ACTIVITIES: Sailing, yachting, fishing charters from Newport, the famous Cliff Walk, the '12 mile Drive', and so much more.
WINERIES: Greenvale (Newport) and Sakonnet Vineyards (Little Compton.
THEATER AND COMEDY: 2nd Story (Warren), Newport Playhouse, Providence Performing Arts, Fall River.

Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites.   • All bedrooms look over the water. Two have magnificent water views. All bedrooms and the main living area are air conditioned. Fans are available for those favoring them. In addition, all bedrooms have a chair(s), bureau/dresser, vanity, and flat screen cable TV. Master bedroom #1 has a queen size bed and private bathroom accessible through a pathway with his/her closets. It also has a twin bed which can be used as a reading nook. Bedroom #2 has a queen bed and can accommodate an inflatable. Bedroom #3 has two double beds. Both #2 and #3 have walk in closets. There is a sleep sofa on the ground level and two inflatable twin mattresses are available.The sleep sofa is located in the living room with a direct water view. It can be used as as additional sleeping accommodations particularly if a full flight of stairs is too difficult to navigate for some. However, there is no tub/shower downstairs.   • Bathroom #1 is on the second floor. It is spacious and decorated in a seacoast theme with a vibrant blue tile floor and vanity top. There is a 48' cabinet with a drop in sink, tub/shower combination, and toilet. The washer and dryer are located in an enclosed area making it convenient to all rooms. Bathroom #2 is on the second floor and adjacent to the Master bedroom. It contains a four foot shower, 40' cabinet with a drop in sink, and a toilet. The door leading to it can be seen to the left in the Master bedroom photo. If needed, this bathroom is easily accessible to others. Bathroom #3 is on the first floor, off the entrance of the foyer and kitchen. It is convenient from the outside as well as from the living areas. It does not contain a tub/shower....moreless

Payment in US Currency: Any fees for check processing for other than US Currency and Non US Banks will be charged to the tenant.

We do not typically host events such as reunions, showers, weddings, etc., however, please discuss all plans that include a greater number of persons on the property than agreed upon before booking and as designated under 'Use and Occupancy' in the Lease. That number is usually eight (8) and it includes overnight guests "plus" visitors. If written permission is given an additional fee may apply.

Try restaurants recommended by a popular travel site towards Newport area: Mooring, Castle Hill, Rosemary and Thyme Cafe, Brick Alley Pub,our favorite of ours though not on the water, and others in Bristol, Warren, and Tiverton .

About the owner: I lived in this house until 2010. Now I live next door on the site that my parents' enjoyed during the summers since the 1950's.

Why the Owner Chose Portsmouth, RI, USA:
My family lived next door for sixty years and I spent many a glorious summer day swimming and boating . As an adult, the drawing factor is the beauty of the water and the great diversity of water fowl and the fact that stress just melts away as soon as you arrive home. The sunrises and the breezes are a plus, too! Even the impending change of the weather, easily seen across the water, is awesome.
