Our beautifully furnished unit is a ground floor unit in the 'I' building located on the 9th fairway of the Robert Trent Jones Jr. designed Waikoloa Beach Golf Course. Enjoy mai tais on the lanai while watching the beautiful sunsets. If you decide to stay in for the evening, cook in our fully-equipped state of the art kitchen with granite countertops or step outside for a BBQ.

Our unit sleeps 6. The master suite features a comfortable king size bed, flat screen TV, DVD, along with a large private bathroom with oversized soaking tub and separate shower. The guest bedroom features twin beds, a TV/DVD player, and beautifully appointed island decor. There are also safety rails in the closet for attachment to the twin beds in case you have small children and even a Pack N Play for the real little ones.

The living room includes a queen sleeper sofa, large HD flat screen TV, DVD player, stereo system with an iPod connection for your favorite music. Island music cd's, beach towels, beach chairs, cooler, boogie boards, and even pails and shovels for the keiki's.

Our gated complex includes an infinity pool, beautiful lava rock spa, gym, and plenty of gas BBQ's with an outdoor eating area. It's a quick 5 minute walk on the garden path to the King's Shops, Queen Shops, and many restaurants. A 2 minute drive across the street to A-Bay, where there is plenty of activities including snorkeling, kayaks, windsurfing, and many more. You can take a tour on a glass bottom boat, enjoy a sunset cruise, helicopter around the island or watch the stars atop Mauna Kea, the best place on earth to star gaze. Don't forget there are a few of the best beaches in the world within a 10 minute drive and if you happen to be here during winter, you can see humpback whales jumping out of the water from the shore.

Waikoloa Beach Resort is in the heart of the Kohala Coast with some of the most beautiful beaches in the world. Just a short drive from the Kona airport and you are in Paradise. We have been coming to the islands for 16 years and will make it our home when we retire (15 more years and counting).

If you are a golfer, you are in the heart of some of the most beautiful golf courses in the world. Mauna Kea, Mauna Lani, Waikola Beach, Waikola Kings, Hapuna, Hualalai,Big Island CC, and too many others to name. White, green, and black sand beaches around the island, along with an active volcano, surfing, windsurfing, boogie boarding, zip lines, and even swim with the dolphins at the Hilton, just a 5 minute drive away.

Great Value on the Big Island

We greatly enjoyed our time at Rich's condo. The pictures don't really do it justice. The condo is very comfortable with plenty of space and a nice kitchen.

We had been hoping to find a condo with its own BBQ/grill, but we ended up enjoying the communal ones down by the pool (just a couple minutes' walk from the condo). The grills are plentiful (six -- never had to wait) and are kept in great condition and we learned a lot of local information by chatting with others who were grilling.

The layout was great, with twin beds for our boys and a generous master bedroom area with a large closet. There were a number of goodies in the closet for the boys' bedroom including beach chairs, a booster seat, and body boards that we found very useful.

Rich communicated well and promptly, which we appreciated. He was also able to promptly arrange for replacement of the bulb in the over-the-stove light when it burned out during our stay.

Getting to A Bay is a reasonable walk by road or a short walk at times when the fourth hole of the Beach Course (just out the back door) is not in use. You can also drive over and use the public parking lot and public access path between the Kolea condos and the Marriott. We've previously stayed in the Kolea development, and for twice the money you get a shorter walk to the beach, your own grill, crown moldings, and quieter air conditioners. Since these things were unimportant to us (especially since the best snorkeling is a few miles further north), we found Rich's condo to be an exceptional value.

Thank you so much for Rich. You supprted me a lot. We enjoyed at your condo which is very clean, and also have comfortable beds and all equipments we needed.

This condo is very quiet and the sounds upstairs did not bother us.

Also, when we had a problem of TV controler, Jockie arranged to send a peron in charge to us quickly.

Rich, thank you again. Diffinately we will stay at your condo whenever we visit to Waikoloa.

Fantastic property in an ideal location!

Everything was perfect! This condo is in great shape, and well equipped. I appreciated the lock-box access so we didn't have to coordinate our arrival/departure with an agent's office hours. The beds were comfortable and had plenty of pillows and linens to keep you comfortable. There is an assortment of shampoos, conditioners, and soaps stashed under the sinks so you can probably leave these at home if you're not picky. Plenty of extra towels are provided, even numerous beach towels. Other beach supplies provided included 3 boogie boards, a tote bag, a cooler (there are ice packs in the freezer,) 3 awesome beach chairs, and an umbrella that has seen better days, but is fully functional. There was also a pair of booster seats for small children. The kitchen is well equipped with pots, pans, and utensils to cook just about any meal and food storage containers so you can take your leftovers to the beach the next day. The pantry has a variety of supplies, foil, plastic wrap, spices, etc... and the fridge had an assortment of fresh condiments and salad dressings (presumably left by prior visitors.) If cooking meat on an electric range isn't your style, the community grills work great and get incredibly hot to sear your steaks to perfection. There were a couple things that took some trial-and-error to figure out, but nothing that affected the review. I figured I'd share them so that others can have a great experience, too: The auto dryer settings left our clothes damp, but the timed drying settings worked fine. The AC thermostat is a bit tricky to figure out - turn up the temperature to a high setting and turn the mode/fan off in order to get it to shut off completely. And finally, the sliding glass door's lock is a bit finicky and sometimes and takes some finesse, make sure the door is in fact locked before you leave. Like I said, this didn't affect our review at all, just some good information to have if you're staying here. Rich is a fantastic host and we would happily stay here again if/when we come back to the Big Island.

Not for us or for families

We had planned to stay longer than we did and left to go to a different place before the end of our time on the Big Island. The pool was monitored by a "guard" who threatened to fine people who didn't follow the rather ridiculous rules, specifically that children under 12 were not allowed in the spa - not even for 5 minutes after warming up from the glacial temperature of the pool. Guests were warned by owners of an individual who lived next to the pool who was known to report infractions. Definitely not for people who have children. The owner did not indicate at any time the "rule centric" nature of the property, nor did he convey the rules of the pool to us. Had we known, we certainly would have gone elsewhere. Also, there were a few cockroaches found in the room. Notwithstanding the fact that we reported both our unsatisfactory experience and the fact that we stayed elsewhere to end our holiday, despite the owner's reassurance that he would "do something" for us to make it more palatable....we are still waiting months after the fact. I suppose that is consistent with the "false promises" experienced at the outset when booking our rather forgettable holiday.

Loved the property loved the area

This property was everything that it promises. U can walk to things or u can drive. Everything was very easy. Mostly it was quiet and plenty of space. Everything was clean and plenty of extras. I was excited that we didn't have to throw away food. If u don't use everything they ll go thru it and donate what they can.

A great vacation rental!

A wonderful home, extremely well equipped for family fun in the sun. We were very impressed to find lots of beach chairs, etc. The unit was spotless clean and there were plenty of linen, towels, dishes and even a few "left behind" groceries. A pleasurable stay in a great location. Only one small note: unlike the bedrooms, where the reception was perfect, the living room cable box distorted many channels and may need replacing.
