About Jan Pilkington

My family and I love to staying here. We enjoy time together away from the daily distractions. We have owned the property for 5 years and have some of the best memories. The area is very quiet and private. Lots of really good fishing from the dock. Fly fishing is available about 3 miles upstream.

This property is located in a very nice and quiet area. I have been coming to this area for over 15 years and it is one of my favorite parts of the river. My family and I enjoy the peace and quiet, plus you have lots of privacy. The fishing is also very good with lots of deep pockets.

What makes this cabin unique

There are multiple areas for entertaining. Their is a large deck connected to the property, a second deck near the water and a covered dock. You can relax in the shade or bask in the sun. The living room has lots of windows overlooking the river, which makes it very relaxing. The fishing is really good with a lot of deep water holes.

Very peaceful place

Jan was great to work with and easily accessible for any questions. The location was central to everything that I wanted to do. I also enjoyed sitting on the dock and watching the river flow past, it was very peaceful.

Just a place to lay your head.

First off. I do not like to make a bad review but with this experience. I really wanted someone to know exactly what my view is. Since there was only one review for this place when I was searching. But not everyone views things the same way. My husband and our five children ranging from 18 to 3 needed some real family time. So with almost all cabins already rented on the Red River. We decided on the Little Dunham. The pictures looked liked a ok place for the family. Plus pricing wasn't bad. When we arrived we already had the code to have access to the cabin. We took a quick look at the river from the dock. The dock is such a safety hazard. And has no lighting. Only lighting outside is a reading lamp turned into a outside light. Then we entered the cabin. Not a good first impression at all. The whole place smelled of mildew. My husband was not pleased at all... We where able to get ahold of Mrs. Jan very quickly. But she said that the owner probably wouldn't refund our money for our two day stay. So, we stuck it out. The cabin was just a place to lay your head. There was plenty places for people to sleep. But, The beds where so uncomfortable. The bedding was unpleasant. In conclusion, no.. I wouldn't stay here again. Was not pleased at all. But if you are looking for somewhere to just lay your head this may be just fine for you.

Owner's Response: We have rented this property going on 10 years now and most guests book direct and we have lots of repeat and referrals, thus the reason for not many reviews. Anytime you rent something on the river your going to have moisture smells. We will have the dock checked, but the last time we looked there were no safety hazards and haven't had any complaints until now. There is a light on the dock, the light bulb may have been blown, but nothing was said about it during your visit. This is an older/rustic property which has been great for our guests that like to come in and cook out and trout fish. I would recommend you find a newly constructed place to stay or a hotel room on your next visit. That might better meet your expectations. Thanks

Will be back!

We stayed for 3 nights and enjoyed our stay. We were able to rent a boat down the road at Lobo and had a great fishing experience. 52 Trout in 3 days and 7 were from the dock. The place was clean, right on the river and priced right. We always stay at VRBO houses and have good and bad experiences. I got what I expected. Will for sure be back.
